MIDDLEVILLE, Mich. - With houses side-by-side on Briggs Road in Middleville, Austin McKian and Erand Smith describe themselves as typical neighbors.“I’ll be out doing yard work and stuff and he’ll just come over and he’ll just help,” said Smith.They try to help each other out whenever they can, doing yard work, cleaning gutters, or shoveling snow.“I love helping people,” said McKian. “If I can help anyone when the time is there, I’ll try to do it.”Their latest act of service though is taking it a step forward.“We just took a bad situation and made it into something good, something funny,” said McKian.Smith, a sculptor, created a one-of-a-kind, monster-esque prosthetic cover for McKian.“An alien, bug type thing is what I went for,” said Smith.After complications from an ankle injury in 2018, doctors decided a below-the-knee amputation would be the best option for McKian to ease his pain, but within a few months of that surgery, he faced another obstacle.McKian is one of the 27.5 million Americans uninsured and he cannot afford a new, properly-fitted socket, which is making his recovery difficult.“Phantom pains, neurological issues, blood flow issues, right now my stump is getting very cold to the touch,” said McKian.McKian plans to apply for coverage next year, but while he waits for that, Smith decided the prosthetic cover would be a unique way to deal in the meantime.“We took a tracing of his leg basically, and just made a cardboard cut out of the shape and then I laid that out, flat sculpted it all, then took a mold of it, and then cast it with that material,” said Smith.Smith finished it this month.“I felt like I was 12 again,” said McKian. “I loved it. It made me laugh instantly, I was like this is the coolest thing I’ve ever seen. It keeps my mind off of the pain quite a bit, makes people laugh, they love seeing it.”Both men hope the creation not only raises awareness about limb loss but encourages people to treat everyone like their neighbor.“If you can take some of the good stuff that’s happened to you and pass that on to someone it doesn’t take anything away from you,” said Smith.“Lend a hand when people need a hand because there’s going to be a day when everyone needs a hand,” said McKian.This story was first reported by Marisa Oberle at WXMI in Grand Rapids, Michigan. 2326

So heavy competition in the marketplace.” Dr. Lawrence Yun, chief economist for the National Association of Realtors, said.The country's largest trade organization has 1.4 million members who help people buy and sell homes. Dr. Yun says the nation's housing market has even surpassed pre-pandemic sales. He attributes a lot of that to low mortgage rates and people realizing that working from home means they need more room.“Because of the strong demand for housing and we have a shortage of homes in the marketplace, so whatever home builders build, they can find a buyer so they build more homes. But one of the constraints is lack of construction workers along with the material cost that goes into construction, such as lumber,” says Dr. Yun, who also pointed out the country's underproduction.“Home builders have been producing below historical average for 10 straight years and the cumulative effect of underproduction is we don’t have sufficient inventory and that is the reason why home prices are rising and we need to build more homes to get into balance,” added Dr. Yun.Which is why, Laura Gonzalez, associate professor of Finance at California State University Long Beach, says we're experiencing a supply and demand situation when it comes to wood.“We just don’t have enough wood,” Gonzalez said. “It's difficult to make it ready and then transport it because of the pandemic. It's not that the industry is changing its just that we have had a shift both in supply and demand.”Gonzalez also says it's the basic equation of high demand meaning lower supply, which sends prices up and stocks soaring. Then there's the factor of where our wood comes from. She says, “We import some of our lumber from Canada both from lumber and other products. If we depend on other nations, we are more susceptible to changes in supply.”So, what comes next?“The issue of supply versus demand is going to correct in two years, but the opportunities for climate finance are ongoing that is not going to finish,” Gonzalez said.Which is why Dr. Yun says home prices will hold firm, and if you're waiting for a ‘burst’ or for prices to decrease, you might be waiting a while.“In future years, mortgage rate will certainly rise and that will choke off some of the demand, but hopefully we have adequate supply so we have a more balanced market condition where prices rise in manageable, 3-4% each year and people will feel comfortable at that rate of price appreciation,” says Dr. Yun.Dr. Yun recommends if you want or need to buy, don't overstretch your budget as the competition is fierce out there. LOUISVILLE, Ky. – This year’s Kentucky Derby will be held with spectators, but “under strict guidelines."Churchill Downs Racetrack made the announcement Thursday after consulting with Gov. Andy Beshear and state public health officials.The Derby is set to take place on Saturday, Sept. 5 after being postponed from its original date, Saturday, May 2.Churchill Downs says its plan was developed in conjunction with advice and counsel from the Louisville Metro Health Department and Kentucky’s Healthy at Work guidance.Some of the steps that will be taken to ensure guest and employee safety include:Venue capacity reductions to limit overall crowd density, including general admission, outdoor reserved seating, premium dining and suites. More information on ticketing and seating areas will be released in the coming days and also will be sent directly to ticket holders.Access throughout the facility will be severely limited.Credentials for employees, media and guests will be reduced.Barn area access will be restricted to essential personnel. Guests and parties in the barn area for morning workouts and during race days will be eliminated.Changes in venue operations to limit person-to-person touchpoints.Team member protocols established to protect employees and guests.A revised "Fan Code of Conduct" will also be in place that establishes expectations for guests coming to the Derby:Guests will be consistently and frequently encouraged to wear a mask at all times unless seated in their reserved seat or venue, including when riding on a shuttle, traveling through the venue, going to the restroom, placing an in-person wager, and purchasing food or beverages from a concession stand. Guests will be asked to wash their hands for 20 seconds or sanitize them frequently.Guests will be encouraged to socially distance themselves from others when possible.Tickets purchased for the originally scheduled Kentucky Derby Week dates are automatically valid for the new race dates.
