Plan to buy your first home in 2021? It’ll probably take months instead of weeks, and you might feel demoralized at times.That’s not negative thinking. It’s an acknowledgment that the road to homeownership has potholes. The journey can be bumpy, but the destination is worth it. When you know at the outset that you’re in for emotional highs and lows, it’s easier to shrug off those lows and keep on truckin’.Here’s why 2021 will be a rough year for first-time home buyers — and how to manage your emotions during the process.Why buying a home in 2021 will be toughThere aren’t enough homes for sale to meet demand. At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. OVERLAND PARK, Kan. — Forever 21 is one of a handful of stores that allows men and women to try on clothes in the same area.Now, some shoppers believe it might be time for a change.This comes after a man was charged for allegedly recording a woman and a girl inside a Forever 21 changing room at the Overland Park mall.“For a place like this, I don't think that's appropriate at all to have men, women and children in the same dressing room at all,” said Jaymee Henderson, who shops at Forever 21.Scripps station KSHB in Kansas City sat down with an attorney to find out what the laws are when it comes to recording video in a clothing store like this.Attorney Bernie Rhodes said anything within the store is fair game."If I want to walk into a Forever 21 store and put my cell phone in my breast pocket and film my interaction with the sales clerk, that's perfectly legal,” said Rhodes.But once you get to the dressing room area, the rules change."What a store can't do is install a security camera in the bathroom or dressing rooms because there we have what we call an expectation of privacy. The same is true for perverts,” said Rhodes.Rhodes said a person can record themselves in the dressing room with their own device.In the Forever 21 dressing rooms, there is a large gap between the floor and the fitting room wall. That’s how prosecutors allege a man took video of a girl and a woman on his cell phone.A petition on Change.org is calling on the store to separate their dressing rooms by gender, but Rhodes believes that change won’t prevent people from breaking the law."It falls upon the individual who is acting illegally, he or she knows what they're doing is wrong. You can make the wall go all the way to the floor and they'll drill a hole in it,” said Rhodes.He says privacy laws can be violated anywhere, not just in the dressing room at a clothing store."Unfortunately, it does happen more often than we'd like to think,” said Rhodes.KSHB reached out to Forever 21 to find out if they intend to make changes to their fitting rooms, we have not heard back. 2102

Police detectives are investigating the circumstances surrounding the death of a skydiver in Zephyrhills, Florida.Management at Skydive City told Tampa-based WFTS, the skydiver was experienced and had a properly working parachute and reserve parachute. "(The skydiver) hit the ground at full speed and were killed on impact, instantly," said General Manager TK Hayes. Hayes said neither the main parachute or reserve were pulled. It was the second to last jump of the night. The skydiver broke away from a group dive, landing at the edge of the 100-acre property. "It's definitely a mystery," said Hayes. "We've had a preliminary investigation with the detectives out there and looked at the equipment, we can't see anything particularly wrong with it."Hayes said the skydiver was not using an automatic activation device, which deploys the parachute at 700 feet if still in free-fall. That piece of equipment is not required for licensed skydivers. "It's just a sad day for the community, there's nothing we can do about that now that that's happened other than hopefully we learned something from it," he said. Skydive City sees about 70,000 jumps per year. According to Hayes, it has been a couple years since they've experienced a fatal jump. At this time, police have not released the skydiver's name, pending next of kin notification. 1424

PHOENIX, Arizona — "I would go out by myself, I would hang out with whoever wanted to hang out but my real relationships were all failing," said Stephani Krise.That's because Krise says the only relationship she cared about was the one she had with alcohol.Constant partying after work, binge drinking, stints in the hospital and traditional rehab seemed hopeless."After I relapsed and I couldn't stay sober, I kind of had given up hope," said Krise.Another woman, Sarah Kennedy, says her long addiction to alcohol had affected friendships, her career and of course, her health.And like Krise, Kennedy was willing to try just about anything."Read about it on the web and just seemed too good to be true," said Kennedy.What she read about is the Sinclair method.Her first appointment she met with a doctor, got a prescription, took a pill, and later that day, had a drink, doctors’ orders of course.If the protocol seems like a radical idea, that's because it is."I mean I think it's time to change the way addiction treatment’s been for a long time," said Dr. Michael Yasinski.Dr. Yasinski is spear heading that effort at his Scottsdale office."It's founded in science and data which is why I liked it," said Dr. Yasinski.Every one of his patients gets to continue drinking as long as they take the anti-addiction drug Naltrexone one hour before they knock one back. The pill works to block pleasure sensors in the brain. He says combined with psycho-therapy the cravings go away."It's not seeing or enjoying alcohol like it normally does, so it starts to lose interest over time," said Dr. Yasinski."I came back two weeks later and he said 'how did you do,' and I said well I felt great cause I didn't have to change a thing," said Kennedy.But what did change, was the desire to drink. Both report drinking isn't a problem anymore. This coming as nearly 70 percent of traditional rehab patients relapse within the first year."To me, it’s like there is no relapse, you just keep going and keep improving," said Kennedy."I just feel so much better about myself and that's what makes the difference," said Krise.A true testament to what taking a chance can lead to.So why are we just hearing about this now? Traditionally alcoholism has been treated as a moral issue rather than a medical one.According to those in the treatment industry, most doctors just aren’t trained in this type of treatment.
