It’s an acknowledgment that the road to homeownership has potholes. The journey can be bumpy, but the destination is worth it. When you know at the outset that you’re in for emotional highs and lows, it’s easier to shrug off those lows and keep on truckin’.Here’s why 2021 will be a rough year for first-time home buyers — and how to manage your emotions during the process.Why buying a home in 2021 will be toughThere aren’t enough homes for sale to meet demand. At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. PALM BEACH COUNTY, Fla. — As the coronavirus continues to grip parts of South Florida, there are growing concerns over hospitalizations and the numbers of intensive care unit beds available.Last week the Sunshine State hit another grim milestone with more than 1,800 hospitalizations — the highest in a single day since the start of the pandemic, according to state records.Many hospitals are taking action against the record-setting numbers.Some hospitals in the state, including Bethesda East, Bethesda West and Boca Raton Regional Center in South Florida, are now rescheduling elective procedures that require overnight stays to help free up space.In Florida, 56 hospital ICUs have hit capacity and another 35 hospitals show ICU bed availability of 10% or less.As of Wednesday morning, many Palm Beach County hospital ICUs were reportedly near capacity.Florida Gov. Ron Desantis said hospitals are seeing more patients who are coming in for other reasons and then learning they have COVID-19. He added that is part of the reason the positive numbers are rising."People didn't all of the sudden stop having heart attacks," DeSantis said. Paul Manafort and Rick Gates' case has added a new criminal charge or charges as of Wednesday, though whether the action is additional grand-jury approved indictments or indicates a coming a plea agreement remains a mystery.A record-keeping book in the federal courthouse in Washington included a new sealed filing in Manafort and Gates' case, which was opened in late October when the former Trump campaign advisers pleaded not guilty to money laundering and failure to properly disclose their foreign lobbying work. The filing contained no additional information.The filing could indicate additional indictments in the case, or it could be a type of charge called a criminal information, which would indicate an agreement between prosecutors and a defendant.Prosecutors on Manafort's case said on Friday they found evidence of bank fraud and related conspiracies, for which Manafort had not been charged.CNN has also reported that Gates has spoken to prosecutors about his case and has been negotiating a plea deal for more than a month. It's still unclear this week whether he is closer to finalizing an agreement. Pawn shops offer a way for people to get fast cash for loaned items, or for them to shop for items at a discount.When the pandemic hit, pawn shops were deemed essential and stayed open, but the reasons people came in were different than what was expected.“This is how we test diamonds, it’s a diamond tester” Michael Mack, owner of Max Pawn, said while explaining how pawn shops figure out the worth of a ring. “And then we weigh.”This is part of the process at a pawn shop, customers bring an item in and an employee assesses it. They make an offer based on value. If you say yes, you walk out the door with cash. You either keep the money and the shop eventually puts your stuff up for sale, or you bring the money back and reclaim your items.Like all industries, COVID-19 has caused some change.“Business is difficult,” Mack said. “All of these businesses are not able to do business the way they used to, and pawn shops are no different.”However, pawn shops were deemed essential. “We’re a financial institution. We remained open this entire time,” said Andy Zimmerman, CFO at Gold & Silver Pawn Shop.There to provide loans for people in need of fast cash, sometimes to those who don’t have access to a bank.“Unbanked and underbanked, they typically refer to a consumer that finds your typical bank branch not really meet their needs,” said Jonathan Polter, CEO of the app PawnGuru. The app connects customers with pawn shops, without having to go into a store first.“Traditional banks make money off a variety of transactions and because of the financial situation of the unbanked and underbanked consumer, they’re typically not credit-worthy of many of those other products,” Polter said. This was important during the last recession.“When 2008 hit, pawn shops became more prevalent because banks were giving less money to everyone. Before, pawn shops catered to a lower class middle class,” Mack explained. “We had people come in and get a loan on a Ferrari to pay their private school bill.”That’s what shop owners said they expected when the economy took a hit in March.“The anticipation was that the loan balances or the pawns would increase but, in fact, it’s worked the other way, with the federal stimulus, it seems that a lot of the customers typical of a pawn shop have in essence received a raise,” Zimmerman said. Zimmerman works at the Gold & Silver Pawn Shop in Las Vegas, a popular shop and tourist destination.“The outflow of goods versus the inflow of goods has been a surprise to everyone in the industry,” he said.Pawn shops can’t even keep certain items in stock, such as electronics, guns, and jewelry.“We were just selling through thousands of ounces of silver,” Zimmerman said. “The stimulus really had an impact on people’s behavior.”“Also bicycles, everyone wanted to ride a bicycle, so bikes are gone,” Mack said. This left many shops with low inventory, and lots of cash.“Right now, I don’t know that the industry has ever seen this before,” Polter explained. “Their industry is dried up and at the same time, they haven’t really had the time to replenish it.”“Pawn shops are not built to sit on cash,” Polter said. “They’re built to put cash into consumers pockets and that’s how they make money.”Mack’s shop is working with customers like many pawn shops are, offering curbside pickup or lowering loan interest rates for a while. “The asset is the customer,” he said.But without more loans coming in and a low inventory of items, pawn shop owners said there could be trouble further down the line.“We've been affected and if you drive to any other pawn shops there's nothing in their stores at all. So for that to come back we need a normal economy to really get loans and sell things,” Mack said. 3747

PALM BEACH COUNTY, Fla. - Two people were shot Friday evening during a football game at Palm Beach Central High School in Florida.According to the Palm Beach County Sheriff's Office, one of the victims was located on the school property. The second victim was transported to a local hospital by a friend. Officials say both victims are currently being treated at area hospitals. Their conditions are unknown. Gender and ages of the victims have not been confirmed at this time. Initial reports from district personnel indicated the shots seem to have come from outside the stadium, the school district said. Details on this remain under investigation. Dwyer student-athletes boarded the bus and were escorted back to Dwyer High School, according to Kathy Burstein with the School District of Palm Beach County. Unaccompanied students were picked up in the school's bus loop. There were a number of law enforcement officers on site. All students are safe, no students are reported injured, according to a tweet from PBCSD.School district officials present at the football game, including school police, school principal, assistant principals and many others do not report any kind of student altercation prior to shots being fired and no student disruptions leading up to shots being fired were reported either, said Burstein. All district outdoor activities, sporting events, and practices are canceled for the weekend, including third-party rentals of athletic fields, according to the school district. Suspect information and motive are unknown at this time. The shooter is still not in custody, officials say. PBSO says this is not an active shooter situation. Palm Beach County School Board Police have requested PBSO Violent Crimes Division to assume the shooting investigation.  1882
