Homeowners in City Heights say the neighborhood isn't keeping up with the cost of living. While home prices are on the rise, development plans have come to a halt. Paul Smith is trying to transform City Heights. "They're still equating it to a high crime area or a place not worth investing in," said Smith. Like everywhere else in San Diego, the cost of living there is going up. "People are taking advantage of a housing shortage right now," said Smith. "So they can demand top dollar for their house. Because someone's willing to pay for it."He's been remodeling his home for the past 18 months. Many of his neighbors are doing the same. "We're seeing numbers in the 0's range now, 0, and I'd say probably five years ago you could buy a house for under 0,000."But, he says businesses in the area aren't adapting to the change. "It's constantly having to go over to North Park to look for services or South Park, outside the community."While some shops are moving in, he says it's simply not enough. "New businesses are seeming to move in, but there isn't a massive influx of investments like you're seeing in North Park and other areas," said Smith. "So we're seeing a lot of vacancies here."Those businesses would help build an even stronger community. "I don't always want to have to leave my neighborhood and to another area just to go get groceries, or go to a restaurant to eat," said Smith. For him, it can't come soon enough. "Change kind of is coming, but more needs to happen."The city did work on a redevelopment project in City Heights several years ago. There are currently no plans for future projects in the area on the city's website.  1735

GRAND RAPIDS, Mich. — The pandemic has been an isolating and difficult time for people who struggle with substance abuse and addiction, said Kristin Geitzen. She’s the CEO of Arbor Circle, an organization that provides a variety of mental health, substance abuse, and family supported services, and she and her team are worried for their patients.“You’re sitting around your house and people are drinking, drinking more than they had before or trying to self-medicate, or a variety of issues and concerns,” Gietzen said during a Zoom interview last week. “Substance abuse is a big deal and we’ve had overdoses during this time.”Geitzen said people have entered treatment for the first time after recognizing that they had a problem during the pandemic. Sobriety has been hard to maintain for some. Now, with more restrictions set to take place as cases spike across the country, the team at Arbor Circle fear that it could get worse for their patients and they're concerned about the impact it may have others, especially children.“We’re seeing in the child welfare system, we’re seeing a decline in reports of child abuse and neglect, and a decline in removals into foster care, which on the one hand is a good thing because we want children to stay in their families but we also know that abuse and neglect is often reported through school,” Gietzen said. “Where people are stressed, sometimes bad things can happen.”Accountability is key, she said. Typically, at Arbor Circle, they’d meet with their patients in person and check in on how things are going. However, with the pandemic going on it’s been hard to do.“People are also afraid to come into social settings or into treatment settings for good reasons. Many folks that have substance abuse disorders also have compromised health. They’re living with some of the risk factors that make COVID that much more risky,” Gietzen said. “So, it’s really a dance to try to figure out how to navigate this time for everyone.”However, the team and therapists at Arbor Circle are determined to help their patients endure, she said. They, like Alcoholics Anonymous and other mental health services, have shifted their work and appointments online. They encourage people who struggle with substance abuse to pay attention to their bodies and to respond to it positively by creating new habits.“With winter coming, you know we can all get very physically complacent,” Geitzen said. “We can do a lot to help our mood and help our circulation and all of the things that positively impact the way that we think by doing some physical activity. It’s critical.”Gietzen said she understands how hard it can be to stay motivated. She practices yoga and said it’s been difficult doing it on her own. However, she encourages others to find ways to stay motivated. She said the pandemic is like a marathon that's going to require endurance for everyone to get through.“We’re all in this situation together, as a community, as a nation, the whole world,” Gietzen said. “We are learning and experiencing something totally new. And, some of the tools and the tricks and treatment methods that we used in the past are not as effective right now. Get ready to pay a little more for Pampers, Charmin, Bounty, and Puffs.Procter & Gamble said on Tuesday that it was in the process of raising Pampers' prices in North America by 4 percent. P&G also began notifying retailers this week that it would increase the average prices of Bounty, Charmin, and Puffs by 5 percent.P&G is raising prices because commodity and transportation cost pressures are intensifying. The hikes to Bounty and Charmin will go into effect in late October, and Puffs will become more expensive beginning early next year.These products are significant sales drivers and market share leaders for P&G.Food companies, such as Coke, Boston Beer, Hershey, and Tyson Foods, have announced price increases in recent weeks, but P&G's move will serve as a test for how willing Americans are to pay up for big household brands. The strategy could leave the company vulnerable to low-cost competitors or pushback from retail partners. Walmart was P&G's biggest buyer in 2017, accounting for 16% of its billion in sales."There is uncertainty and will be volatility with these pricing moves. They will negatively impact consumption. We'll have to adjust as we go and as we learn," Chief Financial Officer Jon Moeller told analysts on Tuesday.Pampers is P&G's largest brand, with annual sales of above billion. Last year, Bounty had more than a 40% global share of the paper towel market, and Charmin had more than a 25% share of toilet paper sales.The company expects the price increases to weigh on sales at first, but turn around shortly after.Shipping costs have spiked as demand for goods accelerates and the United States faces a shortage of truck drivers. "The transportation market, particularly in the [United States], has presented us with some challenges," he added.P&G said the two factors were outsized components in the baby, fabric, and home care cost structure.Pulp, which is made from trees, is the primary ingredient in Bounty, Puffs and Charmin, and a major material in Pampers.Since 2016, market prices for hardwood pulp have risen 60% and 20% for softwood. P&G sources both types from the United States and Canada and uses them to make tissue papers and diapers.Growing global demand, particularly in China, and tight supply have pushed up prices, said Arnaud Franco, a senior analyst at the Pulp and Paper Products Council.The Trump administration has placed 10% on tariffs on Canadian paper and Canada responded by enacting 10 perecent levies on several paper products, including toilet paper. But Franco said tariffs were not currently impacting prices.If China, however, decided to put tariffs on market pulp, US producers could get hurt, Franco said.P&G's biggest competitor is feeling the pinch too. Kimberly-Clark, the maker of Kleenex, Scott, and Huggies, said commodity costs last quarter were a "a drag of 0 million...primarily due to higher pulp costs and, secondarily, inflation in other raw materials."Canadian company Kruger Products announced last week that it was raising tissue prices in that country beginning in October to "offset unprecedented and sustained cost increases on input materials and freight." Heavy rain is forecast to continue falling in Pennsylvania and New York, with flood warnings in place Tuesday through Wednesday in some areas.Rising water levels over the weekend and Monday prompted evacuations and emergency declarations in Pennsylvania where water rescues included that of 215 girls on a rafting trip.Images posted to social media showed torrents of brown water sweeping through streets and under bridges.The worst flooding has been west of Philadelphia to Reading and Allentown, CNN meteorologist Michael Guy said, with the heaviest rain set to move farther north into New England Tuesday. 616
