Research by the RAND Corporation American Life Panel found that Americans over the age of 30 have been drinking more alcohol in 2020 than they did a year ago.The journal Jama Network Open published the results Tuesday.Researchers surveyed more than 1,500 people between the ages of 30 and 80 in 2019 and 2020. They found a 14% increase in drinking during the pandemic.On average, alcohol was consumed one day more per month by 3-of-4 adults, researchers said.Researchers added that it's essential to watch for whether the increases in alcohol drinking continues over the pandemic, and whether it will lead to physical and mental health consequences. 657

"It's all about the mindset you choose to be in that will determine your outcomes in life."She stuck to her notes and gave personal examples."My goal in life was to go to college when I was in high school," Artis explains.Eventually the notes were gone and the speech ended much differently than it began."Not everybody is going to be the same because our thoughts are so different," Artis says in closing. "So thank you."She made it back to her seat relieved."I kept shaking but I got through it.," Artis says.Then, she waited for feedback."There was way less fidgeting," said Oldile Fazioni, Artis' teacher at Community College of Denver. "You were more present, you were really looking at us strong with the strong eye contact."Fazioni helps her students overcome their fears. The first step is a starting exercise, where students make eye contact with their audience one person at a time."Try to change the speech from a speech to the audience to a conversation with that person," Fazioni says.Next, she teaches students to be in touch with their bodies. It works by consciously feeling your hands and feet to take attention away from the fears in your mind and become more present. But the biggest key she says is concentrating on content."The moment that the student is able to move away from the mind and into the verbal message and making sure that it is clear I see a huge shift in the confidence of the students," Fazoni says.And lastly, celebrate! Recognize how far you've come, even if you're not perfect."Let's value the mistakes just as much as we value the success because through the mistake or through their fault we really learned to become better speakers," Fazioni says.Fazioni says you don't have to be in a class to try these things out. Property manager Brandon Scholten is seeing big price drops in some of his listings since COVID-19 hit.“We’re at ,040 but we started at above ,300,” Scholten said about a two-bed, two-bath townhouse in downtown Denver.Scholten, the owner of Keyrenter Property Management Denver, says some of his downtown rental properties are staying on the market 20% longer and that prices have dropped nearly 20% compared to the same time last year. And he believes the plummet is linked to the pandemic.“Especially with so many remote work options now,” Scholten said. “I think all of it is just going to push that pressure outward and you’ll see prices fall in the urban corridor.”What’s Scholten is seeing in downtown Denver is happening to other major metropolitan areas across the country.“The pandemic has shifted the demand for rentals away from these really expensive areas,” said Crystal Chen, a marketing manager with Zumper an apartment rental tracker.Zumper’s recent national rent report found one-bedroom rent prices in San Francisco fell nearly 12% year-over-year, the largest drop that city’s ever seen.Other major cities that saw decline in rent prices are New York, Boston and San Jose. Cities that reported some of the largest rent increases include Lexington, Akron and Anchorage.“It makes sense,” Chen said of the prices changes for rent. “Why would people want to pay a big city price tag if they can’t use the amenities and they’re stuck at home?”With more companies embracing working from home and more people looking to social distance, Chen says more renters are now leaving expensive big cities for cheaper surrounding areas.“Which we like to call the 'Brooklyn effect' since the important factors now are space and affordability,” she said.Space and affordability: two things New York City is not known for.“I’ll be honest, a lot of people are leaving,” said Lauren Feldesman, a real estate agent with Compass. “The number of lease break calls I get a week is astronomical.”Feldesman says she is seeing a huge surplus of downtown apartment rental inventory since coronavirus concerns swept the country.“It’s a tough situation,” she said. "People lost their jobs, they’re furloughed or they have their own businesses and their business is really shut down or has taken a huge hit.”While vacancy rates are going up in major metropolitan cities across the country, some downtown renters are seeing some financial relief.“People are now negotiating down 10, 15, even up to 20% of their rent because there is so many more vacancies now as than there was before,” Chen said.Without a vaccine, however, Chen predicts rental prices in downtown areas will continue this downward trend as the rental demand shifts from cities to the suburbs. 2757
Researchers have determined there are five kinds of cat owners, when it comes to their feelings about their felines roaming and hunting outside.Outdoor cats can be a danger to birds, rodents and small reptiles, and also create dangers for themselves from disease, larger predators and traffic.Researchers at the University of Exeter in the United Kingdom are trying to bring awareness to the downsides of cat outdoor roaming and the impact on wildlife, and published part of their ongoing study. They note that several attempts have been made to address the issues, including reducing the cat population, regulating ownership and restricting feline outdoor access.“Such proposals rarely account for cat owners’ perspectives, however, and are frequently met with strong, principled opposition,” the study’s authors wrote.They found cat owners fell into five “types”:Concerned Protectors focus on cat safety. They are most worried about their pet’s safety outside and would feel guilty if the cat died while roaming. They are likely to keep their cats inside most of the time if not permanently.Freedom Defenders prioritize cat independence and natural instincts, “like a wild animal,” and oppose restrictions on behavior. They believe keeping cats inside is cruel, and that any of the risks of being outside are outweighed by the benefits. They generally are not bothered by their cat’s hunting and some expressed pride in their pet’s hunting abilities.Tolerant Guardians believe outdoor access is important for cats but dislike their hunting and are more likely to bring their cat inside at night. Generally, this group of cat owners try to rescue prey captured by their cats, accepting that their pet is a “carnivorous wild creature” while saving all wildlife.Conscientious Caretakers feel some responsibility for managing their cats’ hunting. They are worried about their cat’s roaming, and the impact on birds and other smaller creatures. This group generally believes cats require outdoor access, but are not opposed to confinement. They are open to hunting-control measures that owners can take.Laissez‐faire Landlords were largely unaware of the issues surrounding roaming and hunting behavior. This group generally is concerned their pet may be stolen, get killed in traffic or get lost if outside roaming. They also have never thought about the effect their cat has on wildlife outside. They also believe belled collars are an effective way to manage their cat’s hunting.The large majority of study participants also felt that cats should be allowed outside at least some of the time. The study’s authors note that four of the five groups viewed hunting to be negative and may be open to more information about how to limit their pet’s predation.They recommend policymakers stay away from “blanket restrictions” and instead work with cat owners on strategies. “Identifying, refining, and promoting viable management tools and alternatives may be a more constructive approach to resolving this issue than regulation,” the study concludes. 3053
