SAN DIEGO (KGTV) - Sweat equity can pay off for San Diego's first-time homebuyers taking over the properties of downsizing Baby Boomers.The region's once red-hot housing market will continue to cool in 2019, according to a study by the California Association of Realtors released earlier this month. High home prices and rising interest rates are expected to slow sales.In our effort to help you find ways to make it in San Diego, 10News discovered a generation of people motivated to sell, and a generation willing to do the work to get a better deal."So, if you think about going into the grocery store and there's a bin of apples, you want to pick the one that's the shiniest right?” says Lisa Becker, a realtor for Keller-Williams. “Our job is to help the sellers spend money strategically and wisely, and yet we have a saying, ‘Don’t step over a dollar bill to pick up a penny.'"Becker encourages sellers not to spend money where it isn't necessary to sell their homes, including her current clients.“They’ve been here for 40 years, they’re in their late 70s,” says Becker. Baby Boomers are the fastest growing generation of sellers. According to Pew Research, 10,000 Baby Boomers retire every day, many with adult children long gone. Now these Boomers are looking to downsize into something more manageable on a fixed income.“They just took ,000 and resurfaced the pool, because the pool needed it,” says Becker showing off the backyard pool. “So, they’re taking care of the property, but this is a reason they want out.”An acre lot is harder to manage for someone in their 70s but might be perfect for a young family looking for their first home. With Boomers, many of the homes are well taken care of and maintained, but the interiors are not always up to modern designs.“So that’s where we come in as the realtor to have them do it in the simplest way possible,” says Becker. “So, when we take down the wallpaper and bring in more contemporary accessories, this kitchen will be absolutely fine. They’ve taken really great care of it, yet it’s still tile counters, and we know the buyer is going to want to put in quartz or granite in here.”No need for a costly upgrade in the kitchen or any other rooms. Instead, Becker and her team will take out all the furniture and stage the entire house.“So, as we go through the home, we’re going to be neutralizing all the paint,” says Becker. That gives the younger buyer a vision of the home’s potential.Repairs that need to be made will be made.“We’re going to come in and get this repaired because it just begs too many questions,” says Becker, pointing out rotting wood on the back patio cover.The goal is to grab the buyer’s attention and allow them to put in some sweat equity after moving in, creating their vision for larger projects like kitchens and master bedrooms.“Buyers' logic makes them think, and emotion makes them act. SAN DIEGO (KGTV) - There will not be a new pledge class this year for one fraternity at San Diego State University.Phi Kappa Theta had its charter revoked by its national organization on Nov. 6.According to Phi Kappa Theta National, recent actions by members of the CA Phi Iota Chapter caused the chapter to be placed on suspension by both SDSU and the fraternity earlier this fall."This unanimous decision was difficult yet necessary," Fraternity President Adrian Gonzalez said. "Our intention is to use this process as a means to continue our Board’s long-term vision of supporting chapters aligned with our mission, vision, and values.”The fraternity said the SDSU’s chapter’s culture no longer aligned with the fraternity. SDSU officials said Phi Kap was initially put on suspension in January of this year and advised the fraternity that any further incident would result in their removal.“Allegations of violation of the alcohol policy by the fraternity were reported in September, which necessitated the further action,” SDSU media relations officer Cory Marshall said.Phi Kappa Theta’s expulsion at SDSU is in effect for seven years. 1159
SAN DIEGO (KGTV) — U.S. Customs and Border Protection officials say officers made their second-largest meth bust along the southern border in history last week.On Oct. 9, officers stopped a driver at about 9:45 a.m. at the Otay Mesa commercial facility who was crossing with a tractor-trailer shipment manifested as medical supplies. The truck was referred to further inspection, where the truck was screened using an imaging system and canine officers.Officers detected irregularities in the rear of the trailer and say they found 1,816 packages comingled with medical supplies of spray bottles and pipette tools. CBP said those packages contained about 3,014 pounds of methamphetamine, 64 pounds of heroin, 29 pounds of fentanyl powder, and almost 37 pounds of fentanyl pills, worth an estimated .2 million.The meth seized in the vehicle stop is the second-largest meth bust in agency history, according to CBP."This massive seizure is testament of what law enforcement agencies can do when we combine forces – prevent over million worth of deadly drugs from entering our country; thus saving countless lives from addiction and overdose deaths," said DEA Special Agent in Charge John Callery. "DEA cherishes our great law enforcement partners in San Diego, especially those who work tirelessly to protect our nation’s borders. We will continue to work together to disrupt drug trafficking organizations at every opportunity we are given."The driver, a 47–year-old male Mexican citizen, was arrested and turned over to the joint custody of ICE, Homeland Security, and DEA to face criminal charges. 1611

SAN DIEGO (KGTV) - The Padres utilized the team's newly-expanded protective netting for the first time Friday afternoon while hosting a high school baseball game between La Costa Canyon and Vista.The net now extends beyond both dugouts, stretching from section 115 down the left field line to section 116 down the right field line. Most of the net stretches 24 feet high, before tapering. Netting will also be added above the dugouts and the wall along the warning track.In a statement revealing the details of the changes, Padres Executive Chairman Ron Fowler and General Partner Peter Seidler said, "We feel the new design drastically improves the safety of our patrons, while the state-of-the-art materials will have a minimal effect on the fan experience as it pertains to the view of the field and sightlines of our ballpark."10News spoke with several fans at Petco Park Friday. While all said they understood and appreciated the safety concerns, not all of them like the change. "I would probably lean toward keeping it the way it was," said Mark Stephens, a Padres ticket plan holder. "Stephens expressed concern that the netting could be an obstruction to the view from some seating locations. He also worries that the netting will reduce the opportunities for fans in those sections to catch foul balls, which is a reason many people choose to sit in the areas behind and just past the dugouts. Stephens believes fans should be paying more attention to the action on the field, so they can see a ball coming their way. "My personal feeling is that people could avoid 85% of the problem if they just watch the game."Another fan, Brian Beaumont, agrees, saying too many people at games are distracted. "The netting might be a sign of the phone age. The smart phone and the not-so-smart fan."The Padres are one of several teams who have extending their netting this off-season. It follows an incident last September at Yankee Stadium when a foul ball hit a one-year-old girl in the head. She suffered several broken bones and could have permanent damage from the impact.In a similar incident last season, a man in Chicago, Peter Loos, was hit squarely in the eye by a foul ball while watching a game at Wrigley Field. Despite several surgeries, doctors say he will likely never regain vision in that eye. Loos is now suing Major League Baseball, arguing not enough is done to protect fans. 2426
