PHOENIX, Ariz. -- Whether you're a cat person or a dog person, this story is sure to warm your heart. It has a sad start, but a heartwarming end.The Sunshine Dog Rescue based out of Phoenix rescued a dog they have named "Georgia", an Australian Shephard Mix, found living at a gas station near the US-Mexico border, by Rocky Point.They quickly learned Georgia was pregnant. Sadly, none of Georgia's puppies survived. They were all born prematurely. Anita Osa, founder of Sunshine Dog Rescue, says Georgia was heartbroken after losing all of her babies."I've never had a mom dog lose a whole litter before. The best way I could describe it was she was frantic. It was so sad, she was looking for those babies. She tore up the toddler mattress we had her on, trying to find her babies," said Osa.Hoping to start Georgia down the path of healing, Osa put out a call for help on Facebook, looking for any animals that needed a lactating mother dog. What she ended up with was a trio of newly orphaned kittens, who also needed a mother.Osa said she initially wondered if a dog would accept kittens as her babies, but she was surprised to see the instant bond they formed."I introduced them to her gently. I first bought one out and let her sniff it, and she seemed to accept it, so I brought the others out. It's amazing to see how she instantly calmed down," said Osa."I think for the kittens, they have no idea that Georgia is a dog," she added.Georgia is even allowing her new kitten kids to nurse on her, although her milk production is low."They do nurse on her. She cleans them and everything but the bond is strong. It's really something to see, she protects those kittens just as if they were her babies," said Osa. 1726

Patron Matt Holman visited El Prez Saturday, June 13 and said he was pleasantly surprised to see all of the precautions being taken.“We noticed at the door there was a ‘covid coordinator,’ she looked like she was having an awesome time, kind of regulating everybody, making sure everybody was six feet apart,” he said, noting he witnessed a group get turned away when one person’s temperature was too high.He also said the rules were strict once inside.“When you sit down at the table, you can take your mask off, but you’re only allowed to get up from the table if you’re going to the bathroom or if you’re leaving the restaurant, so they were very specific about that,” he said.A previous statement from El Prez highlighted planned steps for reopening, including:We will have two separate lines to enter the restaurant. One will be for our rooftop and the other will be for our main level. The lines will be organized outside the restaurant and we will have 6’ markers to delineate where customers can stand. There will be no more lines on the main level. And we will have a security guard to remind guests to stand at least six feet of distance between parties and that masks must be worn at all times.All patrons must be served at tables. The tables will be socially distant from each other. There is no standing room inside the restaurant.We will bring on additional staff to ensure masks are worn at all times. If customers do not wear their masks, we will, unfortunately, have to ask them to leave.We will increase signage throughout the restaurant notifying customers of the county’s and state rules. At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. PARK COUNTY, Colo. — A Discovery Channel reality show about gold mining is dividing the small Colorado mountain town that provided its setting — even as the show plans to move on. The show “Gold Rush” turned a small old mine in Fairplay into a much bigger operation. Fairplay is located about 85 miles southwest of Denver. Producers of “Gold Rush” said they will not return to Park County, but the residents say they are still feeling the impacts and worrying about future expansion."It's hard to describe what a four-foot boulder sounds like getting dropped into metal," said Jamie Morrow, whose home is about a quarter of a mile away from the mining operation. Morrow and her family purchased their property before the reality show began — when the mining in town was minor and mostly unobtrusive.  "It was quiet. It didn't make a lot of noise and was a small two or three man operation," Krissy Barrett, who also lives in the county, said. Some citizens in Fairplay have filed lawsuits seeking to reverse rezoning approved by county leaders that converted residential land into mining areas. Even though “Gold Rush” is moving on, residents are still fighting in court. They say large mining equipment remains in the area.Some residents say they’re worried the mining operation will continue to grow.  "Me and a bunch of other of our folks said we can't allow this because if they can rezone that parcel from residential to mining, they can do any parcel. They could rezone next door to us, next door to anybody," Barrett said. Leaders of the small town have embraced the national attention the reality show brings. "We've had a huge uptick in visitors coming to the visitors center. A lot of them are expressing their desire to go out and see the show, the mining," Fairplay town mayor Frank Just said. Some residents said the show’s presence in town was positive. Keith Wortman said he made extra money renting a home to the crew. A server in a local restaurant said the location got more business when production was happening. "Pretty exciting to have a big show come to town," bartender Melissa Mcaninch said. But opponents argued the town’s mountain beauty is also a big draw, and that beauty could be impacted if mining continues to expand. "The population that comes up here to look at the beauty, to enjoy the beauty, is way bigger. We believe the overall economic impact from our maintaining our aesthetics here is way bigger than a small TV show and way longer lasting. You know gold mining is a boom and bust," Barrett said. The town’s mayor said mining has been around in Fairplay since 1856 and it’s here to stay. “I'm sure a negative effect on some of the folks that were the closest to the mine, but all in all, those folks [the miners] have a right to do what they've done," Just said.  2958
