SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) - Typically dry and brown swaths of San Diego County are currently lush and green due to record-setting levels of rain, indicating the availability of more vegetation with the potential to fuel a wildfire during drier years. To watch for the threat from growing brush and grass, Cal Fire and other agencies track fuel moisture, the amount of water in a plant. When fuel moisture is high, fires do not ignite quickly - or at all, according to the National Oceanographic and Atmospheric Association. Fires spark easily and spread fast when fuel moisture is low. Any fuel moisture content level below 30 percent indicates the brush is dead and at the mercy of temperatures, humidity and winds, NOAA reports. The calculations are critical for firefighters when Santa Ana conditions arrive and San Diego’s winter storms are a distant memory. “A direct relationship to this rain is how damp that brush is throughout the summer, or how high it is,” said Cal Fire Captain Jon Heggie. “Think of it as a sponge and it’s full of water right now,” said Heggie. “We’ll monitor that throughout the year and as we get closer to the heat of the summer we’ll really pay attention to what those levels are. Once they hit certain thresholds, that’s when we know fire danger is really at its highest.” Fuels were critically dry before San Diego County’s Cedar Fire in 2003, the U.S. Forest Service and California Department of Forestry reported. Humidity levels monitored at the Descanso Fire Station dropped to 4 percent, with the fire moisture level of the brush plunging to the same low. To make the situation worse, the county had experienced several years of below-normal rainfall. Although chaparral and coastal scrub were the most likely to burn in the Cedar Fire, Heggie called grass a “huge contributor” to fire growth in California. Heggie’s assertion echoes what climate change scientists from Scripps Institution of Oceanography, San Diego State University and other local research outlets discovered about fire fuel. “One climactic variable that has become important in recent years is high prior-year precipitation, likely due to its role in promoting higher abundance of annual grasses that, once dry, become extremely ignition prone in the subsequent year,” the group wrote in a study about the ecological impacts of climate change. Heggie, who has been fighting fires in San Diego County for 25 years, has noticed the changing weather patterns. “I’ve seen conditions gradually get worse for probably the last decade; what that tells me is that the landscape is reacting to those ten years of drought.” To alleviate the threat, fire agencies routinely conduct brush mitigation activities including controlled burns and, on occasion, using goats to eat through unwieldy vegetation. “There’s so much fuel, we are doing our best to stay in front of it, but the tremendous amount of fuel on the landscape is going to take decades for us to really get a handle on,” said Heggie. Cal Fire increased the amount of controlled burns planned for 2019, but Heggie says preventing fire is key. He encourages San Diegans to clear the brush around their homes and be careful on high fire danger days. “Our new normal is that we always have potential for that large fire to break out anyplace here in San Diego County.” 3325
SAN DIEGO (KGTV) — While enjoying a moment at the park over the weekend, a Carlsbad family was on the receiving end of an act of kindness from a stranger. The family says they are now hoping to find that person to say thank you.After months of staying at home, the family was excited to spend a day at Buccaneer Park in Oceanside. Eleven-year-old Jacobi and 12-year-old Jordan couldn’t wait to get outside.“They’re too old of the playground area, the swings and things like that,” says mom Tamara Coronado. “They look forward to the open space, the grass area, and definitely the basketball courts.”But Coronado says park officials had not yet reinstalled the basketball hoops, something the boys were looking forward to. The kids were left to make up their own games. It caught the attention of one man.“Forty-five minutes to an hour later, he came back… with a crafting reef from Dollar Tree and a very small basketball that would fit inside.”The man used a power drill to attach the wreath to a tree to form a makeshift hoop so that the boys could play basketball.“All that he asked was that we leave the wreath and the ball in place so that after we left, other families could use it,” says Coronado. “But the fact that he went out of his way like he did was, I just couldn’t believe it.”The mom says even though a lot is going on around the country, she wants others to know there are still kind people in the world. The family didn’t get the man’s name, but they’re hoping to find him to say thank you.“He may have not thought twice about it, and hasn’t thought about it since, but he really touched me and my family.” 1632
SAN DIEGO (KGTV) — While many local events went on as planned this weekend, several conferences slated for San Diego have canceled or postponed due to coronavirus worries.So far, a handful of events have pulled back or canceled their plans:The 34th National Institute on White Collar Crime has canceled its planned March 11-13 conference at Marriott Marquis San Diego, citing coronavirus fears. On its website, organizers with the American Bar Association (ABA) said the decision to cancel was made "as a result of the large number of speakers and attendees who were compelled to cancel their participation due to travel restrictions put in place by employers." The institute will not be rescheduled, according to ABA. The organization said refunds are being processed to attendees, but any travel reservations made will have to be handled individually.Leaders of the Experimental Biology conference set to take place April 4-7 canceled the massive gathering over COVID-19 as well. The conference expected more than 12,000 attendees at the San Diego Convention Center.The 2020 CIE Summit business technology summit at Marriott Marquis San Diego has been rescheduled from March 18-20 to Aug. 12-14 "out of an abundance of caution," organizers say. Organizers with the Future of Individualized Medicine 2020, scheduled for March 12-13 at the Scripps Institution of Oceanography, also canceled their event "based on concern for the health of our registrants, speakers, exhibitors and staff."The convention center says in addition to the cancellation, some organizers have contacted them about postponing their events until later this year.
