Animal shelters across the country are taking part in a nationwide study that's giving animal lovers the chance to hang out with a dog.Participant Moira Hopkins loves a good happy hour. However, instead of getting a drink, Hopkins is picking up a dog at the Humane Rescue Alliance in Washington, D.C. She picks up a dog named Jackie, who is part of the shelter’s happy hour program. It allows volunteers to take dogs out of the shelter and hang out with them for a few hours to let the dogs escape from the stress of that environment. “You just sort of see the tension just dissipate,” Hopkins says. “A great happy is when they suddenly end up taking a long, long nap because they don't get good sleep in a shelter because it's noisy and chaotic.” The shelter is taking part in a national study by Arizona State University to examine how getting out of a shelter, even for just a few hours, can affect dogs. Workers at the Humane Rescue Alliance say they've seen how a short getaway can help lower stress levels and even make dogs more adoptable. “When dogs appear less stressed to a potential adopter, that makes adopters want to meet them because they're calm and they're lying in their den, rather than jumping around and barking and acting all stressed out,” says Jennah Billeter, who works at the shelter. The ultimate goal is for these happy hours to lead to happy outcomes. “It has really, really good outcomes for both the human and for the dog, because the human gets to have the love of a dog and enjoy them and sometimes maybe even end up adopting them, because they fall in love with them on a happy hour,” Hopkins says.For more information, visit the 1682

PALM SPRINGS, Calif. – The Palm Springs, California, real estate market is thriving, with many properties receiving multiple offers just a few days after being listed. “It’s amazing how fast the prices have escalated,” said Kevin Stern, a real estate broker with Town Real Estate. Stern has been selling real estate in the Coachella Valley for years and calls Palm Springs a very unique market. “It draws the LGBTQ community so greatly,” said Stern. “I would say the average is age group that is buying right now is between the ages of 45 and 60.” Combine that with median home price of nearly 0,000 and there are a lot of retirees spending a lot of money in this desert resort city. And now a pair of casino developers are gambling on building and bringing something new to the desert. “This is nine acres of undeveloped property that will be the site of Living Out,” said developer Paul Alanis who along with his business partner Loren Ostrow are building Living Out Palm Springs – an active retirement community designed for the LGBTQ community. “It will be first class in every respect,” Alanis said. “The level of amenities and the level of an access to a vibrant LGBTQ community here in Palm Springs – those are the two features that are most different than others.” Those features, however, are going to cost you. A 13,000 square foot, one-bed, one and a half bath starts at 9,000. “It’s clearly going to be worth it because it's going to be a luxury type of facility,” Alanis said. “We’re not skimping on anything when it comes to creating a quality of life.” Who would buy a property like this for this price? Well, it depends on who you ask. “Palm Springs is already a retirement community for LGBTQ’s,” Logan Whalen said. While Whalen isn’t at the retirement age yet and he doesn’t plan on moving to a LGBTQ community when he turns 55, he does think it’s a good option. “I think the more people that feel welcome here, the happier all of us are going to be in retirement,” he said. Several city leaders also support this project. “People use to say Palm Springs is a place for the newlyweds and the nearly dead,” joked Palm Springs Mayor Robert Moon. Moon leads the country's first all-LGBTQ city council. And with the number of LGBTQ Americans over the age of 50 expected to double in the next 10 years – he believes there is a big need for this kind of retirement community.“A lot of people find once you come here you can’t forget it,” he said. “This is a wonderful place to visit but it’s also a great place to retire.” 2556
Cheese Importers is a business that will directly feel the impacts of the cheese tariffs recently imposed on the European Union. “We started in 1976 out of our family home with six packs of cheeses from Wisconsin,” Cheese Importers Co-Owner Clara White said. From olives and pastries to European home goods, its main attraction is in the name. Cheese Importers offers a selection of 350 imported cheeses – most of them are from Europe. “Countries like Italy, Portugal, Spain, France,” said Sascha Stanger, the Vice President of Sales, Marketing and Purchasing at Cheese Importers. It’s a popular spot for cheese lovers. However, prices are about to go up as cheeses of all types and flavors because the European Union has just been hit with an import tariff. "Really, it is impacting people negatively,” White said. White and Stanger say certain cheese prices are subject to a potential 25% increase. “[Cheeses like] Parmesan-Reggiano from Italy, Grana Padano from Italy, Buffalo Mozzarella from Italy,” Stanger said. “One of the items that will definitely be subject to change is Manchego from Spain.” The team says they haven’t felt a huge impact yet, but they’re anticipating a potential hit to their bottom-line. Therefore, they’re looking for alternative solutions to save money. “We buy directly from our sources in importing, but in the meantime – just to figure out how to put ourselves in a position of strength as what everyone is doing – we’d reach out to all of our importer partners across the united states and see what they would sell to us at the better price point,” White said. Truth is, European cheese is what the business is known for. Inevitably, customers will have to pay more. “You either have to pass it on, or you have to absorb it. And there’s not much room to absorb it. In fact, there’s no room to absorb it,” White said. Distinguished economics professor Dr. Kishore Kulkarni with MSU Denver says there are multiple reasons the current administration could be imposing tariffs on goods from Europe. It's a way for the U.S. to generate more tax revenue. Tariffs are also a way to punish foreign exporters if the government believes a certain country is not playing on a level field. In the context of cheese, Dr. Kulkarni says it's likely the federal government is hoping the tariffs will help U.S. cheese producers earn more money. “As we raise the taxes on the European imports, then the domestic cheese producers like it, because the price of imported cheese goes up, and then the domestic cheese producers can obviously raise their prices a little bit, and then their competition is stopped by this tax,” Dr. Kulkarni said. However, in his opinion, tariffs are never beneficial for the economy as a whole. “40 years of economics training has been telling me that the penalty that consumers pay, is much higher than the benefits that domestic producers get,” Dr. Kulkarni said. When one country imposes a tariff, the other country is likely to retaliate. “Then it just becomes a trade war, and this is a war where nobody wins,” Dr. Kulkarni said. It's a war where the consumer is punished too. “The fact is that the cost of a tariff gets passed along to consumers,” Cheese Importers customer Steve Pittman said. Ultimately, Cheese Importers hopes the tariffs will be lifted. However, in the coming months, they plan to continue in good spirits providing their customers with the specialty cheeses they’ve grown to love.“We do the very best we can with a lot of integrity and a lot of heart and soul and tighten our belts where we can and just try to be a good contributor in the world,” White said. 3652
TAMPA, Fla. — A 10-year-old girl is making a big difference in the City of Tampa.Vivian Anderson wrote a letter to Tampa Mayor Jane Castor in December 2019 after seeing a “Men Working” sign at a construction site where men and women were working side-by-side.“Well I didn’t really like how it was excluding the women,” said Vivian.In her letter, Vivian suggested the sign should be more inclusive and say “Workers Present” instead. Days, weeks and months went by without a response from the mayor’s office.“I was thinking she probably wasn’t gonna get it,” said Vivian.“I told her the wheels of government work slow and that it takes time and we’ll just have to wait to see what happens,” said Mary Anderson, Vivian’s mom.Finally, a letter arrived and Vivian was thrilled.“Happy, really, excited. I started screaming in the living room,” she said.The city is now ensuring that inclusive signage is required instead of “Men at Work.” Vik Bhide, Mobility Department Director, says that will be done during the design review, permit review and coordination of work on all projects. Bhide says the city phased out that type of signage years ago, but they’re now making sure other companies and contractors are on the same page.Adding to Vivian’s excitement, a second letter arrived in the mail inviting her to meet with Mayor Castor.During the meeting, Vivian was presented with a hard hat and two signs. One read “Workers Present” with the Mayor’s signature and the other said “Vivian M. Anderson Way.”“This is awesome! I love it!” said Vivian.“We need that input, we need that creativity, that innovation, especially from the young people in our community because we’re gonna be handing this city off to them in the near future,” said Castor.
