Tenants and landlords around the country have been on a roller coaster ride with the eviction moratorium ordered by the Center for Disease Control and Prevention, in September. The mandate protecting tenants was put in place last month by the CDC after President Donald Trump signed an executive order. However, within days, landlords pushed back, filing several lawsuits against the CDC. As the lawsuits are being fought, the CDC is quietly rolling back its initial eviction protection through new guidance it put out last week.“The changes created new burdens for renters to have to meet and created some holes in the protection that those renters need,”said Dian Yentel.Yentel is with the National Low-Income Housing Coalition. NLIHC is an organization concerned about the new burden renters now face to prove their financial distress, but also over this new bit of information released in the CDC latest guidance. That new bit clarifies, for landlords, that they can proceed with filing evictions.“Landlords can file evictions and courts can essentially take every step in the eviction process up to actually removing somebody from their home,” added Yentel.”That has a significant impact and ultimately will mean more low-income people leaving their homes before the moratorium even expires.”Yentel explained many tenants do not want to go through an eviction process and tend to move out before the court-ordered eviction date under pressure. Some will move in with friends or family, potentially crowding homes and putting even more people at greater risk for catching COVID-19.The National Apartment Association, which attached itself to the lawsuits against the CDC, cautions the new guidelines aren’t as big of a victory as they may seem for landlords. They do not put landlords much closer to recovering back rent, what a report by Stout Risius Ross estimates to be - billion.“I think the guideline put out by the CDC provide a path forward, I still maintain that the guidelines are a half step to a solution,” said Bob Pennigar, who heads the NAA.A full step, he said, would be a solution that helps landlords and tenants. Interestingly enough, advocates on both sides have found some common ground there. Both have called for stimulus money allocated for rent.“We still need to have a stimulus act that will provide direct rental assistance,” said Pinnegar.“At least 100 billion dollars in emergency rental assistance,” added Yentel.However, Congress has the last say in what will be included in a stimulus package and whether there will even be another one. Both the House and Senate have been unable to agree on a new stimulus measure for months, and it’s becoming less clear if or when they will. So many more than even a year ago, so I think consumers have a lot more choices that they can send.”However, the flower bouquets and gift cards can seem impersonal.“I really think all bets are off during the pandemic, but there’s going to be lasting effects in consumer attitude and behavior going forward,” he said. “Getting a gift basket that may or may not have a holiday greeting on it is becoming the norm.”“It’s an hour of work to send someone a gift,” Edward Lando, co-founder of Goody Technologies, said. “If you think about it, you need someone’s address. You need to pick out a gift. You need to make sure if you can add a note. You need to make sure it can get there on time, all that stuff.”Lando played a role in creating a solution to the problem by creating Goody, a gifting app that lets you send someone a gift in seconds. All you need is a phone number -- no address.“It’s not a normal form of buying something online, and it's not only e-commerce. It’s like a messaging experience,” Lando said.The app gives the gift recipient the whole experience of opening a gift virtually -- and the ability to swap out a gift for one of similar value if the recipient doesn’t like it. It also speaks to the need for the gratification the gift giver gets.“There's a huge psychological component to gift giving,” Duber-Smith said.“When you send a gift to someone and they open it, you get a little notification that says, ‘Melissa opened your gift,'” Lando explained. “And then you get another one that says she accepted your gift and added a note.”Gifting trends are also shifting to more experiences. “Those are the things that are more personal than gift cards because you understand what the consumer likes,” Duber-Smith said.And it’s something you can give this holiday season that doesn’t require shipping. “2021 could be the year for experiences as sort of everyone gets out,” he said.As you shop for your last minute gifts this week, consider how you’re shopping. “I think what it did is it exposed how important e-commerce is to everyone,” Duber-Smith said. 3101

  

Swedish clothing company H&M is planning to close 250 stores next year.On Thursday, CEO Helena Helmersson said in a press release that the coronavirus pandemic had played a role in the retail chain's decision since more shoppers were buying online."More and more customers started shopping online during the pandemic, and they are making it clear that they value a convenient and inspiring experience in which stores and online interact and strengthen each other," Helmersson said.Helmersson added that sales declined 5% in September compared to the same time last year."Although the challenges are far from over, we believe that the worst is behind us and we are well placed to come out of the crisis stronger," Helmersson said.H&M has 5,000 stores worldwide.
