SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV)— As hospitals across San Diego County receive boxes of Pfizer’s highly anticipated COVID-19 vaccine, Naval Medical Center San Diego (NMCSD) was the first to start vaccinating frontline healthcare workers.“It was exciting; it felt like a big moment. It kind of feels like it has this energy, of perhaps the beginning of the final chapter of what has felt like a long year for most of us,” said Lt. J.G. Catherine Senoyuit, a staff nurse in the Emergency Department at NMCSD.Senoyuit was the first to get the vaccine in her arm at NMCSD Tuesday afternoon.“It feels like I have an obligation to do everything I can to ensure I am immune, so I don’t pass on anything to my patients,” she said.Like many, Senoyuit was at first a little skeptical about a vaccine put out so quickly, but after doing much research, she said she was reassured it would be safe.“These companies that have developed this vaccine have put in a lot of work into ensuring and sharing the data to show people how hard they worked to make sure they rolled out this vaccine safely,” she said.After the injection, Senoyuit said she was told to look out for any adverse reactions similar to other vaccinations.“Like any vaccinations I ever received, I got a list of the potential adverse reactions which are pretty much the same as any other vaccination,” she explained. “I was held there a few minutes to watch me; I didn’t have any reaction. They told me what could happen, what to look out for, and what to come back and be seen for,” she said.A couple of hours after NMCSD, Rady Children’s Hospital also began vaccinating its most at-risk frontline personnel.“I think it’s a really important step for us to get to some kind of normalcy,” said Brittanee Randle, an Emergency Room nurse at Rady Children’s Hospital who was the first to get vaccinated there. “We’ve seen lots of businesses, people, and families be affected by this virus, and I think it’s important for us healthcare workers to take a stand and get the vaccine.”At this point, the vaccine is not mandatory at either hospital; those who get it will continue wearing masks and receive a second dose three weeks later.“This is going to be a long process to roll out, so we need to make sure we’re still really careful about wearing masks, social distancing, and following all the guidelines by the CDC,” said Senoyuit.Tuesday UC San Diego also received its first shipment of nearly 3,000 doses and is expected to vaccinate high-risk workers on Wednesday.A spokesperson for Palomar Health said they would also be picking up doses from the county Tuesday, and vaccines could be administered to staff as early as Wednesday.Scripps Health plans to start vaccinations for Tier 1 workers Thursday, and Tri-City Medical Center expects its first shipment sometime this week. 2821

SAN DIEGO (KGTV) — While many holiday events will go on this season despite the pandemic, one San Diego tradition is taking a break this year.The San Diego Bay Parade of Lights, scheduled for Dec. 13 and 20, has been canceled this year. Organizers said the decision was made due to the rise in coronavirus cases."We are sad to announce that due to the rise in COVID-19 cases, this year’s San Diego Bay Parade of Lights is cancelled," a statement on the parade's website read. "We are disappointed that the parade cannot take place this year but we would like to do our part to minimize the spread of the virus. Wishing everyone a safe and happy holiday season. See you next year!"The parade, which was looking forward to its 49th year, routinely brings crowds of more than 100,000 San Diegans to the bay over two weekends to watch as nearly 100 boats sail through the bay, decked out in colorful lights and decorations."Our number one priority is safety and this year large crowds associated with the San Diego Bay Parade of Lights are not advisable due to the Covid-19 pandemic," said Parade Chairman Larry Baumann. "We know how much our residents and visitors love the parade and this was a very difficult decision. SAN DIEGO (KGTV)-- A San Diego-based genetics company received the FDA's Emergency Use Authorization for its revolutionary type of COVID-19 testing. The new test not only provides a positive or negative reading, but it also provides vital genetic information that can help create a vaccine.From concept to the FDA's emergency use authorization, the San Diego-based team at Illumina worked at warp speed."The idea came 58 days ago," Susan Tousi, Sr. VP. of Production and Development at Illumina said. "It took a village of all of us in San Diego to make that happen."There are already many different types of COVID-19 tests on the market.But the scientists and engineers at Illumina came up with a test that reveals a lot more."Our test not only gives you a yes or no answer for the presence of the virus, but it also gives you the genetic sequence of the virus," Tousi said.On Tuesday, the FDA approved the Emergency use of the world's first COVID-19 test that also shows the biological makeup of the virus.The results can help researchers track and trace the virus and study different mutations over time and in different regions."Knowing this is really critical, not only to the development of effective vaccines but also for us to detect its presence, recurrence, and whether there is a mutated form that we need to be prepared for," Tousi said.The sample is collected via nose or throat swab and sent to the lab.A sequencing machine can run up 43,000 samples a week. From swab to results, it takes only 24 hours."This was the culmination of an incredible amount of work. And I'm confident we're going to make a big difference in the fight against COVID," Tousi said. "The understanding of this virus at the genetic level is going to make all of the difference in the world in fighting this and future disease."The company has already started to ship its tests to large labs across the world. 1904

  

SAN DIEGO (KGTV)- A plan to permanently remove the traffic along Normal Street in Hillcrest and replace it with a promenade will be voted on Tuesday. If approved, the westside traffic lanes would become a pedestrian walkway with dedicated bike lanes. It would also make room for the weekly Hillcrest farmers market and other events. “They call it a promenade but where are people promenading to,” says Linda Hanna, owner of Salon Antoine. Hanna has owned the business near the corner of Normal Street and University Avenue for almost 20 years. “We are in favor of something like this, but we need to think it through.”Other business owners are worried because the project would eliminate a driveway to a nearby shopping center.“If you don’t close that driveway, you have a driveway going right to the park, and that’s a real problem,” says Benjamin Nicholls, Executive Director of the Hillcrest Business Association. To add space to the east side lanes, some parking spaces will be moved. The Hillcrest Business Association says there are plans to add dozens of parking spaces near Lincoln Avenue. The Uptown Planners will vote on the project Tuesday at 6 p.m. The Hillcrest Business Association will be holding an event before the vote to update members of the community on the project. 1296
