There are still people fixing and flipping houses, but if you want to make it in San Diego, you have to be a smart and savvy investor.“I continued the large pieces of tile all the way over, and I used as much glass as I could to open it up,” says Elijah Zuniga showing off the remodel of his master bathroom.Zuniga is not your average "flipper."“I’m just like the TV shows, except I don’t have a sidekick,” Zuniga says with a laugh.RELATED: San Diego among top hot housing markets for 2019, Zillow reportsA retired police officer and now a consultant, Zuniga buys about four homes a year. Not to live in, but rather as investments. He calls it his passion. And, he has a vision. Zuniga can walk into any home and see its potential. “You have to imagine the finished product in order to work through it,” adds Zuniga.Take the home he purchased in late November for example. It’s a 1974 single family home in San Carlos. The before and after photos are striking. Same with the bathrooms. Zuniga says the key is never cutting corners in the remodel. If you want to flip instead of flop, the investor must impress the buyer. RELATED: Making It In San Diego: How housing got so expensive“You’ve got to fix it to the ‘nines’ in order to get people to say, ‘I want this over everything else,’” says Zuniga.He’s also built a trusted group of contractors who get in, get the job done, and get out. And if you’re going to flip, that’s the other key. The house must move quickly. “We’re in the market of the moment, and we priced to sell,” says Lisa Becker. She’s also Zuniga’s agent and helps him find investment properties in San Diego. Together they only buy single-family homes in the mid-level range to reach a much larger pool of potential buyers. And, their method works. “So, this particular property, on the market less than a week, we had four offers,” says Becker.That’s right, four offers in less than a week. Flipping or not, time is of the essence for the seller. In November when Zuniga bought the house, Becker figured after renovations it could sell for 0,000. Fast forward to the end of February, with more homes on the market, suddenly the home is valued at 0,000. He and Becker agree if you’re going to flip, the smart investor makes his money by buying low and then will price the home according to the market to sell fast. 2957

SAN DIEGO (KGTV) - The man responsible for a fatal drunk driving crash nearly two years ago was sentenced to more than three decades in prison Friday. San Diego Superior Court Judge Joan Weber handed Jeffrey Levi a sentence of 30 years to life in prison, plus an additional four years for the crash that killed 19-year-old Isaac Felix and 33-year-old Jesus Dominguez. “I do want to remind you Mr. Levi, because I know that you’re going to be living with that for the rest of your life, that you killed these two young people and burned them to death, you permanently maimed another young woman, and injured an officer,” said Weber. “By my count, you made four fatal decisions on that night."In January 2018, Levi got behind the wheel of his Mustang while drunk and drove more than 100 miles per hour on Interstate 15. The Corolla was disabled in the freeway lanes, then hit by an SUV driven by an off-duty San Diego Police sergeant. The sedan burst into flames, killing Felix and Jesus Dominguez. Giovanna was severely injured but rescued by Good Samaritans. Sgt. Raymond Rowe was also injured. Levi fled the scene, completely uninjured. He was later found and arrested. “I made very serious mistakes with detrimental consequences; I relapsed,” said Levi after explaining his attempt at rehab for his alcoholism. “I think of Jesus, Isaac, Giovanna and their friends and families every day. I wish that I could do or say something to change what happened, but I can’t and I have to live with that forever.” In August, a jury found Levi guilty of second-degree murder, hit and run, drunk driving, and gross vehicular manslaughter while intoxicated. He also has a prior DUI conviction from 2007. The victims’ families have also filed a civil lawsuit against Levi, the City of San Diego and Sgt. Rowe. That case is pending. 1977

  

SAN DIEGO (KGTV) — The driver of the McLaren sports car involved in a fiery fatal crash on Interstate 805 Thursday and the mother and daughter who died have been identified.Trevor Heitmann, 18, was behind the wheel of the 2014 sports car that collided with an SUV, killing himself, and a 43-year-old woman and her 12-year-old daughter, according to the San Diego Medical Examiner. The mother and daughter were identified by a relative as Aileen and Aryana Pizarro. The medical examiner is using an alternative means to identify the bodies because of how badly they were burned, according to the California Highway Patrol.Heitmann was traveling at a high rate of speed heading southbound in a northbound HOV lane at about 4:30 p.m. near La Jolla Village Dr. before the collision, CHP said. Troopers believe he entered via an HOV lane access at Carol Canyon Rd.RELATED: 12-year-old among victims in fiery wrong-way crash on I-805The two vehicles collided and exploded into flames, witnesses told 10News, causing a chain reaction of crashes with at least five other vehicles.Heitmann was killed of blunt force trauma and pronounced dead at the scene, the medical examiner reported.The mother and daughter in the SUV died due to the fire which engulfed the vehicle after the crash, the report said.It's still not clear why Heitmann was traveling at such a high rate of speed in the wrong direction. According to the California Department of Motor Vehicles, his driving record was clear.RELATED: 3 dead in crash on I-805 in University CityCHP said Heitmann's vehicle was linked to an incident at Ashley Falls Elementary School in Carmel Valley before the crash, in which several students said the driver of a sports car drove through a fence. Del Mar Union School District said the driver got out of the car and broke a window, though no classes were in session.Heitmann is allegedly a popular YouTube personality who goes by the name of "McSkillet," according to numerous gaming website reports.McSkillet's YouTube page lists numerous videos surrounding the video game Counter-Strike: Global Offensive including "skins" or weapon customizations and tips on earning sponsors.One of the videos on McSkillet's page shows off a black McLaren and talks about how his earnings as a YouTube and Counter-Strike "Steam" content producer helped pay for the luxury sports car.Watch the CHP's press conference here:All lanes on northbound I- 805 at La Jolla Village Drive were shut down for about 10 hours due to the investigation and clean-up effort.Aileen Pizarro's son started a GoFundMe account for funeral expenses. SAN DIEGO (KGTV) -- The market may soon be looking up for San Diegans hoping to buy a home. A new report by Zillow found that many economists believe the housing market in the West will turn into a buyer’s market by 2020.According to the housing site, home-values have appreciated faster in 2018 than in 2017. That coupled with a fall in inventory means that sellers are in the driver’s seat.At least for now. Zillow says recent data suggest the balance may be starting to tilt back toward buyers. Home growth is slowing in more than half the nation’s 35 largest metros and price cuts are common.Even in San Diego, where the cost of living is well above average, 20 percent of listings saw a price cut in June.A separate report from Zillow found that the increase in home values has also slowed throughout San Diego.Three out of four economists surveyed say the national housing marked could see a shift to a buyer’s market by 2020.Those same economists say the Midwest will be the first to see the shift, beginning as early as 2019, followed by the Northeast, South and West in 2020.“For the past several years, home sellers held all the cards at the negotiating table, fielding multiple offers while buyers faced stiff competition and a fast-moving market,” said Zillow Senior Economist Aaron Terrazas.Over the next year, Zillow expects the rate of appreciation to slow to 4.7 percent in San Diego, where the median home price is 4,100.“Conditions are starting to show signs of easing up, but the effects of years of limited construction still linger. Inventory is still falling on an annual basis, and home values are growing well above their historic pace. Although these trends are starting to lose their edge, it is far too soon to call it a buyers market,” Terrazas said. 1789
