The housing market halted at the start of the coronavirus pandemic in the United States, but now that sector of the economy is seeing the strongest recovery.“Housing economist have been optimistically surprised by the return of buyers to the market,” said Zillow Economist Skylar Olsen. “The overall availability of inventory is more constrained now than it was last year and that is putting upward pressure on prices, meaning that prices are stable.”Over the last few weeks, realtors like Michelle Pfeffer in New York City have noticed not only a strong market, but a new trend with the most competitive sales being homes located in the suburbs.“A lot of properties that are coming on the market are having showings within a couple of days and a lot of multiple offer situations,” Pfeffer said about homes in the suburbs. “We are definitely seeing more people moving out of the city.”Lingering uncertainty around the pandemic, and a possible second round of closures and self-quarantines have motivated many of these moves.“We are getting people who have been in quarantine for a couple of months now in small quarters and maybe have decided that it is more of a priority to have a yard and space,” Pfeffer added. “Also, because we have had a big technological shift, companies that weren’t offering remote work options previously were sort of forced into it and found that it was effective. Which means that they don’t have to be in the office every day and it gives them the opportunity to live in further distances.”According to research by Zillow, New York City, Miami, and San Jose are so far one of three cities seeing the trend of a substantially higher number of people moving out of the city and to the suburbs.Economist at Zillow are monitoring sales and home searches to see if this is a trend that will spread to other major cities or not, in addition to other possible trends the pandemic may cause in the housing market.“This experience can bring a lot of changes to housing, but it is a little bit too early to see how we’ll actuate that out and you can imagine a lot of different ways that can play out,” said Olsen. 2141

The number of people unable to make house payments on time has reached a nine-year high, according to a recent analysis of the data.Mortgage delinquencies were at 8.22 percent of all loans for the second quarter of 2020, says the Mortgage Bankers Association.At the end of June, an estimated 4.2 million Americans were on a forbearance plan, meaning they have an agreement with their mortgage lender to delay foreclosure."The COVID-19 pandemic's effects on some homeowners' ability to make their mortgage payments could not be more apparent. The nearly 4 percentage point jump in the delinquency rate was the biggest quarterly rise in the history of MBA's survey," said Marina Walsh, MBA's Vice President of Industry Analysis in a press release. "The second quarter results also mark the highest overall delinquency rate in nine years, and a survey-high delinquency rate for FHA loans."FHA, or Federal Housing Administration, loans are designed for low-to-moderate income borrowers and require a smaller down payment when purchasing a home. The survey found 15.65 percent of FHA loans were delinquent in the second quarter of 2020. That’s the highest rate since the Mortgage Bankers Association began keeping records in 1979.The survey asks loan servicers to report any loan that is not paid back according to the terms in the agreement.The high rate of mortgage delinquencies appear to be connected with availability of jobs. But on Wednesday, the journal entered the world of politics.In an unusual and highly unprecedented fashion, the New England Journal of Medicine wrote a scathing rebuke of US leaders’ response to the coronavirus pandemic. While not formally offering any sort of endorsement, the journal referenced the upcoming election in its editorial. The piece did not name President Donald Trump or opponent Joe Biden by name.“Anyone else who recklessly squandered lives and money in this way would be suffering legal consequences,” the journal wrote. “Our leaders have largely claimed immunity for their actions. But this election gives us the power to render judgment. Reasonable people will certainly disagree about the many political positions taken by candidates. But truth is neither liberal nor conservative. When it comes to the response to the largest public health crisis of our time, our current political leaders have demonstrated that they are dangerously incompetent."The editorial, titled “Dying in a Leadership Vacuum,” comes just 27 days before the US election. While much of the world has been able to keep coronavirus deaths to a minimum in recent months, the US still has one of the highest death rates in the world from the virus related to the coronavirus.The United States continues to average 800 deaths per day from the coronavirus, according to Johns Hopkins University data.
