I would ask that you reserve judgment or comment on this case until you actually see the evidence presented by the parties.In the event that you will not, I understand that a person unfamiliar with most of the facts in this case, and a person unfamiliar with the obligations that individuals are under when they give deposition testimony, might perceive Mr. Ryan’s statement as noteworthy. It is not. First, as I doubt you’re aware, Mr. Evans himself has testified – unequivocally and under oath – that Mr. Ryan is not racist and was his friend; so whatever point Mr. Evans is trying to make by leaking deposition testimony to you is undone by his own words. Second, this testimony is not Founders’ defense in this case as you allege. Founders evaluated and decided to terminate Mr. Evans based only on his job performance. Mr. Evans’ poor job performance will be apparent when Founders files its upcoming motion. Third, through this testimony, Mr. Ryan was simply saying that he does not assume anything about individuals’ race or ethnicity unless they tell him that information. While it might be acceptable to speculate about this type of thing in casual conversation, Mr. Ryan was not having a casual conversation. He was under oath when he made these statements. As all deponents are instructed, Mr. Ryan was directed not to guess, assume or speculate in his deposition. This is the reason for his answer.The fact that Mr. Evans is selectively leaking this type of information to you indicates that, unlike Founders, he has no evidence to support his position in this case. PERRY HALL, Md. - Baltimore County Police say they have four teenage suspects in custody that are suspected to be involved in the death of an officer. At least one of the suspects is facing murder charges. On Monday around 2 p.m. ET, officer Amy Caprio was killed in the line of duty while investigating suspicious activity in Perry Hall. She was almost a four-year veteran of the force. Tuesday morning, police announced that a 16-year-old Dawnta Anthony Harris was arrested shortly after the death of that officer. Police were called to the scene after a woman said a black Jeep Wrangler was near her home, and three suspicious subjects were walking around. The woman stayed on the phone with a dispatcher and said that the three people had broken in and that an officer was on the ground after confronting the driver of the Jeep. Another witness says they saw the Wrangler drive over Caprio, and then drive away, according to the charging documents.Shortly after, another person called 911 saying that she found the Jeep Wrangler was abandoned nearby. A description of the driver was sent out over the police radio and officers were able to find the driver who was later identified as Harris. Charging documents continue to say that Harris admitted that he was waiting in the driver's seat of the Jeep Wrangler while his other associates were burglarizing the house. He then said he tried to drive away in the Wrangler when he saw Caprio arrive in the area. He tried to flee, but Caprio followed him to a cul-de-sac.Caprio demanded he exit the car. He opened the door slightly, shut it, and then drove toward her. He then admitted leaving the Wrangler where it was later found nearby, according to the documents. Harris has been charged with first-degree murder. A spokesperson with police did say the teenager will be charged as an adult.Baltimore County Police say Harris' associates are in custody and they are all teenage boys. Detectives have verified that the group were involved in burglaries in the area. Officers will be canvassing for property stolen during the burglaries on Tuesday.  2176

At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. (AP) — Automated alerts from the fledgling West Coast earthquake early warning system are ready to be used broadly by businesses, utilities, schools and other entities but not for mass public notification, officials said Wednesday."We're making a large change from a production prototype in pilot mode to an open-for-business operational mode," Doug Given, earthquake early warning coordinator for the U.S. Geological Survey, told a press conference at the California Institute of Technology.The system being built for California, Oregon and Washington detects that an earthquake is occurring, quickly analyzes the data and sends out alerts that may give warnings of several seconds to a minute before strong shaking arrives at locations away from the epicenter.RELATED: The Great ShakeOut to shake up SoCal ThursdayThat can be enough time to automatically slow trains, stop industrial processes, start backup generators, pause a surgery or send students scrambling for protection under desks and table.Pilot programs involving select users have been underway for several years."The system is not yet finished, it's not complete, there is a lot of work to be done, however there is a lot of capability in the system as it exists today to the point it can definitely be used," Given said.The sensor network is about 50 percent complete and funding has been secured to complete it in California in the next two years and get two-thirds of the way built out in the Pacific Northwest, he said.Another key development occurred Sept. 28 when a new generation of ShakeAlert software was deployed.RELATED: State's next big earthquake could be in SoCalGiven said among its important improvements is reduction of false and missed alerts. False alerts typically have occurred when a large quake elsewhere in the world is detected by a sensor and is mistaken for a local temblor."The system performs now much better than it did in the past to the point where it is much more reliable," he said.Officials now want to open ShakeAlert to a wide array of applications and are encouraging potential users to contact the USGS.That doesn't yet include mass public notifications for several reasons, including the fact that current cellphone technology is too slow for timely delivery of notifications."Most folks expect to get the alerts on their phone and that is of course is the preferred way that we'd like to get it into everybody's hands," Given said. "Unfortunately the technology that is built into your phone to send you notifications was not designed with earthquake early warning in mind."Rep. Adam Schiff, D-Calif., who has championed funding of the system, said it will also be important to make sure people know what the alerts mean, what to do when they get them, what not to do and to understand there may be false alarms."The education component is going to be very, very important, but this is a wonderful milestone," he said. PARADISE, Calif. (KGTV) -- Miles and miles of leveled homes line the streets of Paradise after the Camp Fire swept through. The destructive fire left students at Spring Velley school homeless. The one thing the fire couldn’t take away: spirit. Children’s spirits remain high, lifting the adults around them. The Spirit of Liberty Foundation gave them a gift this Christmas they’ll never forget, handing out stuffed animal, sweatshirts and T-shirts from the San Diego Zoo. “I’m really glad they’re donating this stuff, it’s really awesome,” said Jack, a student at the school. Jack is a seventh grader and one of the lucky ones whose home survived, but the same isn’t true for his friends. The school’s principal is also trying to provide a safe haven. “Each day we’re trying to bring smiles to their faces and today Santa did just that,” Josh Peete. 858
