But one of the constraints is lack of construction workers along with the material cost that goes into construction, such as lumber,” says Dr. Yun, who also pointed out the country's underproduction.“Home builders have been producing below historical average for 10 straight years and the cumulative effect of underproduction is we don’t have sufficient inventory and that is the reason why home prices are rising and we need to build more homes to get into balance,” added Dr. Yun.Which is why, Laura Gonzalez, associate professor of Finance at California State University Long Beach, says we're experiencing a supply and demand situation when it comes to wood.“We just don’t have enough wood,” Gonzalez said. “It's difficult to make it ready and then transport it because of the pandemic. It's not that the industry is changing its just that we have had a shift both in supply and demand.”Gonzalez also says it's the basic equation of high demand meaning lower supply, which sends prices up and stocks soaring. Then there's the factor of where our wood comes from. She says, “We import some of our lumber from Canada both from lumber and other products. If we depend on other nations, we are more susceptible to changes in supply.”So, what comes next?“The issue of supply versus demand is going to correct in two years, but the opportunities for climate finance are ongoing that is not going to finish,” Gonzalez said.Which is why Dr. Yun says home prices will hold firm, and if you're waiting for a ‘burst’ or for prices to decrease, you might be waiting a while.“In future years, mortgage rate will certainly rise and that will choke off some of the demand, but hopefully we have adequate supply so we have a more balanced market condition where prices rise in manageable, 3-4% each year and people will feel comfortable at that rate of price appreciation,” says Dr. Yun.Dr. Yun recommends if you want or need to buy, don't overstretch your budget as the competition is fierce out there. Now, more than a month into the new school year, doctors are keeping an eye on teenagers and the difficulties they may be facing as the pandemic continues on."Students are still stressed about what's going to happen next, anxious about mixed information they may hear on the news, they may hear on social media, they may hear from their friends in school and they're just trying to figure out what’s going to happen and how long is this going to last and when are things going to get back to normal," says Dr. Christina Conolly, a school psychologist and members of the National Association of School Psychologists.Dr. Conolly says some students are now grappling with anxiety and depression along with the added stress of school.There could be lasting effects on some teenagers who have been isolated for so long."Potentially, I would say not just for teenagers, but for young children and adults, as well. We’ve not experienced an event like this since the pandemic in the early 1900s," says Dr. Conolly.Mental health officials at schools are honing in on children and teens who might be vulnerable and in need of someone to talk to. Dr. Conolly says her school is even launching a new program centered around students' social and emotional wellbeing."In my school district, we have developed student well-being teams at all of our schools. We have referral forms for teachers to go and refer students who are in need of support. We’ve been doing what we call student psychoeducational lessons for all of our students pre-K through 12th grade," says Dr. Conolly.Stress management and mental health is a priority for Parker Pediatrics and Adolescents in Colorado. Pediatrician Dr. Brian Stanga conducts mental health screenings with all patients when they come in for a check-up."We ask them about things like stress level, stress and then if so, how many days a week are they feeling stressed? Is it greatly impacting their quality of life or not greatly impacting their quality of life," says Dr. Stanga.The pediatric practice also has four child and adolescent psychologists on staff. In March, pediatrician visits were down 50% but psychologist visits remained at 100% of normal."One of our core mission statements is we believe in the whole child, whether physical, mental and emotional health. If you're stressed, it elevates your heart rate, your blood pressure, all those things which in then affects your physical health," says Dr. Stanga.So what can parents do to help guide their teens and younger children through this stressful time?"Finding something that you all enjoy that you can do as a family. Talk with each other, have dinner with each other. I know some of these are things people hear and sound a little corny but these are truly things that can help," says Dr. Conolly.Dr. Conolly says educating parents about substance abuse and suicide prevention is also key right now. LOUISVILLE, Colo. – A woman in Louisville, Colordao died after she was struck by a falling tree branch during Tuesday’s windstorm, a spokesperson for the police department said Wednesday, making her death the first in the state caused by the near-hurricane winds.The woman, who has not been identified, stopped to rest under a tree while she was moving into an apartment in the area of Walnut Street and Garfield Avenue at around 2 p.m.The spokesperson said that’s when a large branch broke off due to the winds and struck her in the head.She was taken to a hospital, but it’s not clear when the woman died as the police department only learned of her passing on Wednesday.The Boulder County Coroner’s Office will be conducting an autopsy, but even though foul play is not suspected, detectives will be in attendance.The Boulder Daily Camera reports there were 89 mph wind gusts in Louisville, the highest recorded in Boulder County on Tuesday. 962
