SAN DIEGO (KGTV)- Across California, many businesses continue to struggle in San Diego County, and some business owners say they can’t afford to pay their rent anymore without their usual income during this pandemic.Landlords are also feeling the effects of the small business struggle.“Many tenants are paying their rents, there aren’t many tenants paying their rents from profits,” said Sandy Sigal, CEO of NewMark Merrill Companies. “We’re not going to make any money or have any profits this year at all, we know that, but we do need enough money to pay our mortgages and lenders.NewMark Merrill Companies own about 80 shopping centers in three states, including California. We’re doing what we can.”But Sigal said landlords could only do so much, and it’s up to the government to step in and help save these businesses.“If there was a fire or earthquake or flood, they would have insurance for all this,” he said. “We need to extend what was PPP or The RESTART Act. I’m in favor of some stimulus to the unemployed.”Without additional assistance now, it’s a struggle he expects to continue until significant changes are made, and businesses can fully bounce back.“If the government helps my tenants, I’d be helped enough,” he said. “This is no one’s fault, but the pandemic and we all got to get through this together.” 2393

SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) — With San Diego County back in the purple tier, religious gatherings have to move back outdoors.The first Sunday back in California’s most restrictive tier and Rock Church held five outdoor services around the county, but this is not new for them. The megachurch moved to live streaming of services at the beginning of the pandemic, then added in outdoor services about six weeks ago.In the red tier, religious services could hold indoor services at 25% capacity or 100 people, whichever was fewer. Point Loma’s Pastor Travis Gibson said during this time, they had the option to move outdoors, but with 7,000 people attending Point Loma’s services alone, it wasn’t worth it.“One hundred people is not even the volunteers so this is the best option,” he said, standing outside after an outdoor service.RELATED: San Diego houses of worship told to move services outside by SaturdayHe said they have anywhere from 50,000 to 75,000 people watching their live streamed services every week, with only about 1,000 people coming to this new outside setup, but they’re happy to be able to give different worship options to their members.“There are so many ways to worship God. Four walls are great. You can control the temperature, you can control the airplanes, you can control the lights, but you don’t need it to worship God,” said Pastor Travis.He said they do not have plans to try to move back inside anytime soon because they don’t want to switch back and forth, so they’re moving slowly and making sure the online and outside services work.RELATED: San Diego County health officials warn local churches about holding indoor servicesNot every church has been as flexible. This is the second time churches were asked to move outside. The first time churches were banned from indoor services in July, at least three San Diego churches were either sent warning letters or cease and desist letters because they refused to move outdoors.
