SAN DIEGO (KGTV) - The La Boheme complex in the heart of North Park offers plenty of amenities. It even has a salon and Pilates studio at street level. "Pretty sure the rent's pretty up there," said Arthur Reynoso, walking by the building on Thursday. What most people don't know, however, is that 45 of the 224 condos in the building are affordable - to own. It's rare for one to come on the market, but a handful do each year. In fact, one is about to sell for 5,341, which is about 40 percent off the median condo price of 6,000 in North Park. RELATED: Making It In San Diego: How housing got so expensive"They get snapped up very quickly," said Sujata Raman, director of housing finance at the San Diego Housing Commission. The commission oversees about 250 for-sale affordable homes in San Diego - located in Carmel Valley, Black Mountain Ranch and North Park. Only four are for sale now, and Raman said all have been matched with buyers. However, they can list anytime. A homeowner can sell the property to anyone he or she wishes - so long as they are qualified - but the commission still maintains an interest list and is accepting applicants. Currently, there are about 275 households qualified for that list. The homes are not listed on the MLS. Still, there are restrictions when owning one of these units. Owners must live in them, and cannot rent out any part to supplement income. The commission checks that annually. Qualified buyers usually have 60 to 110 percent of area median income. The homes are deed-restricted for generally 45-50 years, meaning they have to be sold at an affordable price for that time span. SAN DIEGO (KGTV) - The Class of 2019 is graduating to a significantly tougher rental market than graduates from ten years ago. Rent hikes and slow income growth are making it more difficult for new grads to afford rental homes, according to a HotPads report. A typical college graduate in the U.S. spends 45.3 percent of his or her income on the median rent of ,740, up from 40.5 percent for the Class of 2009. The rent burden has grown by 22 percent as early-career median incomes have dropped 14.5 percent, HotPads analysts say. In San Diego, the median rent is more than the entire income for new graduates with degrees including biology and business management, at ,000 per year, and nearly the entire income for those with degrees in psychology, at roughly ,000 per year, HotPads reports. The top-earning degrees nationwide were primarily in engineering fields, with mining and mineral engineers earning a median ,854 after college. “As rent prices and student debts rise, affordability concerns for recent college graduates have garnered attention on the national stage,” said Joshua Clark, economist at HotPads. “Graduating from college still typically pays off in the long run, but slower wage growth for college graduates and rising costs have dampened the immediate financial benefits associated with a four-year degree. As renters consider their career interests and their short-term costs of living, where and how they live post-graduation can have more of an impact on their finances now than ever before." Although an education is a major financial investment, it pays off in San Diego’s tight rental market. Renters without a four-year degree would spend 129.7 percent of the median income on rent. SAN DIEGO (KGTV) - The coronavirus pandemic is preventing many seniors in skilled nursing facilities from seeing their families. UC San Diego students are working to help combat their loneliness with their Sunshine 4 Seniors project. Students would spend their weekends visiting seniors as part of a volunteer project before classes were canceled at UC San Diego. The pandemic halted their visits. "We came up with this project, which was creating cards for seniors at St. Paul Senior Services," says student Olivia Michael. The goal of the project is for students to "step in and fill the loneliness and isolation that the senior citizen communities are feeling, especially during this pandemic," says Morgan Montoya. The students say loneliness in seniors can have damaging effects on the brain. "Olivia and I are near-cognitive science majors," says Montoya. "Our majors really helped us to understand the problems that loneliness poses. With senior citizens having an abundance of isolation and loneliness, it can actually deregulate the brain and cause a progression of Alzheimer's or depression."The Sunshine 4 Seniors project launched nearly a month ago. So far, more than 200 cards have been sent to seniors in skilled nursing facilities. The students say there are thousands of seniors who are not allowed to see their loved ones during this time. They hope to spread some sunshine to as many seniors as they can. "The goal is just to get as many people writing cards as possible," says Michael. SAN DIEGO (KGTV) - Students struggling silently with hunger and homelessness might be surprised to find out they're not alone.A CSU-wide study found that 40 percent of its students don't know where their next meal is coming from, and 10 percent don't have a stable place to sleep.It's an issue San Diego State University is working to tackle.This week they held the campuses first Hunger and Homelessness Awareness Week on campus. On Tuesday they held a resource fair and on Wednesday a mass-enrollment for CalFresh, the federal program which provides food benefits to low-income applicants.“It’s hard enough as it is being a student and to compound that with being hungry or dealing with housing and security, it really hits me," said Sarah Feteih, an SDSU student getting her masters in social work.Feteih is also an intern with the campus Economic Crisis Response Team (ECRT), which works to tackle these issues on campus every day.“We’re encountering students that are sleeping in their cars because they can’t afford to live anywhere else, or they don’t know where their next meal is going to come from because they’re choosing between paying for their textbooks or paying for their groceries that week," said Feteih.Over a dozen county workers were on campus helping students enroll in CalFresh. The process was streamlined, getting students in-and-out within a half-hour and allowing them to bypass the required phone interview.“I think the real stress comes from the fact that I can't eat right," said SDSU senior, Calvin Yeh-Tinetti. "I'm definitely buying a lot of food that are canned foods, which are probably not the healthiest but are really cheap.”Yeh-Tinetti was one of the dozens of students who applied for CalFresh on Wednesday.   1772

  

SAN DIEGO (KGTV) — The community of Barrio Logan welcomed residents to shop in the streets after months of coronavirus’ impact. Saturday, Aug. 4, the “Walk the Block” event debuted. Local businesses got permits to move service outdoors to the sidewalk, and the event celebrated the community’s resurgence of business with food, specialty items and music.Business owners like Stephanie, who runs Dreamers and Hustlers Company, a clothing shop with items branded toward the namesake, said the past few months have been hard, but she’s confident Barrio Logan shops will bounce back.“Even during these times we figure out ways we can pick ourselves up and get going again,” she said.Edgar Flores said his shop, Maxa Market, sells products made by local small businesses and entrepreneurs. He’s been able to continue with online sales but said he’s excited to be restocking his storefront and welcoming back in-person customers.“It’s all about being a community, all the people getting together doing this, doing the walkabout,” he said.The Walk the Block event will occur every Saturday from noon to 7 p.m. on Logan Ave. between Chicano Park and 26th St. Masks and social distancing are required. 1200
