SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) - San Diego Sheriffs deputies detained a man in Lemon Grove this afternoon, who may be connected to an early morning carjacking.It was supposed to be a routine check-up. A 76-year-old woman was going in for a 7 a.m. eye appointment at a medical office on the 3900 block of Fourth Avenue in Hillcrest.But she never made it.“The man with the gun pointed it at the woman, so I guess it was just taking place, and she scrammed out of there and called 911," a woman named Nancy said. She said her friend witnessed the carjacking happen from across the parking structure.San Diego Police detectives said a shorter, thin, Hispanic man with short hair approached the grandmother, pointed a gun at her face, stole her purse, and drove off in her gray Mazda 3.Officers notified all nearby agencies to search for that car.Then at 9:45 a.m., the car was found on Lemon Grove Way in Lemon Grove. But it was in bad condition. “A few hours later, the Diego Sheriffs Department responded to a hit-and-run that involved that very vehicle, the victim’s vehicle," Lt. Andrew Hoffman of the San Diego Police Department said. Witnesses said the driver of the Mazda 3 hit a parked red Honda Civic, veered into a pole, then ran away.For two hours, investigators set up a perimeter of the area and used a helicopter to look for the car-jacking and hit-and-run suspect. But they came up empty.Then at 2 p.m., detectives did a secondary search of the apartment complex.That is when one of the deputies recognized a wanted man and arrested him. “I guess the guy walked out of the apartment, the other officer saw him from the back of the cop car, must have recognized him," witness Floyd Bloom said. "So that’s when they yanked him out of the car. But he reached for the officer’s taser and his gun. And so they tased him.”San Diego sheriffs deputies said the man they detained is a tall, thin Caucasian man, who was possibly wearing a disguise.Detectives said a curly, black-haired wig fell off of the man during his struggle with police. They also found a rifle and ammunition in the back of his trunk.San Diego County Sheriffs deputies detained the man, then handed him over to the San Diego Police department. SAN DIEGO (KGTV) — Uber recently released a safety report highlighting the number of sexual assaults reported by passengers between 2017 and 2018.In the two years, nearly 6,000 people reported being sexually assaulted. Of those, 464 reported being raped.“When you get in the car you should be able to feel safe, like nothing is going to happen to you,” said attorney Mike Bomberger. That feeling of security is quickly evaporating in an age where it is completely normal to jump into a car with a stranger.RELATED: Uber safety report reveals nearly 6,000 reports of sexual assaultBomberger’s firm, Estey & Bomberger, represents more than 100 women in approximately 40 states who reported being sexually assaulted in Uber and Lyft rides.Three of the women reported incidents that happened in San Diego.“Each situation here in San Diego is different,” he said. “The one common theme is that a driver, a predator, took advantage of a vulnerable female in the backseat of a vehicle.”He said in most of the cases he represents, the women are intoxicated and trying to get home safely.“You're getting into a car with someone you know nothing about,” he said. “Every single woman that we represent that has been assaulted has Post-Traumatic Stress Disorder.”RELATED: Uber, Lyft riders report being charged for cleanup fees for messes they didn't makeAccording to the report, more than three million Uber trips were taken daily in 2017 and 2018.Bomberger said a key part of the solution, is to install cameras or other recording devices in every Uber and Lyft driver's vehicle."What’s the likelihood of a driver who knows there’s a camera in the car to sexually assault or rape somebody in the car?" he asked. "It doesn’t take a rocket scientist to realize the changes of that happening are going to be exponentially lower."Uber has already started doing this in some states."I hope their intent is to roll that out in other states as well because that is the single biggest way they’re going to prevent women from being harmed and assaulted," said Bomberger. SAN DIEGO (KGTV) - Vandals damaged a park in Sabre Springs Thursday night, dumping sand into toilets and scrawling inappropriate graffiti on the walls. Trash cans were emptied out and piles of wood chips were dumped along the entrance to the South Creek Neighborhood Park. The clogged toilets and sinks caused minor flooding in the bathrooms. Some of the plumbing was also damaged, according to the San Diego Police Department. City crews cleaned up the mess by the afternoon. Police were still searching for the culprits Friday. 537
