Economic uncertainty may be roiling the country right now, but that’s not stopping home sales. In some areas, like the suburbs of New York City, bidding wars are back. In July, one house in Orange, N.J. had 97 showings and 24 offers, according to the New York Times.That same month, .3 billion worth of residential real estate sold in the suburbs of Washington, D.C., according to the Washington Post, compared to .2 billion the year before—demonstrating just how much demand there is in some parts of the country. Wilk, assistant professor of finance and director of the Real Estate Program at Temple University’s Fox School of Business.That means a lot of homes, especially those close to big cities, are suddenly worth a lot more. For homeowners, it’s an envious position: Their equity has bloomed. But what should they do with it? Here are three options.1. Sell Your HomePrices are high, so it’s time to sell, right? As with everything in real estate, it depends.Selling might be the right move for older homeowners who are looking to downsize to a smaller house, a condo or 55+ living. It also may be ideal for homeowners interested in moving to a lower-priced housing market—if the timing is right, and you absolutely know where you want to go.Dottie Herman, CEO of Douglas Elliman, a Manhattan brokerage firm, says it’s also not a bad time to cash out of the ‘burbs to make a city move if you’ve wanted to do so—especially to Manhattan, where sales were sluggish this spring and summer. “If you really love New York City and you believe as I do that it will come back, it’s a great time to buy in the city,” she says, adding that it might be another three to four years before prices rebound.Beware: Your New House Also May Cost MoreIf you want to stay in the same area, a jump in your home’s price most likely means the house you want has made the same leap.You can still consider trading up, especially if your lifestyle has changed because of the pandemic, and you anticipate it staying somewhat altered when we’re on the other side of it. That may mean more people in the house more of the time—and the need for the space to match. “If you can work from home and you don’t have to commute every day, then that drastically changes your decision matrix,” Wilk says.Falling Interest Rates Can Make a Move Make SensePlus, with interest rates for 30-year mortgages at record lows, getting a bigger mortgage now might make sense in the long term. Just make sure you can still afford the payments and aren’t necessarily banking on that home also becoming a big pay out down the road because the housing market is cyclical and eventually will fall down again.“Rushing to sell your house or buy a house because of the short term isn’t a prudent move,” says Danny McAuliffe, CFP, wealth advisor and head of planning at Perigon Wealth Management. “Making decisions based on what you can afford and make sense for you and your family, that is going to be a better situation for the long term.”If you’re thinking of making that high- to low-cost market move, Herman warns that you should at least live in the place first by renting to see if you really like it. This is especially true for seniors who dream of ditching colder climates for warmer places.Not only does it make sense to get a feel for the area in which you want to live that you can’t achieve while on vacation, but you also will learn if you have the temperament to be away from family for so long. Otherwise, you’ll cash out now and have to buy back in—and who knows what the market will be like then.2. Have Your Home Appraised to Ditch Mortgage InsurancePrivate mortgage insurance (PMI) is usually tacked onto your monthly mortgage payment if you put down less than 20% on the property when you purchased it. PMI is there to protect lenders in case you walk away. But if your home is suddenly worth more, you may hold enough equity to request to have PMI cancelled.To do this, you need to show lenders the home has increased in value, which means paying for a home appraisal. Those typically cost between 0 and 0. Meanwhile, PMI typically costs between 0.05% and 1% of the loan amount annually, which means the appraisal will pay for itself.If you’re staying put, you should also reassess your insurance to make sure it matches what your home is now worth, says McAuliffe. That’s because a policy based on a lower price may not cover the current value of the home, should the worst happen and you need to rebuild.“Specifically you want to make sure that the dwelling coverage in your homeowners policy is sufficient to rebuild your home if something catastrophic were to happen,” he says, adding that these policies typically exclude earthquake and flood insurance.3. Take Equity OutWith interest rates so low, taking some equity out is another option. You can use that money to make renovations to your current home—which may be tax deductible, says McAuliffe—or pay off high interest credit card debt—as long as you don’t then rack up debt on them again.You can take equity out in several ways, including through a home equity line of credit (HELOC) or a cash-out refinance, where you pull the equity out in, well, cash. Homeowners at least 62 years old also can take out a reverse mortgage, which lets them borrow from their home’s equity.Herman says money drawn from equity could be used to buy another property, either as a second home, or to rent out. But only think about becoming a landlord if you have tolerance for it and can cover the mortgage in the case the property is empty between tenants, or tenants stop paying.Just make sure that you aren’t taking all of the equity out. People who got in trouble in 2007 and 2008 “pulled all of their equity out,” Herman says. “When prices dropped, they were stuck because they had used all the equity up in their home for something else.” So don’t press your luck and strip your house of all its old and new equity, or else you may wind up with a house worth less than what you owe on it. 6432

EL CAJON (CNS) - A 49-year-old man was arrested Saturday on suspicion of fatally shooting a 31-year-old man in an unincorporated area near El Cajon.Daniel Christopher Allen, a resident of that unincorporated area, was booked into the San Diego Central Jail on suspicion of murdering James Owen who also lived in unincorporated El Cajon, according to the San Diego County Sheriff's Department.The shooting was reported in the 6000 block of Stallion Oaks Road, southeast of Dehesa Road and northeast of the Sycuan Resort, around 10:30 p.m. Thursday, sheriff's Lt. Thomas Seiver said.Before deputies arrived, an acquaintance of Owen drove him about a mile and a half from the shooting scene, Seiver said.Deputies stopped the vehicle on Stallion Oaks near Dehesa and found Owen inside suffering from a gunshot wound. It was not immediately clear if Allen was the driver.Owen was pronounced dead at the scene, he said. 921

  

Dining out frequently is known to increase one's intake of unhealthy sugars and fats. But a new study suggests that there's another reason to eat at home more often: phthalates.Phthalates are potentially harmful chemicals found in hundreds of consumer products, including perfumes, hair sprays, shampoos and the plastics used in food processing and packaging.Consumption of these chemicals has?been linked to birth defects in young boys as well as behavioral problems and obesity in older children and adults. Exposure in utero can alter the development of the male reproductive tract, resulting in incomplete descent of one or both testicles.Scientists also suspect that the chemicals can disrupt hormones and may cause fertility problems. They've connected them to childhood obesity, asthma, neurological problems, cardiovascular issues and even cancer."Phthalates are a class of synthetic chemicals known as endocrine disruptors, meaning they affect hormones in the body," said Dr. Sheela Sathyanarayana, an associate professor of pediatrics at Seattle Children's Hospital and the University of Washington and past chairwoman of the Environmental Protection Agency's Children's Health Protection Advisory Committee, who was not involved in the study. "Hormones are essential for normal body functions such as reproduction or metabolism."The?study, published Wednesday in the journal Environment International, found that the phthalate levels of participants who had eaten at restaurants, cafeterias and fast-food outlets in the previous day were 35% higher than those who reported eating food purchased at the grocery store.Those who dined out were probably exposed to the chemicals via foods that had been in contact with plastic packaging, said Ami Zota, an assistant professor of environmental and occupational health at George Washington University and a leading author on the study."The main idea is that food that is made in restaurants and cafeterias may be coming into contact with materials containing phthalates in part because some portion of the food is made in decentralized locations," Zota said."Most of the phthalates that are of most concern from a health perspective are plasticizers; they're added to make plastics soft," she added. "They're added to food packaging, they can be in food handling gloves, and they can be found in food tubing."The study relied on data collected between 2005 and 2014 from the National Health and Nutrition Examination Survey, administered every two years by the US Centers for Disease Control and Prevention. It included 10,253 people who were asked about their dining habits over the past 24 hours and who provided urine samples to evaluate phthalate levels in the body.The researchers found that about two-thirds of respondents reported dining out at least once the previous day. Those who dined out also had significantly greater levels of phthalate metabolites in their urine.This association was consistent across all ages, genders and ethnicities, but it was strongest among teenagers who ate out: They had phthalate levels 55% higher than those who ate at home."The association between phthalate exposure and dining out existed in all age groups, but the magnitude of the association was highest for teenagers," Zota said. "Certain foods, especially cheeseburgers and other sandwiches, were also associated with increased levels of phthalates, but only if they were purchased from a dining-out establishment."This is not the first time phthalate levels have been linked to food sources. In 2016, Zota led?a study?that showed a connection between phthalate exposure and fast-food restaurants. The new study expands on this research by showing that the link persists even when eating at other types of establishments, such as sit-down restaurants and cafeterias, she said."We first used this methodology to focus on fast food and found some striking associations between recent fast food consumption and phthalate exposure," Zota said. "And now, we extended that to see if the findings were unique to fast food, or how do they compare to other food outlets that may reflect other types of food processing and manufacturing systems?"Last year,?a report found high concentrations of phthalates in macaroni and cheese mixes, which prompted a push for additional regulation of the chemicals in food. Although the US Food and Drug Administration monitors levels of phthalates in a number of cosmetics, it does not regulate its presence in food or beverage products."Policy would need to focus on reducing phthalate exposures in food production processes. Food manufacturers would need to know about sources of contamination and work to reduce these," Sathyanarayana said. "The other way to approach it is to either reduce or ban phthalate use in food manufacturing."The good news, though, is that phthalates linger in the body for only about a day. Changing your eating habits and consuming more home-cooked meals could therefore have almost immediate health benefits, according to Zota."Preparing food at home may represent a win-win," Zota said. "Home-cooked meals can be a good way to reduce sugar, unhealthy fats and salt, and this study suggests that they may not have as many harmful phthalates as restaurant meals."The other important point is that these chemicals are ubiquitous in the environment," she added."So, to really reduce everyone's exposure to these potentially harmful chemicals, we need systemic changes to how our food is produced and transported, and that's going to require changes in policy as well as market-based solutions." 5643

  

EL CAJON, Calif. — A transgender woman is suing an El Cajon gym over the use of gender-specific locker rooms.“My weight went from 340 pounds to 195 pounds,” Christynne Wood said. She says that weight loss is attributed to the water aerobics classes she has been taking at Crunch Fitness for the last eleven years. Not only did it help Wood shed the pounds, she also shed an old identity.“I lived so many years presenting myself as a male. Because I knew that is what was expected of me, and I didn't want to make others uncomfortable. The whole time, Christynne is inside Christopher going ‘I’m suffocating, please don’t let me die,'” Wood said. Wood says she has identified as female since childhood. But she did not begin her transition from male to female until July 2016.Just two months after starting hormone therapy, she says a male gym member began to harass her.“The individual comes over to me, and says something untoward, and make a threatening gesture and walks in my direction,” Wood said. Terrified, Wood says she ran out of the men's locker room and told management. At first, she was led to the upstairs men's room, where there were fewer members than the women's facility. But she claims the harassment continued."I still must transit through the place where the assault took place to get to and from the pool for my workouts, so what have you done for me?"Days later, she brought a letter from her endocrinologist, explaining her transition and asking gym staff to accommodate her in the women's locker room. Last February, she legally changed her name and gender. But Woods says it took another seven months for Crunch to finally allow her to use their women's facilities."I thought I had friends in management that so totally understood me. When that was betrayed, how would you feel?"Wood says continued years of alleged harassment and neglect for her well-being led her to sue Crunch Fitness."It makes me cry that it had to get to this degree,” Wood said. “Nobody wants to sue anyone. Nobody does anything or pays attention until somebody hurts or inconveniences them and then they realize the magnitude and depth of what they’ve done wrong.”But she says this civil case is bigger than Christynne Wood.“I’m getting some form of justice, but it’s not just about me. There’s a whole sisterhood out there is being abused and marginalized. I don’t ever want this to happen to any of my T-girl [Transgender-girl] sisters,” Wood said.Crunch Fitness’ corporate office offered a statement after the ACLU announced the lawsuit on Wednesday.  2642
