SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. So, we want them coming into the home and feeling like, ‘Oh, I could live here,’” says Becker.Becker and her team have provided an entire checklist of items that are simple ways to spruce up your home if you’re in the market to sell.The checklist includes: 3209
SAN DIEGO (KGTV) -- Troops will soon arrive at several bases throughout San Diego County to provide support U.S. Customs and Border Protection as the migrant caravan approaches.According to the United States Northern Command, troops are being sent to Marine Corps Air Station Miramar, Camp Pendleton, Naval Air Facility El Centro, Naval Base Coronado, Naval Base San Diego and Naval Base Point Loma.The Pentagon confirmed Wednesday that as many as 7,000 troops are being deployed to three states for support, though President Donald Trump told reporters as many as 15,000 could be sent.According to ABC News, 15,000 is roughly the number of troops deployed to Afghanistan and three times the number in Iraq."As far as the caravan is concerned our military is out, we have about 5,000-8 (thousand), we'll go up to anywhere between 10 (thousand) and 15,000 military personnel on top of border patrol, ICE and everybody else on the border," Trump told reporters Wednesday.Related Stories 997
SAN DIEGO (KGTV) - With summer break approaching, students and parents at Cathedral Catholic High School are pushing to be heard by the school's administration. This comes a week after school leaders decided the girls will not be allowed to wear skirts next year. Students, along with their parents, have been protesting since Monday. Parents tell 10News the push is much more than just the students being allowed to wear skirts. "We just want an opportunity to be heard," says parent Michelle Adams. "The girls would like to wear skirts. It's been a tradition here at the school for forever."It's been one week since the students and parents found out about the changes to next year's dress code. The girls will only be allowed to wear pants, capri pants, and Bermuda shorts. Parents say they wish the school would have included them before making the decision. "It's not so much about the skirts but about the process and the fact that this mandate was just dropped down on high without really consulting," says parent Matthew Boyd. "Our principals are both men," says 10th grade student Samantha Conant. "They don't understand. It's so unfair how they handled the whole thing."Since the memo went out last Friday, parents say the administration has been inaccessible. 10News reached out to the Catholic Diocese about the changes in the dress code for next year. SAN DIEGO (KGTV) - With the rapid growth of plant-based meats across the country, businesses in San Diego have been expanding to meet demand.Plant Power, a San Diego-based vegan fast-food chain, announced it would be expanding to four new locations in Southern California in the next 16 months.Founded in 2016, Plant Power currently has locations in Ocean Beach, Encinitas, Redlands, SDSU and Long Beach. The new sites will be in Riverside, Orange County, the Inland Empire and another in San Diego, bringing it to a total of nine locations.Last month, they also debuted a new food truck in Los Angeles.“Consumers are enthusiastic about embracing a healthier, more sustainable take on traditional fast food,” said Mitch Wallis, President and Co-CEO of Plant Power Fast Food.“Fast food doesn’t have to be unhealthy for our bodies or bad for the planet. We’re here to demonstrate that there’s a better way,” he added.The plant-based craze hasn’t been contained just to vegan eateries. Supermarkets and other restaurants have begun offering meat substitutes, creating a fast-growing market for plant-based patties.Two companies have emerged as market leaders, Beyond Meat and Impossible Foods. But a San Diego company has also been positioning itself for success.Before the Butcher recently announced it has started selling its products nation-wide at stores like Ralphs and Lucky’s.Before the Butcher offers a line of plant-based meats called UNCUT. The target audience isn’t necessarily vegans.“We estimate more than 80 percent of our consumers are actually meat eaters,” said Danny O’Malley, President of Before the Butcher. 1632
