Chick-fil-A thinks the future of fast food isn't in the restaurant; it's in your living room.Last week, the company opened up two prototype restaurants devoted exclusively to fulfilling delivery and catering orders. Over the summer, the company started testing out a meal kit service.Chick-fil-A believes people think about food the way they think about shopping: Why go to a store when you can order online? To stay ahead of that trend, Chick-fil-A is getting creative about how to reach people at home, work and parties — and it's miles ahead of the competition."Our mission is to be convenient," said Luke Pipkin, who works on innovation within the company's Beyond the Restaurant team, which is dedicated to exploring off-premise opportunities like delivery, catering and meal kits.The new restaurants don't have dining rooms, so the locations have larger kitchens. They're also cash-free: Customers have to use DoorDash or a credit or debit card. Chick-fil-A encourages customers to order directly from its mobile app. And Chick-fil-A put the locations by highways and major roads in Nashville and Louisville to facilitate deliveries.That makes the test locations "pretty differentiated from our regular restaurants," Pipkin said.Chick-fil-A isn't alone: All fast food companies are trying to figure out ways to reach people at home and get more customers to use their apps.Nearly two-thirds of consumers say that more fast food restaurants should offer delivery and takeout options, according to research company Mintel. And 46% said that they'd be more inclined to pick up an order from a restaurant if there was a dedicated pick-up area.Mintel also found that in the three months ending in September, 27% of people surveyed said they ordered delivery directly from a restaurant online or through an app, and 13% said they ordered delivery from a third party.The "off-premise business is really booming within the food service sector," said Amanda Topper, associate director of foodservice research at Mintel.Chick-fil-A is well ahead of the curve. While the chicken chain is going cashless and opening restaurants without dining rooms, competitors are working on streamlining their digital pickup areas and using promotions to raise awareness for their apps."They've seemed to be deploying a number of innovations ahead of the industry," said Melissa Wilson, a principal with the food service consulting company Technomic.Plus, catering is an important part of the restaurant's business. About "14% of Chick-fil-A customers try Chick-fil-a for the first time through catering," said Pipkin.Overall, Chick-fil-A's methods are working.The chain has grown "exponentially" in recent years, said Wilson. Chick-fil-A is a private company, so its sales figures aren't public, but Technomic's research found that Chick-fil-A generated billion in sales in 2017. Three years before that figure was about .8 billion, Wilson said."They test things very carefully," she added. "They are very thoughtful."Customers love Chick-fil-A. In a sector where customers tend to be brand-agnostic, "they benefit from having a really strong brand loyalty," said Topper.That may be why the brand is comfortable testing out creative concepts, she said. Customers are likely to stick with Chick-fil-A even if the meal kits or new locations are a flop.The company is moving slowly, for now. Meal kits are being offered for just a few months in Atlanta. Once the test ends, in mid-November, Chick-fil-A will decide if and how to move forward.The company plans to open more catering- and delivery-only restaurants next year, Pipkin said.If Chick-fil-A is successful, other companies may follow its lead, Topper said. Over the past 20 to 30 years they started building and now you have this gorgeous community out here and we're only seven miles from the bay."She also said empty-nesters are downsizing, leaving room for those first-time homebuyers to move up into their dream home.Montisano said there are homes in Chula Vista for every buyer and every budget."The difficult part is getting what you want at the price you want without the fees," Montisano said, alluding to HOA and Mello-Roos.She said the homes of the future are also budget conscious, adding they are low maintenance, energy efficient and many are created to house multiple generations. 1604

It was a part of a larger merger across the country. The mall's general manager, Steven Sayers, sat down with 10News."Nothing was going wrong with the property at all. It was just, some of it was just timing with expiring leases and unfortunately, some tenants just left," says Sayers.Sayers says these new businesses were already in the works before the merger. (KGTV) -- Hundreds of thousands of veterans and active duty military call San Diego County home, but a group says they are facing big disadvantages when trying to buy a house here.The San Diego Veterans Association of Real Estate Professionals says more than 60 percent of listings in the county won't accept offers with V.A. loans.The federally backed loans don't require a down payment or mortgage insurance. Those eligible in San Diego County can borrow up to about 0,000 without any cash down. "We have served, and the V.A. loan is a guaranteed loan," said Andre Hobbs, a San Diego realtor and veteran who heads the association.Hobbs says the benefit is backfiring for some home seekers in San Diego's ultra-competitive housing market. It's because he says sellers are opting for offers instead that include cash down payment because of a misperception about V.A. applicants."They assume that this buyer is ready to walk," Hobbs said. "He's not motivated."Mark Goldman, a real-estate lecturer at San Diego State University, said there are some misconceptions about V.A. loans, such as that they are more complex. He added there are a few extra disclosures, but they aren't cumbersome. But V.A. buyers can also have an advantage if the current owner also served in the military."Luckily we may meet another veteran seller that understands, 'hey, I'm willing to do that,'" Hobbs said.    1460

Mothers around the world lauded her post for helping to normalize pregnancy complications — a difficult topic for many women to talk about, despite the fact that the American Pregnancy Association reports that 10% to 25% of known pregnancies end in miscarriage.On Tuesday, Teigen shared more of her experience in a blog post on Medium, titled "Hi."Teigen opened by thanking those who wrote to her following the loss of her child, which she and husband John Legend named Jack."After we first lost Jack, I found myself incredibly worried that I wasn't able to thank everyone for their extreme kindness," Teigen wrote. "Many shared incredible personal experiences, some shared books and poems. I wanted to thank everyone, share our story with each individual person. But I knew I was in no state to. For me, the 'no need to respond' note was such a true relief. I thank you for each and every one of those."She also went into detail about the complications that led to her miscarriage. Teigen said doctors had diagnosed her with a "partial placenta abruption" that led to severe bleeding. She added that she had had "placenta problems" with her two previous pregnancies but had never been diagnosed with an abruption.Teigen also got frank about the side effects of her condition, which included heavy bleeding that required her to wear "adult diapers.""I actually became an adult diaper expert for my own personal entertainment, truly appreciating the brands that went out of their way to not make me feel like an actual (expletive) baby," Teigen wrote. "Some were blush colored, with drawn delicate flowers. I got to the point where I was actually like, "hell yeah, throw me the pink ones!" — something I never thought I'd be excited for.
