Buying a vehicle is a commitment even in the best of times. A down payment ties up a lot of ready cash. You make payments for 48, 60 or even 84 months. And worse, the car loses value as soon as you drive it off the lot, which means you may owe more than it’s worth for years.That’s not a great fit in this pandemic-driven recession, where flexibility and adequate emergency savings are keys to financial survival.Right now the answer to the lease-or-buy question “is a very big ‘yes,’ for leasing,” says Oren Weintraub, president of Authority Auto. He’s advising clients of his car-buying concierge service to at least consider leasing because of the current economic conditions.You can put little or no money down. You can select a shorter term than a car loan. And the risk of massive depreciation down the road is borne by the bank, not you.A lot of buyers are coming to the same conclusion: The percentage of buyers who use automakers’ finance arm and choose to lease has risen from 31% to 52% year over year, according to industry analyst J.D. Power.5 reasons leasing works nowNot everyone is a candidate for leasing. But here are five factors that could tip the decision toward leasing rather than buying your next vehicle.1. Leasing offers a shorter commitment. “No one knows what will happen over the next few years,” Weintraub says. “People are worried about job security and their finances so the commitment of a car purchase isn’t as appealing.” Instead, consumers are leaning toward leasing because there are affordable two- and three-year leasing agreements available. Current lending rates are at a nearly seven-year low, according to auto site Edmunds, with many no-interest loans available. Weintraub says this substantially reduces the cost of monthly payments.4. Manufacturer incentives abound. Each month, carmakers offer incentives to make car purchases and leases more affordable. Weintraub says there are currently many of these low-cost leasing incentives available. That could change as sales rebound, though. To find deals, Hall recommends going to the manufacturer’s website and searching for special offers. The terms of the lease are spelled out by listing the three major elements of the contract:Monthly payment.Length of the lease in months.Amount due at signing, which is similar to a down payment.Lenders can adjust these factors and apply the cash incentives in a number of ways to arrive at a low lease payment, Hall says.5. Leasing protects against sudden depreciation. Leasing is based, in part, on the predicted value of the car at the end of the contract. But in today’s world, Weintraub says that no one truly knows what the car will be worth in three years. So if the value of the car unexpectedly drops, it’s the lender’s problem, not yours. If, however, the car’s value is unexpectedly high at the end of the lease, you have the option to buy the car yourself and can possibly make money by selling it.The basics on leasingTrying to get the best deal on a lease is different from negotiating to buy a car. Here are a few tactics that the experts recommend.Check pricing guides. Because of limited inventory caused by factory shutdowns, the price of some cars has risen, Weintraub says. Begin by checking car prices on sites such as Edmunds, TrueCar and Kelley Blue Book. But keep in mind that these are not real-world prices.Shop multiple dealerships. Get apples-to-apples lease quotes from at least three dealerships to find your best deal. Tell the dealer the amount you want to pay in drive-off fees, the length of the loan — three years is the “gold standard,” according to Hall — and the number of miles you want to drive. Based on this, the dealer will give you a monthly payment. Every part of the deal is negotiable.Cast a wide net. Car factories were closed during the shutdown, so choices may be limited for a few months. Some manufacturers’ websites allow you to search multiple dealerships to find the right model in your preferred color.Keep an eye on the miles. Understand how many miles of driving are included with the lease agreement. In most leases, 12,000 miles a year is standard. But recently, some leases include only 10,000 miles or fewer, but offer a lower monthly payment. CARLSBAD, Calif. (KGTV) - A photographer in Carlsbad is helping to preserve the memory of the Greatest Generation, one portrait at a time.John Riedy works with The Greatest Generations Foundation. The group takes Veterans back to the battlefields on which they fought.During the trips, Riedy takes a portrait of each vet on their battlefield."It helps them realize that we’re not going to forget these guys," Riedy says. "When they’re gone, their legacies are going to live on."Over the last 12 years, Riedy has gone on nearly 50 trips with the Foundation and taken close to 300 portraits.For the 75th Anniversary of D-Day, he chose 75 of his favorite to hang in two galleries near Normandy and Omaha Beach."I think they were blown away to see their portraits up there," Riedy says of the reaction the Vets had when they got a first look at the galleries.Riedy says it's his personal way to honor the sacrifices they made."When you step onto Omaha beach, or you go to that cemetery at Omaha, and you see what they were up against when you see those cliffs, it's awe-inspiring," he says. "It’s like a switch flipped inside me. From them on I knew this was going to be my calling."Riedy and the Foundation have started to expand the program beyond World War II Veterans. CAMPO, Calif. (KGTV) -- Three people were taken to the hospital and two others are in custody after a Border Patrol chase led to a crash in Campo Tuesday night. According to Border Patrol, agents tried to stop a 23-year-old San Diego resident driving a blue Mazda MPV around 5:05 p.m. near Old Highway 80 and McCain Valley Road for possible immigration-related violations. The driver refused to stop, sparking the chase. During the chase, agents say the woman drove onto Shasta Way at a “high rate of speed” before driving over a dip and losing control of the vehicle. According to border patrol, the 23-year-old had minor injuries and was taken to the hospital. Border Patrol says four men were found in the back of the vehicle. The men are between the ages of 24 and 39 and all claim to be residents of Mexico. Two of the men were taken to the hospital for treatment while the other two were taken into custody after refusing medical aid, Border Patrol says. 1139
CHICAGO, Ill. -- Historical housing practices in the U.S. have put many communities of color at a disadvantage. It’s not necessarily due to individuals being racist. It’s due to housing policies nearly a century ago that still affects people of color today, otherwise known as systemic racism.Chicago is a classic example of a city that’s still very segregated. Marketta Sims was born and raised in Chicago. She lost her mother at 14, was incarcerated for more than a decade, and upon being released, she became homeless.“Homelessness is mentally, physically, spiritually, emotionally draining,” Sims said.Sims says she was on the streets for a year and a half.“What’s my meal for the day? What am I going to wear? How am I going to take a bath?" Sims said. "And then people look at you like ‘oh, they just want to be lazy.' Some people actually have jobs and be actually homeless. And work like I did. I worked, and still was homeless.”Sims joined a program through a homeless shelter, moved into transitional housing and now she lives in an apartment with her fiancé. However, it wasn’t easy. She says it took a lot of hard work and determination to get there.“They make sure that you have to jump through all type of loopholes to get to housing,” Sims said.To understand the disadvantages people of color face currently, we must understand what was going on in the housing realm back in the 1930s. Kendra Freeman is the director of community engagement with the Metropolitan Planning Council in Chicago. The Metropolitan Planning Council is a planning and policy-change not-for-profit organization founded in 1934 to improve housing conditions in the city of Chicago. It was also in the 1930s that a practice called "redlining" made its way across the nation.“Redlining was an intentional process that was used by the real estate industry and the financing industry to really color-code communities and steer where lending happened," Freeman said. "So essentially if you’re in a majority black community or community of color, typically those were colored red and rated as undesirable high-risk neighborhoods.”Think of it as a stop light. Green meant it was a good community to invest in, blue meant it was fairly good, yellow meant you should take a step back and red was deemed hazardous. A lender or government agency was able to make decisions on who gets a mortgage and who doesn’t by looking at the maps and experts say it was a discriminatory practice based on the race and ethnicity of people who lived in a certain neighborhood.“It’s all remarkably racist,” Dr. Robert Nelson at the University of Richmond said.Dr. Robert Nelson is the director of Digital Scholarship Lab at the University of Richmond which has been working to develop an atlas of U.S. history. One project is called Mapping Inequality and shows how cities in the U.S. were broken up.It wasn’t just Black communities. Other minorities were singled out as well: Syrian, Japanese, Latino, Polish, and even Jewish. Dr. Nelson says it’s important to note redlining was a federal program produced by the federal government with federal oversight and it nationalized lending practice standards.“These are not maps that were just produced by banks that had discriminatory lending practices," Dr. Nelson said. "This is the federal government saying discriminatory racist lending policies is best practice in the industry.”Dr. Nelson says money was channeled to white, middle-class families, causing inter-generational wealth. In other words, they were able to build wealth and pass it on as inheritance to their kids.“Typically in America the way that you build wealth is through home ownership and real estate," Freeman said. "So when you look back to my grandfather, your grandfather and their ability to buy a home, and traditionally you get a job, buy a home, you raise a family and you build equity in that home – and you can use that equity to do things like send your kids to college or invest in a business, or help your grandchildren with a down payment for their first home.”Even though redlining became illegal through the Fair Housing Act of 1968, Co-Executive Director Giana Baker with the Chicago Area Fair Housing Alliance says decades of the practice contributed to racial disparities we see now and the disinvestment in Black communities for generations is clear.“If we take those same maps in that era that were created through the Home Owner Loans Corporation, those same communities on the west and south sides are communities where they have a rich legacy in the people who live there, but we also see that those are the communities that there are food deserts where there may not be grocery stores,” Baker said.Baker says even she is impacted.“In the community that I live in – which is a suburb outside of Chicago, but it is a predominantly Black suburb that has been disinvested – my house does not have the same value that it would have if I was just one neighborhood over.”There’s no easy solution to eliminating barriers of housing for people. Baker says her organization is advocating for everyone to have equal access to affordable housing, meaning people would be able to pay their rent and still have money left over for groceries, childcare and medical expenses.According to Freeman, the first step in American society should be shifting perceptions so people of color are seen as human beings with an equitable opportunity for housing and wealth. Then comes programs – like the one that helped Sims find housing – but what will make the most difference is a change in policy.“We can do things to help improve conditions through programs, but if you don’t get to the core of changing policy that holds those inequities in place, then you’re not changing the problem,” Freeman said.Changing policy is part of the work Freeman and her team is trying to do at Metropolitan Planning Council. However, she says it will take everyone to do the hard work of structural change.“Know that housing is a human right," Sims said. "I will stand and I will fight.” 6061
