SAN DIEGO (KGTV) - A local marketing firm is moving from the East Village to Sherman Heights, and hoping the move can bring the same kind of renewal they saw in their old home to that neighborhood."I think it has a lot of potential," says Reid Carr, the CEO ofRed Door Interactive.Carr started his company in the East Village in 2002, as Petco Park was being built. He's seen the neighborhood grow up over the past two decades, spurred by business investment."To people who come down here, it feels like it changed overnight," he says. "But to be in it, it ebbs and flows with people coming and going and really figuring itself out. It's pretty spectacular."He thinks the same thing can happen in Sherman Heights, one of 35 "Opportunity Zones" in San Diego County."I think it needs this kind of commercial and business corridor to build it up," says Carr. "We're trying to be the first footprint there to do it."Opportunity Zones are federally designated areas that give companies tax breaks on capital investment. The goal is to spread businesses across communities."It signals the areas in our county that are really ripe for investment," says Nikia Clarke, the Vice President of Economic Development for the San Diego Regional Economic Development Corporation."Companies are looking at places like Sherman Heights as the next high growth parts of our region," she adds.But Sherman Heights comes with a unique set of challenges. The neighborhood was founded in 1868 and is a historic district. That means companies need to comply with design and architecture rules, so they fit into the community.Companies like Jack in the Box and Walmart opened locations in the neighborhood in the past few years, and found success within the restrictions."As a small neighborhood, it's important to us that businesses want to understand where they're coming into and want to work with the fabric of the neighborhood," says Sherman Heights Historian Louise Torio. "We want something designed today that fits into the rhythm of the streetscape."Carr says his business is excited to become a part of the neighborhood and plans to honor the historic feel.He bought the lot near 25th and Market for .2 million and plans another million to renovate the existing buildings."We're going to embrace what's there, revitalize it in some ways and respect it in a lot of other ways," he says.The company hopes to start construction this July and move in by April of 2021. 2460

According to the report by NerdWallet, in October of 2017, the US had a 3.9-month supply of existing homes for resale, meaning at that pace, it would have taken 3.9 months to sell all the homes on the market. According to NerdWallet, a supply under six months places home buyers at a disadvantage. The report identifies six reasons why the housing supply is so low. 1. Boomers aren’t movingOver three-fourths of baby boomers own their own homes, according to the report, meaning millennials don’t have enough homes available to buy. The report also found that rising home prices force baby boomers to stay put because they don’t have the cash to downsize. RELATED: California gas tax set to increase July 12. Landlords won’t sellNerdWallet says millions of single-family homes were converted to rentals after the foreclosure crisis. In 2017, renters made up 36 percent of households. A greater demand for homes coupled with less supply means values rise while rents are rising faster than home prices. 3. Low mortgage rates The report points out that interest rates on outstanding mortgages averaged about 3.8 percent over the last three years. As mortgage rates rise, fewer people are interested in selling and getting into new mortgages. 4. Entry-level homes ignored by buildersIn the first nine months of 2017, nearly 500,000 newly-built homes were sold of which 55 percent sold for 0,000 or more. Regulations add costThe report points out the homebuilders say environmental protection, infrastructure fees and rules that specify lot sizes all add tens of thousands of dollars to the cost of building every single home. Owners want a restricted supplyFinally, the report found that local zoning and land-use regulations are enacted by officials elected by the people. The report says those officials are only responding to constituents who want a limit on the number of homes that can be built in a neighborhood. Elected officials can also set a minimum square footage for homes, further limiting supply. “There are regulations that are more about the neighbors’ sensibilities than they are about the safety of the people living in the houses,” says Miriam Axel-Lute, associate director of the National Housing Institute. “It’s neighbors who want their property values to go up, in most cases, who are insistent upon some excess safety design standards or minimum lot sizes or other things,” Lute says. “They either want their property values to go up or they don’t want, quote, ‘the wrong sort of people’ in their neighborhoods. This is the pressure behind a lot of the most damaging regulations out there.” 3097

  

SAN DIEGO (KGTV) — A longtime North Park business has been forced to shutter its doors due to the economic toll of the pandemic.A&B Sporting Goods has sat on University Ave. for 79 years. The business told ABC 10News that it thrives off of local youth sports, which have largely been canceled this year due to the coronavirus.Owner Greg Schloss, whose father and grandfather worked at the store before him, said he hadn't planned on closing shop, but could not keep the business going any longer."I've worked here 40 years. The neighborhood is driven by a lot of kids playing ball in this neigborhood. And at the moment, for the past sever, eight, nine months, there's no kids playing any organized sports," Schloss said.RELATED: Rebound: Find resources for small businesses amid the pandemicAs for himself, Schloss said he's not ready to retire and he's hoping some of his longtime customers may be able to help him find a new job.In a Facebook post, the shop told fans they will close as of the end of the year and thanked the community for its support over nearly eight decades."It is with heavy heart that we announce that A&B Sporting Goods is closing shop as of the end of the year. We cannot thank our friends enough for your ongoing support. We were so fortunate to be part of the North Park community for so many decades. There was never anything better than your kids coming in every year to pick up their North Park Little League apparel and equipment," a Facebook post on the store's site read. Shoppers are also encouraged to stop in and shop over the next month. The store's social post added that everything will be sold and reasonable offers for merchandise will be accepted. 1707

  

SAN DIEGO (KGTV) – A new initiative in Pacific Beach could keep many businesses afloat but may make parking in the area even harder to find.Twenty-six parking spaces on Ocean Boulevard between Grand and Thomas avenues will be temporarily converted to outdoor dining for nearby businesses.Signs posted near the parking spaces show there will be no parking starting Friday, Aug. 21, until Dec. 30 for a special event.PB Shore Club owner Doug Sondomowicz worked with the city’s permits department, local police and fire departments, and the Coastal Commission for five weeks to get permits approved.The area where the parking spots used to be is now where cars and emergency vehicles can drive through along Ocean Boulevard.PB Shore Club will add 22 tables to the patio, bringing them to about 2/3 of their pre-COVID seating capacity.Sondomowicz said he thinks this will allow him to bring almost 100 percent of his employees back. The tables will be ready to go by lunchtime on Saturday."Originally, we laid off every employee we had here … hopefully with this we will get closer to that 100 percent employee mark,” said Sondomowicz. "During these trying times with COVID-19, the city has been gracious to let us use this and be able to keep us open and try to employ more people. And give locals and tourists still options to be able to eat outside beachfront."Waterbar will add around 20 tables and have their patio ready to go by 4 p.m. Friday.Some people in Pacific Beach say finding parking in the area is already difficult and this restriction will make it even harder.Pacific Beach resident Robert Gally opposes the idea, and he told ABC 10News, "A lot of times, I see police responding out here. I see fights. There's loud music. Knowing that they're going to be outside is just making it even worse. So, I'm very upset."PB resident Cindy Palus, who supports the idea, said, "I think it's advocating for people to get outside and walk, it's not a big deal and I think the businesses need it. San Diego needs it. I think it's great. I think we're supporting the economy."A spokesperson for San Diego City Councilwoman Jennifer Campbell’s office confirmed to ABC 10News that the space will be for outdoor dining.The spokesperson says the request was made and voted on by a group called Discover PB. She tells ABC 10News that the change was approved by the Coastal Commission.ABC 10News reached out to the group Discover PB, but have not heard back. 2460
