SAN DIEGO (KGTV) — Even though many local businesses have struggled amid the pandemic and San Diego County saw an unprecedented spike in unemployment in the second quarter, there has not been a significant jump in the number of empty retail storefronts -- at least not yet.The vacancy rate in San Diego County ticked up slightly to 5.6 percent in the second quarter, according to an analysis by commercial real estate firm CBRE.Vacancies tend to be a lagging indicator. Large national chains like 24 Hour Fitness and Pier 1 Imports have announced closures in recent weeks, but the businesses are still occupying their commercial spaces. 24 Hour Fitness is closing four clubs in San Diego County. Pier 1 Imports is closing all 11 of its local stores; four of those locations have already closed.While vacancies take time, the pandemic has slowed the region’s commercial real estate market in other ways, said CBRE Associate Field Research Director Michael Combs.New leasing activity in the retail sector dropped to nearly a 10-year low in the second quarter, down nearly 50 percent from the first three months of 2020.“There just haven't been a lot of new deals as tenants especially in retail are waiting to see how this situation plays out,” he said.The slowdown in new leasing activity may be a sign that companies are holding off on plans to expand operations, since new leases with larger footprints are typically signed far in advance. 1448

SAN DIEGO (KGTV) -- Gas prices in Southern California continue to rise sharply as prices throughout the rest of the U.S. continue to fall. According to GasBuddy, the national average is down two cents, currently costing .65 per gallon. In California, the average as of Sunday is .98 per gallon and could hit by late Sunday or Monday, GasBuddy says. In San Diego County, the average price per gallon has increased by more than 40 cents over the last 13 days, AAA reports. The jolting increase in gas prices is a result of lower supplies caused by maintenance issues at several California refineries. The issues are reportedly affecting the Chevron and Marathon refineries in Los Angeles County at the same time. It's unclear when normal operations will resume. "Our numbers are still way above normal so we'll take it," South Beach Bar & Grille Bartender Philip Cullin said Friday and Saturday were great for business.Next door at Lighthouse Ice Cream, those sentiments were echoed.Sunday was a different story, clouds loomed overhead with sprinkles and rain in the evening, dampening the influx of customers. "It's really cold, there's not that many people out," 14-year-old birthday girl Bella said. She came out with friends and family to celebrate.Businesses thankful to see those customers, saying it's been tough through the slow winter months.Inside the bar, Cullin said they saw lots of business Sunday, "it comes in waves, you'll get like a mad lunch rush, everybody bombs in at the same time to get their fish tacos, and then they clear out mid afternoon and your locals come in."With the pier open, they're seeing even more people, "this area gets way more congested when people are chilling at the pier," Cullin said."I found out Thursday night the pier was opening on Friday and I knew I had to get here early and start making waffle cones, it was a busy day for us, we couldn't even find parking in the morning," Lighthouse Ice Cream Manager Robbie Valdivia said.They're hopeful Memorial Day will bring sunshine and another wave of customers."We actually had them for about two weeks now, a lot of tourists here from out of town, out of state, so it's been really really nice," Valdivia said, knowing it's the unofficial start of summer.
