SAN DIEGO (KGTV) -- Navigating the housing market can be a daunting task for first time home buyers. Zillow?recently released some statistics on what new home buyers can expect to see when getting into the San Diego market. Zillow found that, over the last five years, starter homes are actually increasing in value faster than other homes.The site says the quick appreciation is due to the demand for entry-level homes growing faster than supply.RELATED: Del Mar home sells for more than million in San Diego housing milestoneHome value appreciation among affordable homes is beneficial for people who own homes, but makes it tough for buyers trying to get into the market, according to Zillow.In the San Diego metro, there are 26 percent fewer starter homes to choose from than in 2017, where the typical entry-level home is worth 6,300.But there's good news for those lucky enough to land a home. Entry level homes in the San Diego metro have gained more than seven percent in value over the last year and nearly 65 percent over the last five years.RELATED: Housing association in California fining residents 0 for keeping garage door closedThe most expensive homes have gained just shy of seven percent in value.“When the housing market crashed, owners of the least valuable homes were especially hard hit, and lost more home value than homeowners at the upper end of the market,” said Zillow senior economist Aaron Terrazas. “Since then, though, demand for less expensive, entry-level homes has built steadily, causing prices to grow rapidly. As a result, these homeowners have been able to build wealth at a faster pace than owners of more expensive homes.” 1701

SAN DIEGO (KGTV) - Police are searching for a gunman after a teenager was shot Friday night outside of a movie theater in Escondido.The shooting happened around 8:50 p.m. at the Regal Cinema on West Valley Parkway in Escondido.Police say the victim was shot in the calf and taken to the hospital with non-life threatening injuries.The shooting is believed to be related to fight among a group of teenagers in the strip mall.They are now reviewing surveillance video in their investigation of the incident. 513

SAN DIEGO (KGTV) - On Normal Street in Hillcrest Friday, things were anything but normal.   Tim Henderson and his colleagues were checking email in the street."Just a minute ago, we had a meeting out here," he says while pointing to an assortment of chairs.    He and his co-workers at KTUA, a landscape architecture and planning firm, set up a little home office in a spot usually occupied by 3 to 4 parked cars.   The space was decorated with plants and patio furniture.Welcome to “Park(ing) Day 2017,” billed as a worldwide event where artists and designers transform metered parking spots into temporary public parks.    The event ran Friday from 9AM – 3PM, with several downtown businesses also taking park."We're in a ‘car-centric’ world, we always have to supply places for cars,” Tim explained.  “We're making a statement: during some part of the year, you can come out into a space not  being used for cars -- and have a park!"Henderson and his work buddies barbecued in the parking spots and even roasted s’mores.Parking is at a premium in Hillcrest, but Henderson said nobody seemed to mind them taking up the spots.    In fact, he said drivers had been slowing down to catch a glimpse at the “front yard” they created on the street.“They love it,” he said. 1351

  

SAN DIEGO (KGTV) — One of the most controversial developments in San Diego's recent history is now welcoming its first residents.The One Paseo development has leased about 60 of its planned 608 housing units, most of which are still under construction.The complex aims to put everything within the reach of its residents in a live, work, play environment. The model units are even staged to make the most discriminating apartment shopper feel right at home. The fridge is stocked with sodas, candy, snacks, and even beer. "If you come here, it's like living on a vacation everyday," said Jay Rey-Hiplito, Kilroy's vice president. "We've got pools, we've got fitness centers, if you're into the best restaurants, you can walk right across the street."RELATED: One Paseo set to open in Carmel Valley following numerous setbacksOne Paseo packs 608 housing units into three buildings just south of Del Mar Heights Road. Rey-Hipolito says with San Diego's supply crunch, renters are willing to live in dense apartment complexes like One Paseo. He says they are increasingly looking at the housing units as places where they rest, spending their leisure time and entertaining at the amenities. The complex includes two pools (one saltwater), a community room, and an expansive gym. In all, that's why he believes the price is right for the units. Studios start at ,350 a month, and the model two-bedroom, at 1,058 square feet, goes for between ,600 and ,800 a month."Instead of looking at price, it's important to focus on value," Rey-Hiploito said. "When you're looking at what you get, you may no longer need to have a second car, you may not need to have a gym membership anymore."RELATED: City Council approves slimmed down One PaseoOne Paseo is a three-pronged, 0-million development that includes housing, office, and retail. The San Diego City Council approved a larger version in 2015, but nearby residents, and the owners of the mall across the street, led a referendum that ended with the current scaled down development. So far, 237 units are available. The development includes 61 affordable units for households earning up to 65 percent of the area median income. SAN DIEGO (KGTV) - More than five percent of San Diego homeowners owe more on their mortgages than their homes are even worth, according to a new Zillow report.A total of 23,290 homes in the region are in negative equity, meaning a home's value is lower than the balances on the mortgage. About 1,906 of those homeowners owe at least twice as much as their homes are currently worth, the report says.San Diego's amount of underwater homes compares elsewhere in the state to 19,479 homes in Sacramento, 20,179 homes in San Francisco, and 46,147 in Riverside.MAKING IT IN SAN DIEGO:  604
