Home listings in more cities will no longer use the word "master" to describe large bedrooms and bathrooms.In June, the Houston Association of Realtors decided to instead use the word “primary” to describe the largest bedroom or bathroom in a home listing.The association, HAR for short, updated listings on the website through mid-June. In a statement, the organization said the change has been “raised and considered for many years” and was one of nine requests submitted from HAR members for discussion at recent meetings about updating MLS listings. Other requests included things like electric vehicle charging stations and balcony details.“The overarching message was that some members were concerned about how the terms might be perceived by some other agents and consumers. Based on the discussion that took place, more members viewed the terms as sexist than racist, although some did view them as racist,” the statement said. “The origin of the terms is debated, and we are not saying they are rooted in slavery.”The word “master” is not banned within the organization and members, only in their online listings. Realtors may choose to use “master” on their own materials selling a home.HAR told members the United States Department of Housing and Urban Development has already advised that use of the term “master bedroom” or “master bathroom” is not discriminatory and does not violate Fair Housing laws.Some builders have already dropped the term years ago, HAR said. According to the Houston Chronicle, at least one builder in Texas now calls a home's primary bedroom an "owner's retreat." Other builders have also made the change in the last few years, choosing different words to describe the larger rooms in the homes they design. 1755

The department store isn't dead yet.Macy's topped Wall Street's profit forecasts Tuesday and provided a healthy outlook for this year.The results strongly suggest there is still room for traditional stores in the mall in a world increasingly dominated by the likes of Amazon and Walmart.Macy's chairman and CEO Jeff Gennette said the company was "encouraged" by improvement at the company's brick-and-mortar stores and continued growth in online sales.Gennette said digital revenue posted a double-digit percentage increase for the 34th quarter in a row, a run of more than eight years.And the company is still investing heavily in its Bluemercury chain of specialty beauty stores and the discount outlet Backstage. Macy's said it opened 36 Bluemercury stores and 30 Backstage stores last year, even as it closed 16 Macy's stores.Gennette added during a conference call with analysts that Macy's plans to open 100 more Backstage locations this year, including in malls.Macy's is also selling real estate to shore up its balance sheet. The company said it raised 1 million last year and .3 billion over the past three years by getting rid of some stores, warehouses and parking garages.Macy's is also working with real estate company Brookfield Asset Management on other transactions.Macy's said Tuesday it is selling several floors in its State Street store in Chicago to a real estate fund backed by Brookfield for million. Brookfield plans to convert the floors into office space.All this is good news for Macy's. But one analyst said Macy's needs to do more before its turnaround qualifies as a true Miracle on 34th Street."There is a long tail of shops that look dated, are in sub-optimal locations, and where the customer experience is poor. Macy's must remedy this if it is to transform the business," Neil Saunders, managing director of GlobalData Retail, said in a report.Nonetheless, the real estate transactions and improved sales outlook are two reasons Wall Street has fallen in love with Macy's again.The stock surged nearly 12% in early trading before pulling back a bit. Macy's has soared more than 45% in the past six months.Department store chains Kohl's, Nordstrom and JCPenney — which will all report results later this week — rallied as well Tuesday. Hot weather can increase the risk of natural disasters like droughts and wildfires, now, there is evidence extreme heat can increase harmful chemicals in the air.A study published recently in Science Advances looked at asphalt under different temperature conditions.“A main finding is that asphalt-related products emit substantial and diverse mixtures of organic compounds into the air, with a strong dependence on temperature and other environmental conditions,” says Peeyush Khare, a Yale chemical and environmental engineer and the lead author of the study, in a statement.The researchers took real-world samples of fresh road asphalt and put them in a controlled furnace with purified air. They heated the samples to temperatures between 104 and 392 degrees Fahrenheit, and measured the chemical components in the air.Total emissions nearly doubled when temperatures went from 104 to 140 degrees. At 104 degrees, 94 percent of the emissions measured were hydrocarbons.The group also exposed the asphalt samples to replicated solar heat, including UVA and UVB wavelengths, and found the rate of emission of potentially harmful chemicals increased. Showing that not only heat, but also solar radiation contributed to asphalt producing air pollution.Paved surfaces and roofs make up approximately 45% and 20% of surfaces in U.S. cities, respectively.Asphalt can be quite a bit hotter than the air around it, getting about 40 to 60 degrees warmer than the recorded air temperature.The researchers concluded that while policies and regulations have been put in place about car emissions and other forms of air pollution, asphalt should not be overlooked as a contributor.“It's another important non-combustion source of emissions that contributes to SOA (secondary organic aerosol) production, among a class of sources that scientists in the field are actively working to constrain better,” Drew Gentner, associate professor of chemical & environmental engineering, said. 1983
