SAN DIEGO (KGTV) - Drive through any neighborhood in San Diego these days, and you’re bound to see homes decked out for the holidays. This time of year also can signal a slowdown in the real estate market - and an opportunity for buyers.Germaine LaValade took advantage, and is about to own his first home. He’s in escrow for a four-bedroom home in North Pacific Beach, listed for .17 million. LaValade, a software engineer, said a big reason the seller chose him was because the sale would close before the end of the year for tax purposes.“Because we are renters right now we didn’t have any house to sell to buy this one,” LaValade said.A motivated seller is just one of the advantages a homebuyer may have in these winter months - far removed from peak summer season. Another help - interest rates, which have been on the rise, tend to soften as activity slows nationwide.“We’re seeing a lot of prices are coming down from the all-time highs that they were,” said San Diego realtor Gary Kent. “We’re probably off as much as 5 percent from the peak, peak, peak of the market.”But prices are still high in San Diego County. In October, the median sale price was 0,000, up more than 5 percent from a year earlier.While activity is thought to slow, San Diego realtor Michelle Silverman said some of her best months have been in December. SAN DIEGO (KGTV) — Eldahmy Wellness Pharmacy just received a shipment of test strip kits that can detect signs of COVID-19 in the blood."I usually compare it to the blood glucose machine," said Ahmed Eldahmy, an advanced practice pharmacist who owns Eldahmy Wellness Pharmacy's two locations in La Jolla and Barrio Logan. "Hopefully in the future this point-of-care testing will be available in every doctor's office, clinic, pharmacy."The kits are allowed by the FDA for Emergency Use Authorization (EUA) as of March 31, 2020. Although he could not yet tell us the name of the company creating the kits, Eldahmy showed them to us and explained how they work to detect if signs of COVID-19 are present in the blood.RELATED: San Diego company gets FDA approval for 30-minute COVID-19 test"These are basically the antibodies that our test is trying to detect," Eldahmy explained while holding the test during a Skype interview. "We take a drop of blood and we put it in this spot at the bottom of the test. This is how we can figure out if the blood sample has the antibody component or not."He said it only takes moments to receive results."You leave it for about 5 to 10 minutes and it will tell you if it's positive or negative," he explained. "We’d rather do it at our location in order to give patients a little bit of guidance or direction. SAN DIEGO (KGTV) -- Emily Lake opened Sisters Pizza in Hillcrest last summer to honor her sister Kate, who passed away at an age too young.Her restaurant features a wall of framed pictures of sisters and people who are like sisters - many who have become regulars at the neighborhood eatery. "People have contributed pictures of them and their sisters, them and their friends, and it's not just women. It's anybody who has a close relationship," Lake says. Lake says business had been going even better than expected, until the coronavirus outbreak. Now, her restaurant and those across the county have been reduced to takeout and delivery. "Being any sort of small business owner, and such a brand new one too, we're just navigating scary waters and doing the best we can," says Lake, who owns the restaurant with her husband Trevor. Lake estimates that 60 to 70 percent of their revenue is gone forever. That's because standard insurance policies do not cover loss of business for viruses and bacteria. "I thought that it would be a force majeure or considered an Act of God, and unfortunately it is not," Lake says. "Even in our catastrophe insurance, which would cover earthquake or other natural disasters, this pandemic is not included."But those in the insurance industry say it's an uncertain situation. That's because businesses aren't contracting or closing because they themselves have become infected. Instead, they are doing so because the government is telling them to. One San Diego insurance broker told 10News businesses should make a claim regardless. If it's denied, so be it. Lake said she'd look into that option."At this point we'll pull out all the stops in order to stay in business," Lake said. Meanwhile, California's Department of Insurance is advising all business owners to contact their insurance companies to go over options.
