SAN DIEGO (KGTV) - Home sales in San Diego County accelerated in July after declining on an annual basis for more than a year.New data from real-estate tracker CoreLogic shows 3,988 home sales in July, up 10.1 percent from July 2018. That marks the first time since April 2018 that home sales in the county did not decline on an annual basis, when seasonal factors do not impact the data. Meanwhile, the median price for a home sold in the county remained flat over the year at 0,000. In June, the average rate for a 30-year-fixed mortgage fell to 3.8 percent, according to Freddie Mac. That was the first time the rate was below 4 percent since Dec. 2017. It ticked down even lower in July to 3.77 percent. Mark Goldman, a loan officer with C2 Financial, said the lower rates likely helped people increase their buying power by 2 to 3 percent. "That same house is going to cost a little bit less, and help you afford more," he said. "A lot of times when market gives you something like lower rates, the market takes it back in the form of higher prices, and we’re not really seeing that."Goldman said there is less speculation in the market due to concerns that it has leveled off. Still, the median price of 0,000 is pricing people out of the county. SAN DIEGO (KGTV) — Despite the pandemic, Veterans Village of San Diego held its annual Stand Down event that helps hundreds of veterans facing homelessness every year.From a glance, this year’s event may seem different. Not as many people were there and stations were more spaced out than normal. But the mission remained the same, reaching out to veterans who are at risk or homeless.Darcy Pavich, the Stand Down director, says the goal is to provide Veterans with the resources they need. Whether it’s housing services, medical referrals, or employment services."It’s difficult for them right now to connect with the services because so many doors are closed," says Pavich.What is also different this year is making sure COVID-19 health guidelines are followed. From requiring masks, to hand sanitizing, and making sure everyone practiced social distancing.This took a lot more planning and preparation to make sure Veterans and Volunteers stayed safe.But even with the changes, Pavich says the simple gesture of reaching out to Veterans made a big impact on those that showed up. "It brings a smile to them and they may not have a lot to smile about right now," she said. "I can never find a good reason why a Veteran should not be housed, safe, and comfortable in their own life." 1292
SAN DIEGO (KGTV) - Families across the San Diego region are continuing to battle record high home prices and rents.But there are now several plans in the works to boost supply - and hopefully bring prices down."There's no magic bullet, no magic wand," said Rick Gentry, who heads the San Diego Housing Commission. "I don't see there's one solution. There are a host of solutions that we can bring to bear that over time will reduce the problem."Jimmy Ayala, who heads Pardee Homes of San Diego, says the biggest change that could lower prices is reducing the time it takes to get permits. He says builders can work impact fees into their budgets, but over-regulation and delays from community opposition adds costs to projects that cause some developers to shy away.FULL COVERAGE: Making It in San Diego"If you start on this day and perhaps you end on a more certain date, then more people would enter the industry, more people would enter the market, we'd eventually get more homes," Ayala said, noting that Pardee's 415-home master plan community in Santee called Weston took 10 years for approvals.Local and state governments appear to be on board. It also is encouraging builders add more, smaller units in the same building, with less parking requirements. SAN DIEGO (KGTV) - Hundreds are getting tested for coronavirus before Thanksgiving hoping to keep their family safe. Medical experts say it's not necessarily going to work.The lines were hours long in front of a Linda Vista testing site, just as long at sites around the county Sunday."There's a worrisome reason for that, people are planning to go visit their older relatives and they think they're going to be 100% safe," Dr. Davey Smith, Chief of Infectious Diseases at UC San Diego said getting tested Sunday or any day leading up to Thanksgiving could give you a false negative."If I get tested now, it doesn't mean that I'm not infected, it just means that I'm not actively shedding the virus," Smith said.According to the CDC the incubation period for the virus is 2-14 days."I thought Halloween was going to be the scary part of the year but November, December, January are just going to be really tough I think. We've got Thanksgiving coming up, then we have Christmas coming up and then New Year's and everybody is tired of being on lock down, it breaks my heart," Dr. Smith said leaning back in his chair.Data shows after each holiday this year, we've seen a spike in cases.The CDC and Dr. Smith urge everyone to gather virtually, or in small groups outside, socially distance and wash your hands often.We all know 2020 has been the year of sacrifices and Dr. Smith feels it too, "I'm really grateful for my niece who I have not met yet, because of the pandemic, I am so excited, I get pictures every day, so I'm pretty happy."All of us hopeful next year we can all be with our loved ones."If we can just get through the winter, I promise these vaccines and treatments are really going to change everything and that just means there will be more of us to celebrate next year," Dr. Smith said. 1811
