SAN DIEGO (KGTV) -  Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) -- Wendy Caceres smiled as two salon workers doted over her hair and makeup. It was a momentary break from the last two-and-a-half months when she's been worried about many things, least of all herself.On August 15, Caceres gave birth to her son Santino at 29 weeks. He's been in the NICU at Sharp Mary Birch Hospital ever since."Very traumatizing, honestly," Caceres said over the hum of hair dryers at Robert Cromeans Salon downtown. "I don't take time for myself really," she said. "It's really cool they did this, honestly."Caceres was one of eight NICU moms treated to a hair and makeup makeover at the salon Monday during an event organized by March of Dimes.The event came on the same day the March of Dimes released a report card showing the premature birth rate in the U.S. rose for the fourth straight year to 10.02 percent.Preterm birth rates worsened in 30 states. California fared better than the national average. In San Diego County, the rate actually improved year-over-year to 8.4 percent.It's still largely a mystery why some women deliver early. Still, March of Dimes says there are several known risk factors, including poverty, lack of health insurance, and inadequacy of prenatal care.The March of Dimes issued a number of policy recommendations nationally, including: Expanding group prenatal care.Ensuring that women have access to public health insurance programs.Expanding Medicaid to cover individuals with incomes up to 138 percent of the federal poverty level to improve maternal and infant health.Making sure all women have Medicaid coverage for at least one year postpartum.To read the full report, click here. 1667

SAN DIEGO (KGTV) - U.S. Attorney General Jeff Sessions discussed record-setting drug seizures in San Diego today.Rep. Duncan Hunter, Rep. Darrell Issa, and U.S. Coast Guard Commandant Adm. Paul Zukunft joined Sessions at the news conference at the Tenth Ave. Marine Terminal.Coast Guard officials offloaded more than 50,000 pounds of cocaine and heroin since the beginning of August. The drugs have a street value of almost 0 million."By preventing overdoses and stopping new addictions before they start, enforcing our drug laws saves lives," Attorney General Sessions said. "This record-breaking year by our Coast Guard saw the arrest of more than 600 suspected drug traffickers and kept nearly half a million pounds of dangerous drugs from getting to our streets--and ultimately to our neighbors, friends, and families."Adm. Zukunft said the Coast Guard has seized more than 455,000 pounds this year - more than all of last year."These drugs represent the scale of the threat transnational organized crime poses to our nation and to all peaceful nations of the Western Hemisphere," Adm. Zukunft said. SAN DIEGO (KGTV) — Tuesday marked the the 10-year anniversary of one of the most chilling murders in the history of San Diego County.Chelsea King, 17, was raped and murdered by a registered sex offender as she was out for jog around Lake Hodges in 2010.Today, her family launched a nationwide organization called "Protect the Joy" that will work to protect children.RELATED: A decade later, remembering Chelsea King and Amber DuboisLife changed for Brent King and his wife Kelly a decade ago. Their only daughter was missing out for a run then, nowhere to be found."You can't breathe. Your whole body is shaking, your chest is as tight as it's ever been," Brent King said. "You can't be in enough places at once. Every horrible thought is running through your mind as to whats happening … you know ... Where's my little girl?"After five excruciating days came the most brutal news of all. Chelsea's body was found buried in brush along the banks of Lake Hodges. "The hardest memory I have is the day that Sheriff Johnson pulled me aside and told me what had happened. And I then shared that with Kelly and Tyler," King said. "That was the hardest moment for me of my life. To not only to understand what had happened to my little girl, but then to have to share that with the two people that I care for the most." The community came together in sadness. Within weeks thousands gathered to finish Chelsea's run. It would become an annual event for the next eight years. The King family established the Chelsea's Light Foundation. To date, it's awarded over 0,000 in scholarships to local students. California lawmakers passed Chelsea's Law, which established stricter penalties for sex crimes against children.But the Kings aren't done. They're launching an organization called Protect the Joy to work on passing legislation to protect children across the country."[It's] really an umbrella organization that will work on passing legislation that will protect our kids from all those things out there," King added. All those things that threaten the safety of children, everything from gun violence, opioid abuse, sexual predators, and bullying. King says the new group will work with communities to pass laws to protect children. A lofty goal, he acknowledges."Well Chelsea always tells us to go big or home. And if you are going to do something than do it right. Do it all the way," King said.King says he's learned over the course of his time grieving that he can find joy in people's eyes, in being connected with others and trusting in the good of people. But as he sets out to grow the organization, he struggles to change policy will not be his only burden."The hard days for me is when I have to attend a wedding," King said. "Those things that a dad and a mom get to do with their kids that Kelly and I don't get to do." 2841
