Businesses may be reopening, but they're still struggling to pay their rent.About 40% of major retailers didn't pay their rent in May, according to numbers from data firm Datex Property Solutions.Some companies are warning they won't be able to pay rent for months. Starbucks for example is asking for landlords to adjust lease terms and rent for at least 12 months.It's an even worse situation for some small businesses.“I would think landlords ordinarily are not that sympathetic, right, because they can get somebody else to pay the bill,” said Jack Strauss, an economics expert and professor at the University of Denver. “In this case, a landlord is foolish to ignore the struggling small business.”Strauss says it will be difficult for landlords to find a new tenant quickly, so they have an incentive to delay or partially reduce rent.Businesses in malls are getting hit especially hard. The country's latest mall owner recently sued Gap over three months of unpaid rent.“Being sued kind of makes sense by the landlord to take a heavy hand, but at the same time, it doesn't make sense because they're going to have a lot of, they're potentially going to have a lot of empty spaces,” said Strauss.Punchbowl Social, a national restaurant and entertainment spot just closed one location in the Denver area and one in the Chicago area, acknowledging that landlords are trying to ensure the success of their business.But the CEO says, "landlords cannot expect to maintain status quo economic terms that were negotiated in pre-pandemic times."Strauss agrees with that. (KGTV) - A Carlsbad high school teacher accused of "inappropriate conduct" is denying the allegations that has forced him out of the classroom for months.About two months ago, senior Rafa Fabito said his film teacher at La Costa Canyon High School, Speed Farris, was a no-show."I thought he was just absent," said Fabito.But that absence continued without an explanation -- until now. An email was sent home to parents earlier this week confirming Harris is currently assigned to the San Dieguito Union High School District's Administrative Office amid an investigation into allegations of "inappropriate conduct toward former students." Across the La Costa Canyon campus, there was a sense of disbelief."This doesn't jive with what his typical personality is like. I wouldn't expect this from him," said Fabito.Early this school year, student Mary Harris took a literature class taught by Farris."He liked to joke around but never made anyone feel uncomfortable. Just a happy, fine guy," said Harris.Some parents told 10News they were upset it took months for the school district to inform them. As for the teacher at the center of the probe, he agreed to talk to 10News. By phone, Farris told 10News he couldn't say much, but did maintain his innocence. "These allegations are false. They're unwarranted. I've cooperated with the district investigation as much as possible. This whole process is ruining my life and my career," said Farris. 10News reached out to the San Dieguito Union High School District to find out why it took several months to inform parents, and is waiting to hear back. Carnival Cruise Line announced Thursday that most of its remaining US-based cruises for 2020 have been canceled due to coronavirus concerns.The cruise line canceled all cruises originating from US ports except for those leaving Miami and Port Carnival during November and December. Carnival said Thursday that it’s possible all remaining cruises in the US will be canceled amid the pandemic.“As we have said throughout this pause, our return to operations will be gradual and phased in. And while we are not making any presumptions, once cruising is allowed, we will center our initial start-up from the homeports of Miami and Port Canaveral,” said Christine Duffy, president of Carnival Cruise Line. “The health and safety of our guests, crew and communities we serve remain the cornerstone of our plans and decisions. (KGTV) — U.S. history from the Mayflower through the American Revolution is on display in Carlsbad.The Green Dragon Tavern and Museum, off Interstate 5 at Palomar Airport Road, offers a full-service restaurant and a chance to look at original documents from the country's Colonial Period."Not a lot of families have the money or time or resources to be able to travel back east and experience these things first hand," says Green Dragon General Manager John Lek. "A lot of our guests say they feel like they're in Boston or New England without having to leave San Diego."The museum's artifacts are all part of a private collection owned by a local man, who asked not to be identified. He wanted to share his collection with the rest of San Diego, and put them on display at the restaurant.Among the items are documents signed by 14 of America's founding fathers. That gives visitors a chance to see the signatures of Benjamin Franklin, Thomas Jefferson, Samuel Adams, John Hancock and more.Lek says just seeing these items can give people a deeper link to their past."There is something authentic and something that really settles in when you have a direct connection with our forefathers," says Lek.The museum has been open for five years. Right now, everything fits within a single room. But there are plans for expansion.Lek says the museum will open a second room with more interactive and hands-on technology, as well as more artifacts from America's past.Admission to the museum is free, and it's open anytime the restaurant is open. CAMPO (CNS) - Investigators sought Friday to determine what caused a solo car crash that killed an 84-year-old motorist on a rural road east of Lake Morena.The Boulevard man was headed south on a curving stretch of Buckman Springs Road in the Campo area when his 2000 Toyota Camry veered off the east side of the roadway near Oak Drive about 8:40 p.m. Thursday, according to the California Highway Patrol.The vehicle hit a tree and overturned, ejecting the driver through the front passenger-side window, CHP public-affairs Officer Travis Garrow said.The motorist, whose name was withheld pending family notification, died at the scene.Intoxication was not believed to have been a factor in the crash, Garrow said. 722
