SAN DIEGO (KGTV) — While families navigate this holiday season with an extra bit of care in the form of social distancing and face coverings, there are still opportunities to visit Santa Claus with the kids around the county.This year, many malls and amusement parks are keeping the tradition of visiting with Santa alive in some fashion, whether it be socially distanced in person or online.At Westfield and Simon malls throughout the county, visits will require face coverings, physical distancing, reservations, and offer hand sanitizer for visitors.But for families who aren't comfortable visiting the big man in person this year, virtual visits are available. The Otay Ranch Town Center and Chula Vista Center in the South Bay, and The Shoppes at Carlsbad in North County are offering personalized greetings and storytime with Santa. SAN DIEGO (KGTV)- A splash of color brings life back to Bay Park Elementary. Over the weekend, parents and volunteers joined together to give the school a facelift. The beautification project now has kids excited to come to school. “They were just blown away,” says Emily Auer. “Their face just lit up. They actually touched the walls.”Bay Park Elementary is approaching it’s the 80th anniversary. The school’s beautification team brought together almost 80 volunteers. The project started Friday night until late Sunday afternoon. Volunteers painted the walls and wooden backpack holders. Parents tell 10News one family donated a bunch of small desks with chairs that now sit in the halls. Behr gave the paint for the project. “Such a wonderful group of kids, so positive,” says parent Erica Krystek. “We really wanted that positivity reflected in the hallways.”The Bay Park Elementary Beautification Team plans to do more upgrades in the future. They hope to paint and add new carpet to the school’s auditorium. 1022

  

SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) - With so many families feeling the financial impact of COVID-19 this year, a Linda Vista family is hoping to quietly bring some holiday cheer to neighbors by taking on the role of Secret Santa.Jaelyn,13, Jayda, 11, and Jessica, 4, will be doing plenty of wrapping this holiday season. Their mom Rhian and her partner, Jeff Leardini, are determined to deliver some holiday cheer."There are so many families that are worried about how they're going to make it to tomorrow. Christmas is the last thing on their mind. We want to take that worry away," said Leardini.Leardini posted on the Nextdoor app an offer to buy and wrap a Christmas toy for any neighbors in need, no strings attached. Leardini, a sales manager for a pet supply company, and his girlfriend, a nurse, kept their jobs during the pandemic."We feel very fortunate and want to help people," said Leardini.During this holiday season, his family are now playing the part of Secret Santa."We just thought there are people that might be embarrassed to go to organizations, so we thought can we help them without them having to go through a lot of red tape," said Leardini.So far, a handful of neighbors have responded to his offer"It's been really emotional reading the messages," said Leardini.Some are dealing with lost jobs, others with COVID-related health issues. Those families will soon receive something extra under the tree."Want to deliver smiles to them, even if it's just for one day. Their children will be happy, and that in turn will deliver joy to their family.
