SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) — Two competing plans are on the table to redevelop the Tailgate Lot a block from Petco Park into a mixed-use area with park space, retail and office, and housing.The City of San Diego has launched a virtual open house for residents to provide feedback on two plans to develop the Tailgate Lot in a mixed-use area. Residents have through Friday, Sept. 4, 2020, to give their feedback.One of the plans was developed by Brookfield Properties and the other between the San Diego Padres, Tishman Speyer, and Ascendent Capital. Both plans call for a combination of office, retail, and residential space and open park space and parking.Brookfield Properties' plan calls for about 1.2 million square feet of mixed-use office and retail space, about 1,200 residential units, and 1.1 acres of park and community space. The plan also highlights developing a tailgate park, "bazaar" marketplace, and a gateway to public transit.Brookfield's plan also includes a culinary incubator for restaurant startups and makers, including 15 restaurant spaces and a community kitchen.The plan by the Padres, Tishman Speyer, and Ascendent Capital also features about 1.35 million square feet of office space, 612 market rate and affordable housing units, 236,000 square feet of open space, and 1,600-space parking garage for games and ballpark events.The parking garage would also include a multi-use field on the roof for recreational activities. The plan says that the spaces will be shared with tenants when not in use for games and events.The Tailgate Lot property includes 15 parcels of land, or about 5.25 net acres, between K Street and Imperial Avenue and 12th Ave. and 14th St. The parking is currently leased to the Padres.The city's plan is to submit an Exclusive Negotiating Agreement to City Council in October or November 2020. SAN DIEGO (KGTV) - UC San Diego researchers want to understand better how humans are impacting climate change, looking to the ocean for answers. Inside the Hydraulics Lab at the Scripps Institution of Oceanography sits a large tank mimicking the ocean. "It's a one-of-a-kind experiment that has taken us eight years to get to the point of doing," said Kimberly Prather, Professor of Atmospheric Chemistry at UC San Diego. Funding for the novel project comes from the National Science Foundation, which put million into the first five years of research and another million into the next five years. When waves break, salts and other living material including viruses and bacteria are launched in the form of sea spray aerosols into the atmosphere. Scientists are interested in better understanding the role of these particles in controlling climate by forming clouds over oceans that cover nearly three-quarters of the earth's surface.Now the research includes experiments to determine how pollution from human activities interact with natural ocean emissions and change the chemical composition of the atmosphere."A lot of people still deny that humans are the ones changing things, this experiment will pinpoint how much and how fast humans are changing things," said Prather.She says changes in the ocean, atmosphere, and climate are happening much faster than scientists once thought. "We used to say we're passionate about it because it's affecting our kids and our grandkids. But it's affecting us right now, today," said Prather.They hope to pinpoint which human activities, like car emissions or coal combustion, are doing the most harm.Prather hopes answers discovered in the lab will guide policymakers on how to tackle the growing threat. 1765

  

SAN DIEGO (KGTV) — A homeowner woke up in her Del Cerro home and realized a burglar had been in her room, stealing from her.Just off College Avenue, Kathleen Wavra was sleeping in last Monday morning. Feeling sick, she had taken medication with a sleep aid. Wavra, who is deaf in one ear, was sleeping on her "good ear."She says something jolted her out of sleep around 9:30 a.m.MAP: Track crime happening in your neighborhood"Startled and stood up and looked immediately at my dresser and saw the missing jewelry boxes," said Wavra.All three jewelry boxes were gone. A panicked Wavra quickly found this: Her front door open with the locks and wood splinters on the ground. The wooden door is about 25 years old.Police believe the intruder either kicked or shoved his way in. I'm terrified and horrified," said Wavra.Wavra is also heartbroken. SAN DIEGO (KGTV)- A troubled spot in Lincoln Park is getting a new look. The community came together to clean up the site.The intersection of Euclid and Imperial Avenues was once known as the "Four Corners of Death" because of the high crime, gang activity, and homelessness. Now the area is getting some long-overdue attention."I remember when that area was bustling with businesses and commerce," says Brian Pollard, President of the Urban Collaborative Project.Since 2017, the Urban Collaborative Project has been working with community members, the city, and county to clean up the area and find help for those living on the streets.Brian Pollard says there has been an increase in affordable housing in the area, but resources like healthcare and food are still limited."We're putting more people in here but not increasing the services that are needed to support these affordable housing units. Food is a very big issue."The group's first significant project was bringing the Food 4 Less, located in Market Creek Plaza, to Southeast San Diego years ago. This part of town has virtually no major grocery stores."Until we start acknowledging that and pumping resources and shifting priorities, we will never catch up," says Pollard.UCP hopes to redevelop the Lincoln Park area, near Euclid and Imperial Avenues, to see it thrive as it did years ago, inviting businesses to invest in the process.The group is planning a community clean up in the coming weeks to beautify the area. 1491
