CHULA VISTA, Calif. (KGTV) - A South Bay couple said they were able to pay off their mortgage by renting out their home on the weekends.“We paid off our house, and now we weekend on a boat. It’s incredible,” said Chris Morrow.Stepping into Chris Morrow’s backyard is like crossing a plane into an outdoor oasis. It's filled with toys, games, and multiple spots where you can pull up a chair and relax."You want to use every space of your backyard,” Morrow said. But having a dream backyard and a home in Chula Vista was once just a dream."Being a journalist, you don’t make a lot of money these days -- you follow your heart. Living in San Diego County, which is a resort town, you need to be creative,” Morrow said.Morrow is a CNN iReporter and a food and travel writer. About five years ago, before the housing market got hot, she and her husband leveraged their money and bought the Chula Vista home."I never even thought about Chula Vista, but it's a beautiful area,” she said. “I have a 1947 craftsman home, natural wood floors, beautiful plaster walls. There's a lot of uniqueness to it.”Morrow’s turned that charm into a small business: an Airbnb rental. It’s a move that drastically changed her life."Everybody wants to live that American dream, and we're doing it because we're renting this house out for Airbnb,” she said. Here's how they did it. Morrow said a few years into homeownership, she tried renting out just one of their rooms. It was a good first step, but it didn't bring in any extra cash. Morrow said they ended up spending most of the money on the guest they were hosting."I wasn't able to use that money for anything else, just entertaining,” she said. They decided to up the ante. Instead of renting out one room, Morrow said they rented out the entire house. It meant adding beds, furniture and moving into a hotel on the weekends."The first time we decided to rent the house we were so nervous,” Morrow said. “We must have driven by the house at least six times just to make sure they weren't having a huge party that you hear about in those movies."The decision was a hit. Now their rental can host up 16 people. The going rate is anywhere from 0 to ,800 a night. They’re regularly hosting large groups and have even done a wedding in the backyard. Most weekends are booked solid."We've paid this house off, and we were able to buy a boat, we're able to pay for the gas for the boat,” Morrow said. The extra income means they don't have to stay at a hotel on the weekends. Instead, they purchased a two-cabin, one-bath, 41-foot sport fisher boat. The purchase made possible by renting out her house."We’re living the dream,” she said. “We're staying here (the boat) on the weekends, and we're loving it.”In a resort town, one of the more expensive places in the country, Morrow is not only surviving, but she's also thriving. All it took was a little ingenuity and trust in people."We are creatively living the American dream,” she said.Tips for being a successful 5-star rental takes more than just renting out your house to be successful. Morrow has these tips she believes will help someone succeed:- Have outdoor games for guests- If possible, a garden can add to the backyard ambiance- Provide handwritten notes special for each guest- Post check-out information in a visible spot- Keep the refrigerator clean and add bottles of water, and maybe even a welcome gift- Include a local map with places that make the area special- Supply extra blankets and pillows (make sure they are clean)- Invest in great WiFi- If you accept smokers, provide ashtrays and smoking guidelines- Supply extra toiletries in an accessible spot- If you have a gas fireplace, make sure it’s on a timer 3721

CHULA VISTA, Calif. (KGTV) - New studies show San Diego County is among the worst places in the nation to be a first-time homebuyer, while another study shows it's cheaper to buy than rent in Chula Vista.WalletHub's study "compared 300 cities of varying sizes across 27 key indicators of market attractiveness, affordability and quality of life. [The] data set ranges from cost of living to real-estate taxes to property-crime rate."On the list:216. Chula Vista221. San Diego241. Carlsbad253. Escondido 256. Vista 257. Oceanside280. El Cajon.A study by Go Banking Rates shows it's cheaper to buy in Chula Vista than rent, comparing an average ,566 per month rent to ,475 per month mortgage. That will save you about 0 a month, if you can afford the down payment.Realtor Gayle Montisano said there's a reason Chula Vista is more affordable than other parts of San Diego."There's not a whole lot of land in San Diego and Chula Vista hasn't been touched. Over the past 20 to 30 years they started building and now you have this gorgeous community out here and we're only seven miles from the bay."She also said empty-nesters are downsizing, leaving room for those first-time homebuyers to move up into their dream home.Montisano said there are homes in Chula Vista for every buyer and every budget."The difficult part is getting what you want at the price you want without the fees," Montisano said, alluding to HOA and Mello-Roos.She said the homes of the future are also budget conscious, adding they are low maintenance, energy efficient and many are created to house multiple generations. 1604

CHULA VISTA, Calif. (KGTV) — Police say they rescued a kidnapping victim this week, after the man was able to signal for help through a car's cracked window as the suspect tasked with guarding him slept.Sunday night, a 36-year-old man was attacked by two men and thrown into a pick-up truck while walking to his car from a restaurant in the 600 block of Broadway, Chula Vista Police said.Police said the suspects took the victim to a second location near Sequoia St. and Presidio Point Ct. and handed him off to a third suspect waiting in a parked car. While the suspect in the front seat was supposed to be watching the victim in the backseat, he fell asleep instead, police say.Police say that's when the victim was able to signal for help, waving a white cloth out of a slightly cracked open window in the backseat. A passerby spotted the victim flagging for help at about 11:30 a.m. Monday and called police.Police arrived and rescued the man and arrested the sleeping guard. That's when the suspected pick-up originally used to abduct the victim drove past, police said. Police say they arrested one of the two men inside the truck who they believe to have been involved with Sunday's incident.Police are still looking for a third suspect. The motive behind the abduction remains unclear, police said, but it didn't appear the victim knew the kidnappers. The victim was taken to the hospital for treatment of injuries sustained during the ordeal, police added. 1470

CHULA VISTA, Calif. (KGTV) -- The Sweetwater Union High School District is working with teachers to prepare for distance learning if and when classes resume after Spring Break. The district is currently closed because of coronavirus concerns, but district officials tell 10News plans are already in motion to figure out a way to complete the school year. District spokesperson Manny Rubio tells 10News the district is looking at distance learning, which can mean a number of things. Teachers could either teach virtually from home or provide students with learning material. Rubio says a majority of students already do a lot of online work and many of them have take home devices. The plans include addressing concerns that some students might not have devices or internet at their homes. Wednesday night, the district and the teachers union sent out a letter with guidance and information for teachers on how to move forward. All schools were deep cleaned and sanitized. Some schools are allowing teachers to enter their classrooms to get whatever materials they may need. For now, the plan is to have teachers return from Spring Break and allow for 2-3 days of planning before giving any direction to students and their parents. Officials are also keeping a close eye on updates from the state and the department of education. In the meantime, the district is still offering meal distribution while students are out of school. 1438
