It’s an acknowledgment that the road to homeownership has potholes. The journey can be bumpy, but the destination is worth it. When you know at the outset that you’re in for emotional highs and lows, it’s easier to shrug off those lows and keep on truckin’.Here’s why 2021 will be a rough year for first-time home buyers — and how to manage your emotions during the process.Why buying a home in 2021 will be toughThere aren’t enough homes for sale to meet demand. At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. Paul Manafort has "breached" his plea agreement with the Justice Department by lying to the FBI and special counsel Robert Mueller's office two months after he started cooperating in the Russia probe, prosecutors said in a new court filing?Monday.The filing was an astonishing break from the bare-bones updates given by the special counsel's office in other cases where cooperators continue to help Mueller pursue Russian interference in the 2016 US election and alleged coordination with the Trump campaign.The brief but remarkable development indicates that not only has the former Trump campaign chairman shared extensive information with Justice Department prosecutors since he began cooperating, but that prosecutors also believe they are able to verify or refute that information. And it signals that Mueller's team may be prepared to reveal the depths of what they have learned.Manafort lied "on a variety of subject matters," violating his plea agreement, prosecutors allege in the three-page filing signed by both the defense team and the prosecution. The special counsel's office says it will provide more details at a later date.Both sides ask the judge to now move Manafort's case toward sentencing.The filing says Manafort does not agree with prosecutors' assertion that he has lied."He believes he has provided truthful information and does not agree with the government's characterization or that he has breached the agreement," it says.It's rare for criminal defendants' cases to near their end in this manner. Large-scale criminal conspiracy investigations are often built around prosecutors' ability to turn criminals into cooperators, who guide them to other, more significant targets or testify against their former colleagues in court.It's not immediately clear what impact the development has on Mueller's work or on other possible criminal cases. But the announcement raised the possibility that President Donald Trump could again see Manafort as an ally and antagonist of Mueller, and consider pardoning him.Manafort pleaded guilty to conspiracy and witness tampering on September 14, almost a year after he was first charged and following his conviction by a jury in a separate but related case on eight tax and banking crimes.Manafort, though he has not made public statements since his plea, was thought to be the star cooperator in the special counsel's ongoing probe. In September and October, he met with Mueller's team at least nine times, amounting to hours of discussions.As part of his plea deal, Manafort admitted to committing a host of money laundering and foreign lobbying crimes and fraud, giving the federal prosecutors leverage over him. The cases that Mueller's team brought against Manafort largely focused on his Ukrainian political consulting work, his US lobbying over the last decade and the financial management of his business proceeds. Except for one aspect of their bank fraud case, in which Manafort appeared to dangle access to the Trump campaign in exchange for a bank loan, the cases did not publicly describe Manafort's work as campaign chairman.For more than a year now, Manafort has been at the heart of several unresolved threads of the Mueller investigation. He had been in the room for the Trump Tower meeting with Russians who touted they had incriminating information about Hillary Clinton; he had allegedly offered private briefings on the campaign to a Russian oligarch to whom he was indebted, according to The Washington Post; and he had overseen the Trump campaign in the months when Russian military intelligence allegedly hacked Democratic Party officials.One of Manafort's closest business contacts for several years has been Konstantin Kilimnik, a Russia-based political operative who prosecutors have alleged has ties to the same Russian military intelligence service that allegedly hacked the Democrats.Manafort has been held in a Virginia jail since June, after he and Kilimnik were accused of attempting to tamper with possible witnesses before his trial. But the reality is much worse. It's a hazardous chemical mixed with fentanyl called tetrahydrofuran fentanyl."It's got other opioid effects. Some of these things are 100 or 1,000 times more potent than heroin," said Dr. Michael Miller of Rogers Memorial Hospital in Oconomowoc.The drug is new to Wisconsin, but law enforcement has found it in Florida and Georgia. Last week, a Pennsylvania man, Jeremy Achey, 43, was sentenced to life in prison for supplying tetrahydrofuran fentanyl.According to federal court records, a man overdosed and his fiancee died when they bought it from him over the internet. Prosecutors say the seller told customers, "It is best if you snort it, shoot it, or smoke it."Miller said most addicts do not even know they are taking this synthetic fentanyl."Most people who are exposed to synthetic fentanyls are not using them intentionally. They are not desiring to use them because they understand that the potency is so high it could be lethal," Miller said.Achey is believed to have mailed thousands of packages containing the drug to customers throughout the United States. In order to survive it, Miller warned you would need a large dose of Narcan."It's the fentanyl part that is really fatal because it shuts down your breathing and you die instantly," said Miller. "You use as much opioid reversal agent as you possibly can, you support them, you put them on a ventilator." The Milwaukee County Medical Examiner's office could not say where the person who died in Milwaukee got the tetrahydrofuran fentanyl. But they warn if one person has it likely others do as well. 1808

At least seven other children were hurt in bus stop incidents.Overall, wrecks involving school transportation, including buses, make up a tiny fraction of deadly vehicle incidents -- less than 1 percent of nearly 325,000 fatal crashes in the US from 2006 to 2015, National Highway Traffic Safety Administration data show.But more than one-third of school-age children who died in those school-transportation-related wrecks -- 102 children -- were on foot when they were killed, including some hit by school buses, the data show.
