SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) — While many houses of worship have moved outdoors in compliance with the latest purple tier restrictions, others say this infringes on their religious rights.Many churches have chosen to keep their doors open for indoor worship, and a San Diego attorney is helping some fight this in court.“The restrictions on houses of worship are arbitrary,” said Paul Jonna, an attorney with law firm LiMandri & Jonna LLP. “No matter what size the church is, they’re closed indoors.”Jonna represents religious leaders and churches in three separate legal battles happening in Los Angeles, Kern, and San Diego counties.“You can’t treat a church like a hair salon,” he said. “Churches are entitled to heightened protection; if you’re going to restrict the fundamental right to exercise religion, which is protected under the first amendment, you need a really, really good reason.”He believes religious services are essential, and shutdown orders on churches are not constitutional.“It’s affecting people’s mental health, it’s affecting their spiritual health, for people of faith there’s nothing more important than going to church and worshiping God,” he said.The local church represented by Jonna is South Bay Pentecostal Church. They initially took their fight to keep churches open all the way to the U.S. Supreme Court a few months ago but lost in a 5 to 4 decision.The battle isn’t over just yet; Jonna submitted a petition to the U.S. Supreme Court on Thursday calling for an emergency review of South Bay Pentecostal Church’s case.“We are quite confident that in the very near future, we’ll get a good ruling from the Supreme Court,” he said. “We also think the dynamic has changed now with Justice Barrett being confirmed to the Supreme Court.”Doctors, state and county health officials have repeatedly said indoor gatherings are dangerous during this pandemic, as COVID-19 could spread easily inside.According to San Diego Health and Human Services Agency data, in the first two weeks of November, 7,661 positive COVID-19 cases were reported.Of those cases, 4,917 people were interviewed, and 168 cases were possibly contracted at places of worship.Jonna said his client, Bishop Arthur Hodges, the senior pastor of South Bay Pentecostal Church, is doing all he can to make sure worshippers are safe in his church.“He goes above and beyond the CDC guidelines,” said Jonna. “He requires people to get temperature checks; he’s complying with the masks, social distancing, everything, ventilation systems.”Bishop Hodges tells ABC 10News that since reopening, he has seen zero COVID-19 cases due to being in his church. 2640

SAN DIEGO (KGTV) — With California hospitals dealing with an “extreme” number of patients, many are struggling to find enough staff to run nearly full intensive care units.The state is urgently searching for 3,000 temporary medical workers to meet the demand, with a focus on nurses trained in critical care.“Staffing is our number one challenge,” Governor Gavin Newsom said last week.The state has contracted with two travel nursing agencies to find reinforcements, including San Diego-based Aya Healthcare, the nation’s largest travel nursing company.“California has the most needs in the country right now,” said Aya vice president Sophia Morris. “It’s the number one state that we’re seeing need.”Aya is onboarding new travel nurses as quickly as possible, Morris said, but at the moment they can’t keep up with demand. Right now, about one-third of the requests for travel nurses are going unfilled, said California Health and Human Services Secretary Dr. Mark Ghaly.“We are adding hundreds and hundreds of new clinicians to start, particularly in California, every week,” Morris said. “So it’s coming. I think it just feels like it’s not coming fast enough.”Aya said it is on track to add about 780 more travel nurses in California by mid-January, on top of the 2,676 travel clinicians that are already on assignment in the state.But some experts say it’s a particularly challenging time to find spare nurses with so many regions across the country dealing with surges.On top of that, the number of registered nurses over 60 has dipped in California, according to researchers at UCSF, who found many older nurses stopped working out of concern for their health or the health of their family.California hospitals are confronting the shortage by trying to free up staff any way they can, including postponing certain medical procedures.The state has also temporarily loosened some restrictions. Typically, California requires one nurse for every two ICU patients. Regulators have temporarily relaxed that requirement to one nurse for every three ICU patients.California has also shortened the quarantine period for healthcare staff exposed in certain situations from 10 days to 7.The state has sent more than 600 temporary healthcare workers to hard-hit counties from the National Guard, the California Health Corps and other partnerships, but officials are still looking for more.State officials have even started reaching out to other countries like Australia and Taiwan to get much-needed medical workers. 2520

SAN DIEGO (KGTV) — Wednesday, the White House announced that it has pardoned Margaret Hunter one day after granting a pardon to former Congressman Duncan Hunter over misuse of campaign funds.Margaret Hunter was sentenced to eight months of home confinement and three years probation after she pleaded guilty to a conspiracy charge.
