SAN DIEGO (KGTV) -- A rental forecast out Wednesday predicts that San Diego County's affordable housing crisis will worsen through 2020. According to the University of Southern California Casden Economics Forecast, “even under the best case standard, few units in Southern California are affordable.”By 2020, the report forecasts that average monthly rents will increase by 9 in San Diego County, the highest among all Southern California areas.The report predicts that the San Diego will continue to see economic and population growth over the “foreseeable future” with the economy’s leading sectors continuing to draw a variety of workers.The forecast also shows San Diego’s popularity among older members of the population, including retirees.As a result, housing demand will continue in both the renter and owner-occupied markets, leading rents to increase as vacancy rates remain low.In 2020, the average rent is predicted to be ,187 with a 3.75 percent vacancy rate. 995

SAN DIEGO (KGTV) - A San Diego commuter is saving big by getting on a bike, but not breaking much of a sweat.It was 6 a.m. on a Tuesday morning, when 10News caught up with Jon Taddeo as he prepared to bike to work.  This ride would be powered by a little something extra, in the form of an electric motor. SAN DIEGO (KGTV) -- A new study by Zillow shows that homebuyers with lower credit scored pay more for the same homes than buyers with excellent credit scores.According to Zillow, borrowers with excellent credit scores could get a mortgage with a 4.5 percent annual percentage rate.Borrowers with a fair credit score could get a 5.1 percent rate. Over the lifetime of a 30-year mortgage, that means a buyer with a fair credit score may end up paying an additional ,000 over the lifetime of the loan.In San Diego, where the median home value in March of 2018 was 5,300, Zillow estimates that homebuyers with fair credit will pay ,000 for the same home.The difference is only amplified in more expensive markets, Zillow says. In addition, the penalty for lower credit scores tends to be higher."When you buy a home, your financial history determines your financial future," said Zillow senior economist Aaron Terrazas. SAN DIEGO (KGTV) -- A pillar to the community and a San Diego civic icon Reverend George Walker Smith has died at 91. For six decades, Rev. Smith was a trailblazing leader in the African American community. Smith also led Christ United Presbyterian Church of San Diego for decades. Those who were lucky enough to cross paths with him say he was kind to all. "We kind of thought of Rev. Smith as the black godfather of San Diego, and of this church, because he helped so many people," said Delores McNeely, a church member of 30 years. He was the first African American to be elected in the city when he won the race for the San Diego Board of Education in 1963. Rev. Smith started the Catfish Club, whose weekly lunches were a gathering spot for those interested in civic or political issues. "All the political leaders in the community came, and we had this huge forum, and they listened to him. And if something were going on in the community, the first person that they would call was Rev. Smith," said McNeely.McNeely says the forums started at the church but then moved to Channel 10 when attendance got too large. "His legacy is going to help the community to grow, everything he did, and wanted to do," said McNeely.Members of the congregation spoke to 10News Sunday. "He was a person who would never say no to anyone if you asked him to do. If he couldn't do it, he found someone who could," Jewel Kelley, a member of the church said. Rev.
