SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) — While Michelin decided to postpone its annual award of stars to California restaurants this year due to the pandemic and wildfires, undercover eaters did find several "discoveries" across the state.The new-found culinary delights were announced as part of Michelin Guide's "Family Meal" livestream to celebrate the resilience of restaurants and raise money for the California Association of Food Banks.In San Diego, five restaurants pleasantly surprised guide inspectors were Tuetano Taqueria in San Ysidro, Morning Glory in Little Italy, Dija Mara in Oceanside, Soichi Sushi in University Heights, and Sushi Tadokoro in Old Town.Inspectors said Tuetano Taqueria Chef Priscilla Curiel’s guisados "are every inch the equal of Baja’s—down to the fair prices and hefty portions (and without the long traffic lines on your way home)." The guide also hailed the restaurant's beef birria that is topped with a bone filled with buttery marrow on top of the taco.Morning Glory's soufflé pancakes are "worth waking up for," according to the guide, and dishes like fried rice with pork belly and eggs and potatoes au gratin are "a great riff on tradition."Indonesian stop Dija Mara serves up creative cocktails and delicious nasi goreng (fried rice with shrimp, pork belly, chicken, and the yolk of a sunny egg) and charred eggplant with smoked tomato sambal and crispy fried shallots, inspectors said.Soichi impressed with its sushi offerings, including its pike mackerel, kampachi, and sea bass dishes. Michelin says Soichi's shirumono fish soup is also a must before trying out the restaurant's green tea ice cream.Inspectors say Sushi Tadokoro's omakase is a must-try, especially the sushi joint's oysters and scallops. SAN DIEGO (KGTV) - With the rapid growth of plant-based meats across the country, businesses in San Diego have been expanding to meet demand.Plant Power, a San Diego-based vegan fast-food chain, announced it would be expanding to four new locations in Southern California in the next 16 months.Founded in 2016, Plant Power currently has locations in Ocean Beach, Encinitas, Redlands, SDSU and Long Beach. The new sites will be in Riverside, Orange County, the Inland Empire and another in San Diego, bringing it to a total of nine locations.Last month, they also debuted a new food truck in Los Angeles.“Consumers are enthusiastic about embracing a healthier, more sustainable take on traditional fast food,” said Mitch Wallis, President and Co-CEO of Plant Power Fast Food.“Fast food doesn’t have to be unhealthy for our bodies or bad for the planet. We’re here to demonstrate that there’s a better way,” he added.The plant-based craze hasn’t been contained just to vegan eateries. Supermarkets and other restaurants have begun offering meat substitutes, creating a fast-growing market for plant-based patties.Two companies have emerged as market leaders, Beyond Meat and Impossible Foods. SAN DIEGO (KGTV) — While many local events went on as planned this weekend, several conferences slated for San Diego have canceled or postponed due to coronavirus worries.So far, a handful of events have pulled back or canceled their plans:The 34th National Institute on White Collar Crime has canceled its planned March 11-13 conference at Marriott Marquis San Diego, citing coronavirus fears. On its website, organizers with the American Bar Association (ABA) said the decision to cancel was made "as a result of the large number of speakers and attendees who were compelled to cancel their participation due to travel restrictions put in place by employers." The institute will not be rescheduled, according to ABA. The organization said refunds are being processed to attendees, but any travel reservations made will have to be handled individually.Leaders of the Experimental Biology conference set to take place April 4-7 canceled the massive gathering over COVID-19 as well. The conference expected more than 12,000 attendees at the San Diego Convention Center.The 2020 CIE Summit business technology summit at Marriott Marquis San Diego has been rescheduled from March 18-20 to Aug. 12-14 "out of an abundance of caution," organizers say. Organizers with the Future of Individualized Medicine 2020, scheduled for March 12-13 at the Scripps Institution of Oceanography, also canceled their event "based on concern for the health of our registrants, speakers, exhibitors and staff."The convention center says in addition to the cancellation, some organizers have contacted them about postponing their events until later this year.
