Businesses may be reopening, but they're still struggling to pay their rent.About 40% of major retailers didn't pay their rent in May, according to numbers from data firm Datex Property Solutions.Some companies are warning they won't be able to pay rent for months. Starbucks for example is asking for landlords to adjust lease terms and rent for at least 12 months.It's an even worse situation for some small businesses.“I would think landlords ordinarily are not that sympathetic, right, because they can get somebody else to pay the bill,” said Jack Strauss, an economics expert and professor at the University of Denver. “In this case, a landlord is foolish to ignore the struggling small business.”Strauss says it will be difficult for landlords to find a new tenant quickly, so they have an incentive to delay or partially reduce rent.Businesses in malls are getting hit especially hard. The country's latest mall owner recently sued Gap over three months of unpaid rent.“Being sued kind of makes sense by the landlord to take a heavy hand, but at the same time, it doesn't make sense because they're going to have a lot of, they're potentially going to have a lot of empty spaces,” said Strauss.Punchbowl Social, a national restaurant and entertainment spot just closed one location in the Denver area and one in the Chicago area, acknowledging that landlords are trying to ensure the success of their business.But the CEO says, "landlords cannot expect to maintain status quo economic terms that were negotiated in pre-pandemic times."Strauss agrees with that. (KGTV) -- The longest-serving mail carrier in Carlsbad is set to retire Friday after 58 years of service.Mack Mata Jr. will be recognized Friday in front of his peers and family.“It’s not often we celebrate an employee who has served the Postal Service for 58 years,” said Postmaster Cindy Gibson.In the fall of 1960, Mata and his fiancée were downtown when she saw a “help wanted” sign in the window of the post office. After applying and completing a test, Mata was sworn in as a postal employee in Carlsbad in November of the same year.Mata recalled his fond memories at the office, saying he would watch kids grow up and move away only to return and become his customers.Mata also remembers the time he saved a woman along his route. “One day, something told me I should check on her and sure enough, I found her lying on the ground after she had fallen and couldn’t get up. She said, ‘I knew you’d eventually show up to help me.'A lot has changed since then. Mata says he used to make special deliveries on his bicycle and stamps only cost four cents.Mata is now married to Sheila Mata, who works at the Vista Post Office, has two sons, four grandchildren and plans to spend lots of time gardening and traveling with his wife after retirement. 1278

The stretch is about eight miles long, through Encinitas and Carlsbad. The entire project will eventually go all the way to the 78. The project with add HOV lanes over the next four years. The new speed limit will help to protect workers in the area working closely to the passing vehicles. California Highway Patrol officer Mark Latulippe tells 10News, "the days of well we just put the signs up and we’re giving you a grace limit, are over". They've put up dozens of signs to warn people of the change, dropping the speed limit to 55 miles per hour. Despite the many signs drivers are ignoring the change and sticking to their normal speeds upwards of 70 miles per hour. The signs have been up for about a month but Latulippe says, "we are sending enforcement units out now to start that ticketing process of trying to slow this down". Drivers can now expect to get pulled over and ticketed from here on out. Because the area is a work zone, the tickets will be double the normal speeding fine. 1202
