He ended up converting his van to include a fridge, a fold out bed, lighting and uses a bucket with kitty litter for the restroom. Now a year later, he’s embraced van life and says it provides a chance to travel and save money.“It’s more freedom, but at the same time it’s more responsibility,” Allen said.Allen isn’t alone. During a weekend meet-up, around 300 vans and van-lifers packed Fiesta Island to explore each other's vans, and discuss life on the road.Liz Bryant, who works as a social media influencer, is living in a converted Mercedes sprinter van. She said she started living in her van for the freedom. “We don’t want to be tied down to an apartment. We don’t want to be tied down to a monthly payment,” Bryant said. Sky Montrell is moving into her van because she is tired of throwing away ,000 a month on rent. “The cost of living in LA is crazy,” Montrell said. Breanne Acio runs SD Camper Vans and converts vans for people looking for life on wheels. She says she’s seen an increase in customers recently. “A lot of people are downsizing, and they are putting their lives first and doing things they thought they could only do when they’re 65 and retired,” Acio said.The Van Life Movement has made a mark on social media. SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) — Two women are launching a new nonprofit, Black San Diego, to bolster Black-owned businesses locally.It started at a kitchen table over chips and salsa four years ago. Sheri Jones, a real estate broker, and physical education teacher Tinicia Smith wanted to create a hub for Black-owned businesses in San Diego.They created a Facebook group called Black San Diego and now they're more than 34,000 members strong."For the last four years we've been able to collect data and what we realize is that business owners haven't been able to sustain because they don't have the tools," Jones said.She first noticed the issue when she was running her real estate business and went to a conference. She said she was the one Black person there and it was uncomfortable."I knew when I was having trouble, others must be too," Jones said.This week, Black San Diego became official, registered through the government and they're excited to plan workshops to offer those tools to the community. Jones described the workshop as, "an 8-week course where they can go through and get business basics, book keeping, business taxes, really how to formulate their corporation."Newly Appointed Board Member and CEO of Growth 1031 Lance Growth said these workshops are crucial for black-owned businesses like his."I stumbled into my position.. I made so many mistakes and I just had to sit down and learn from those mistakes," he said. "I'm going to send my operations lady, and ask her to take some extra notes on accounting, on marketing, on filing correctly, but it's a really beneficial tool."The workshop costs 0 per business and the nonprofit is launching a donation campaign to sponsor local Black-owned businesses."If the dollar circulates in the Black community then we can unite and produce generational wealth and that's what we're here to do," Smith said.They hope to bring members of their community out and help them elevate their business, "they don't want to step in the front, not get criticized, not get caught up in the chaos.
