Property manager Brandon Scholten is seeing big price drops in some of his listings since COVID-19 hit.“We’re at ,040 but we started at above ,300,” Scholten said about a two-bed, two-bath townhouse in downtown Denver.Scholten, the owner of Keyrenter Property Management Denver, says some of his downtown rental properties are staying on the market 20% longer and that prices have dropped nearly 20% compared to the same time last year. And he believes the plummet is linked to the pandemic.“Especially with so many remote work options now,” Scholten said. “I think all of it is just going to push that pressure outward and you’ll see prices fall in the urban corridor.”What’s Scholten is seeing in downtown Denver is happening to other major metropolitan areas across the country.“The pandemic has shifted the demand for rentals away from these really expensive areas,” said Crystal Chen, a marketing manager with Zumper an apartment rental tracker.Zumper’s recent national rent report found one-bedroom rent prices in San Francisco fell nearly 12% year-over-year, the largest drop that city’s ever seen.Other major cities that saw decline in rent prices are New York, Boston and San Jose. Cities that reported some of the largest rent increases include Lexington, Akron and Anchorage.“It makes sense,” Chen said of the prices changes for rent. “Why would people want to pay a big city price tag if they can’t use the amenities and they’re stuck at home?”With more companies embracing working from home and more people looking to social distance, Chen says more renters are now leaving expensive big cities for cheaper surrounding areas.“Which we like to call the 'Brooklyn effect' since the important factors now are space and affordability,” she said.Space and affordability: two things New York City is not known for.“I’ll be honest, a lot of people are leaving,” said Lauren Feldesman, a real estate agent with Compass. “The number of lease break calls I get a week is astronomical.”Feldesman says she is seeing a huge surplus of downtown apartment rental inventory since coronavirus concerns swept the country.“It’s a tough situation,” she said. "People lost their jobs, they’re furloughed or they have their own businesses and their business is really shut down or has taken a huge hit.”While vacancy rates are going up in major metropolitan cities across the country, some downtown renters are seeing some financial relief.“People are now negotiating down 10, 15, even up to 20% of their rent because there is so many more vacancies now as than there was before,” Chen said.Without a vaccine, however, Chen predicts rental prices in downtown areas will continue this downward trend as the rental demand shifts from cities to the suburbs. 2757

Now, interest rates are at record lows, giving many people a new way to save money by refinancing their current mortgage.Matthew Garcia, a senior loan officer with Supreme Lending, says now is a good time to refinance your home. "Absolutely. I mean, you’re looking at interest rates being at the most historic rates they’ve ever been. Rates have been in the 3% ranges before but now you’re seeing 30-year loans getting into the upper twos and middle twos, which is completely insane," said Garcia.Garcia says the industry is going through a refinancing boom that it hasn't seen since a few years after the Great Recession. Refinancing your mortgage, or essentially restructuring your current home loan under a new, lower interest rate, can be done for a couple different reasons."There’s two main types of refinancing you can do. There’s what’s called rate term refinance which means I’m simply refinancing the balance from any closing costs I might have and dropping the interest rates. That’s what called Rate Term, taking no additional cash out. Then there’s also cash out. Cash out refinances tend to be a bit more expensive. When I say more expensive, I mean the rates are slightly higher, more expensive in cost structure," said Garcia.For cash out refinancing, home owners who have likely owned their property for at least four or five years, are refinancing to take the extra cash from the increased equity in the home, and invest it in renovations or elsewhere."Where people can get into more danger is, they're taking out money because they want to go out and invest in other investment properties, go use that money to go out and buy other homes, speculate. That’s where it gets a bit dangerous. A lot of folks start watching their HGTV and think they're the expert and they're going to tap into this equity and go and do these things. There’s a lot more to it," said Garcia.Garcia says the last thing people want is to end up with two failed mortgages. He says the best reasons to refinance is debt consolidation or if it will save money in the long run.Josh Stech, CEO and co-founder of Sundae, a company that helps people with homes in bad condition get their properties sold, also says it's a good time to refinance because of how great the real estate market was doing before the COVID-19 pandemic."Rates are really low but also equity in homes was really high. We hit historic highs heading into the pandemic in terms of the amount of equity that homeowners have in their homes. Basically, the value versus the mortgage that they owe," said Stech. As for how long interest rates will last, Federal Reserve Chairman Jerome Powell has said they could be around for years. Sheck says, there's a chance interest rates could go even lower but there's already so much demand to refinance and banks can only process so many."I think as the fed is targeting a longer term near-zero interest rate environment, I think actually if you maybe wait a little bit you might play the game and win and get a lower interest rate because of the supply and demand I mentioned. I think it's a great time. It's hard to argue with record lows you haven't seen since 1971," said Stech.Experts recommend people who are considering refinancing to talk to a loan officer or financial advisor to make the best decision for their situation. One expert said COVID-19 has created an unparalleled opportunity for scammers.For Holly and Tony Chilicas, the nightmare began decades ago – in a time before widespread cyber scams and coronavirus. In fact, it happened in a very analog way -- Tony’s wallet was stolen.“I was a dumb kid and I didn't think nothing of it. I'm like, ‘I'll just cancel my credit cards and I'll get it a new license, I'll...’ And I had my social security card in there, and I didn't know,” said Tony.After that theft, his identity was stolen – over and over again.“Basically, his social security number has been used in upwards of 10 different states by 20 plus people,” said Holly.She said one was even caught red-handed. She shared a police report from 2006 when a man named Jorge Campos Ramirez was caught with Tony Chilicas’ name and social security number and admitted to a police officer he bought Tony’s information at a grocery store and had been using it for months to get work.“They talked to the guy and he bought Tony’s social security card and driver's license for ,” said Holly.Holly and Tony said that’s just one case of many, and it’s led to Tony being charged hundreds of thousands in back taxes he didn’t owe and a lowered credit score. He even had to put off legally marrying Holly until he got some of it straightened out with the IRS -- a process that took 10 years -- and he said it’s still not completely fixed.“So, if it happens to me and I'm just an average Joe, it could happen to anybody,” said Tony.It is happening more and more. According to the Federal Trade Commission – the agency that handles identity theft and fraud concerns at the website IdentityTheft.gov – so far this year, there were more than 1.8 million reported cases of fraud and identity theft. Nearly 190,000 of those are directly connected to the coronavirus pandemic, and those COVID-related fraud cases really skyrocket right as many states were putting lockdowns in place.“COVID-19 has created – I don’t even have a word for it – COVID-19 has created this opportunity for scammers that is unparalleled,” said Eva Velasquez, president and CEO of the nonprofit Identity Theft Resource Center.Velasquez said all the scams that have been around for a long time that are often regional – like those that happen after a disaster, a health scam, fraud, phishing – they’re all happening right now because the pandemic is universal. She said everyone’s emotions are heightened right now and scammers prey on that.”Well, there is just a panoply of scams that are popping up because of COVID, and so there is going to be a very long tail on this fraud because there are just so many different types, and they're all escalating,” said Velasquez.She said one scam they’re hearing a lot about now is unemployment identity theft.“There are a lot of factors here that are creating this increase [in unemployment identity theft], the first one is it's actually more lucrative now,” said Velasquez.She said that was due to the 0 weekly pandemic bump, she also said that most people who were scammed didn’t know it until it was too late.“The one that we are hearing the most in our call center is the one that's the most devastating, these people that are calling us their scared, they're angry, they're in tears,” said Velasquez. “They legitimately need these benefits in order to meet their basic needs, and they can't get them because a criminal has basically circumvented those benefits and taken them away from them.”Others scams unique to this time we are all living in are scams surrounding contact tracing.“We really do need to participate in [contact tracing]. It is very important for us to get a handle on this when there are contact tracers that are trying to do their job, that they get cooperation from people, however, the scammers know that and they are trying to leverage it,” said Velasquez.She said the good news is there’s some pretty universal advice when it comes to scams and any contact you didn’t solicit: go to the source.She said if you get an email you didn’t ask for – even if it looks official – don’t click on any links. She said, especially now, it’s important not to panic, to step back and try to verify the information in a different way by going to the source. She said the same goes for phone calls you didn’t ask for --whether it’s a contact tracer or someone who says they’re from your bank -- ask the caller questions about themselves, where they’re calling from and why. She said then hang up and find a phone number yourself you know is correct and call back. No one who’s trying to contact you for a legitimate reason will ever yell at you or threaten you for trying to keep your identity safe.She also said for those who might be afraid they’re being rude – especially those in the older generations – that it’s not rude to protect yourself.“It's not rude to say, I have to verify who you are, and if someone starts yelling at you or demanding things of you, it's not rude to hang at the phone,” said Velasquez.It’s a sentiment Tony agrees with 100 percent. He speaks with the experience of a man who’s spent more than a decade trying to get his identity back and trying to get a new social security number.“Be rude! Who cares, hurt someone's feelings.
