SAN DIEGO, Calif. (KGTV) - Realtors say all the signs point to a busy spring and summer in San Diego."It's heating up a little bit," says Markus Feldmann, with the Pacific Real Estate Center. "We see a very active market again."Home prices have come down from their record peak in August of 2018. That month, CoreLogic reported that San Diego's median home price was 3,000. In December, it had dropped to 0,000 (see chart above). According to their numbers, homes in San Diego sold for ,000 more in that period than other times of the year. Zillow also says homes are on the market for six fewer days in early May.No matter which side of the sale you're on, Feldmann says there are simple ways you can make sure you get the most for your money.If you're a buyer, he says you don't have to keep increasing your offer. Feldmann says you can increase your deposit. You can also decrease the length of inspection time from the traditional 17 days to 10.RELATED: How housing got so expensiveMost importantly, though, he says if you have a home you like, write a letter to the seller explaining what you like about the house and why you want to buy it."It personalizes the transaction," says Feldmann. "This way a seller is going to see who is the buyer and they may have a preference. They may prefer a family or a couple over an investor. He also says there are some simple ways to spruce up the house that will make it more attractive without costing too much money."Be aware of clutter and maybe move some furniture out of the house to make the rooms look bigger," he suggests. "Put a little investment into the front yard. Put some color in, put some flowers in, maybe use some bark to delineate the flower beds. Just improve on the general appeal of the house. Those small things can have a big payout."Feldmann says it's also crucial that sellers stay patient after they list a home."Let the property sit on the MLS for a few days, don't just accept the first offer that comes," he says. "Let it breathe like a good glass of wine. The agents can often work out things like escrow times, rent-back agreements and other details to make sure that things go smoothly."Don't lose hope," he says. San Diego (KGTV) Over 3,000 volunteers worked Pride Weekend to make sure all the events ran smoothly. But one volunteer says a brutal attack in 2016 almost kept him from being out there. He was stabbed and beaten for wearing Pride T-shirt. “I came back because I found my pride again,” says volunteer Chris Keiser. He was one of the many volunteers up early Saturday morning making sure everyone was in place for the large parade. “I make sure everyone has their radios so they can communicate and check out their cart. We kind of rally the people together, get them excited.”But this was the first time in two years Keiser found himself volunteering after struggling to find his excitement again for the pride community. “I was going to volunteer every year after that and I just couldn’t I just couldn’t bring myself to.”In 2016, Keiser was jogging in his Oak Park neighborhood wearing a Pride T-shirt when he was beaten and stabbed on College Drive. His memory is still fuzzy about what happened. “I do remember a car, the derogatory names, then hearing a car again, and then next thing I know I was on the phone calling whoever for help.”Keiser says it was the pride community that helped him through that dark time. This year San Diego Pride is celebrating 50 years since the Stonewall Riots in New York. Keiser says he’s finding his strength in knowing others paved the way for San Diego to have such a celebration. “You made me try to silence myself and take away my pride, but all you did was make me come back stronger, and I’m louder than before.”San Diego Police investigated Keiser’s attack as a hate crime. SAN FRANCISCO (AP) — Google is restarting a practice in which human contractors listen to and transcribe some voice commands people give to the company's artificial intelligence system, Assistant. But this time Google is taking steps to make sure people know what they are agreeing to.The company suspended its transcription practices after more than 1,000 Dutch-language recordings were leaked to the media in Belgium this summer. Google required users to opt-in to the service before audio transcriptions were recorded, but critics have said people didn't fully understand they were agreeing to allow human transcribers to listen in because the company's language was unclear.Amazon, Microsoft, Apple and Facebook have all used similar practices. The companies say it helps make their AI systems more accurate.Now Google will require users to agree again to voice transcription and make it clear human transcribers might listen to recordings. People don't have to opt-in to the service, but certain Assistant features won't be available if they don't.The company also said it will delete most recordings after a few months, and people can review their recordings and delete them manually at any time. 1210

  

SAN DIEGO, Calif. (KGTV) - A fire on the USS Bonhomme Richard at Naval Base San Diego started Sunday morning and as of Monday afternoon, continues to burn, adding smoke to the sky and raising concerns over air quality in San Diego.Related: USS Bonhomme Richard fire: 57 treated for injuries after fire erupts aboard Naval Base San Diego shipBill Brick is the Chief of Monitoring and Technical Services Division at the Air Pollution Control District and said there are concerns in some areas but not everywhere. He said they have received reports of people smelling the smoke as far away as Oceanside and Escondido. According to Brick, those people who are farther away may be able to smell the smoke but the particulate matter is less concentrated, so it should not pose a health risk.He said the people who should be aware of health concerns are those nearby the fire who end up directly in the path of the smoke due to wind and also those with prior health concerns such as asthma, lung or heart problems. He said if anyone is close enough to smell the smoke and also gets irritated eyes, they should also be aware that there could be health risks. For any of those people, he advises to avoid exercise, go inside and close the windows to avoid breathing in that air.Brick also said that a problem with this fire is they don’t know exactly what has burned. While the Navy has said they are still within EPA standards, Brick said the focus has been on fighting the fire so it has been hard for them to determine everything that has burned. Brick said they did take samples of the air to see if anything toxic is in the air, but those results will not come back for a few days, so he advises everyone to use caution while the fire still burns. 1751
