(KGTV) - MLB Hall of Famer, Trevor Hoffman, joined joint developers, Zephyr Partners and The Robert Green Company Monday in supporting an initiative that would give San Diegans access to a bluff-top site that has been closed to the public for a century.The plan is to transform a nearly 17-acre site at 3350 Camino Del Mar into a luxury resort with public access to the beach down below."To be able to actually come here and enjoy it, have a glass of wine at one of the restaurants or walking on one of the trails, I'm really looking forward to it," said Del Mar resident of 50 years, KC Vafiadis. The two developers want to create a luxury resort called "Marisol" which would include a hotel with 65 rooms, 31 villas, dining options, gardens, cocktail lounge, spa and access to the beach down below. The plan is a smaller version of the original proposal, which was met with backlash by residents of Solana Beach and Del Mar. They worried it would obstruct ocean views and increase traffic in the area, so the developers downsized the project by 40-percent.The new plan is an alternative to a proposal that was already approved, which would create private, gated estates.The developers now hope to gather enough signatures for a citizen's initiative to put the plan on the ballot next March. They say they're taking into consideration bluff safety and stabilization and have plans for traffic relief as well.The initiative will be filed with the Del Mar Clerk Monday. 1492

DEERFIELD, Ill. – Walgreens says it’s partnering with a primary care company to open full-service doctor's offices at hundreds of its drugstores.The pharmacy chain announced Wednesday that an expanded partnership with VillageMD will allow them to open 500 to 700 “Village Medical at Walgreens” primary care clinics in more than 30 markets in the next five years. The clinics will also be staffed by more than 3,600 primary care providers, who will be recruited by VillageMD.The clinics will accept a wide range of health insurance options and offer comprehensive primary care across a broad range of physician services, according to Walgreens.To help those who struggle to find health care providers, the company says more than 50% of clinics will be located in medically underserved areas designated by the U.S. Department of Health and Human Services.“These clinics at our conveniently located stores are a significant step forward in creating the pharmacy of the future, meeting many essential health needs all under one roof as well as through other channels,” said Stefano Pessina, executive vice chairman and CEO, Walgreens Boots Alliance.“In the U.S., we spend trillion per year on health care, over 85% of that is tied to patients with chronic diseases. The national average for track's reporting was 1.68.While there were no racing deaths, there were four training deaths during last year's summer meet and three racing deaths and two in training during the fall meet.Del Mar is continuing its Entry Review Panel of regulatory veterinarians who will oversee the entries of all horses and provide an additional review of each of their medical, training and racing histories. The panel will recommend to the track's stewards that any horse it deems unfit for competition be barred from racing.Del Mar is furthering its adoption of reforms modeled after the International Federation Horseracing Association requirements. Rules surrounding nonsteroidal anti-inflammatories have been enhanced and extended, and additional rules regarding other equine medications have been clarified and codified.Random testing will continue for any horse at Del Mar, including ones readying for, or having just completed, morning workouts.Just as they were last summer, veterinarians are stationed at elevated observation points at the facility to oversee morning workouts and will have the ability -- through communication with outriders -- to remove horses from the racetrack and have them undergo a follow-up soundness examination.Exercise riders and jockeys again will be prohibited from using a riding crop to encourage their horses during morning workouts.The Del Mar Thoroughbred Club created a stakeholder advisory committee last summer represented by trainers, veterinarians, jockeys, racing surfaces maintenance personnel and management that met regularly to discuss safety practices, operations and track surfaces. The committee will also be in session during the 2020 meet."Safety and health will be our focus for the people involved with putting on this year's extraordinary race meet, but we'll also be continuing with our safety reforms for the wellbeing of our riders and horses," Del Mar Thoroughbred Club CEO Joe Harper said before the start of the meet. 3084

  

Despite more out-of-work Americans amid the pandemic, housing has gotten more expensive during the coronavirus pandemic, especially in rural America.According to findings by Redfin, during the four-week period ending August 2, prices for homes in rural areas jumped 11.3% from 2019 figures. The median house price in urban areas increased by 6.7%. Suburban areas jumped 9.2%.Redfin’s data also indicates more home buyers are looking to move to rural or suburban areas, shying from urban locales. Before the pandemic, 37% of home buyers were searching for homes in urban areas; now it’s 19%. Forty-three percent of home buyers were searching in suburban areas before the pandemic; now, it’s 50%. Nine percent of home buyers were home searching in rural areas before the pandemic; now it’s 19%.During the coronavirus, living close to restaurants, bars, social events and offices is not nearly as much of a priority for many home buyers."We've been speculating about increasing interest in the suburbs and rural areas since the start of the pandemic," said Redfin economist Taylor Marr. "Now we're seeing concrete evidence that rural and suburban neighborhoods are more attractive to homebuyers than the city, partly because working from home means commute times are no longer a major factor for some people. And due to historically low mortgage rates, interest is turning into action. There will always be buyers who choose the city because their jobs don't allow for remote work or they place a premium on cultural amenities like restaurants and bars—which will eventually come back—but right now the pendulum is swinging toward farther-flung places."However, when the coronavirus ends and it becomes safe to return to offices and social events, will buyers regret purchasing a home in far-flung locales?"Newly remote workers from New York City are buying properties in rural areas like Warren County, NJ and Sussex County, NJ, but I expect that some of these buyers may eventually catch post-COVID buyer's remorse," said Darlene Schror, a Redfin agent in northern New Jersey. "Post-pandemic, buyers may realize that while their new neighborhoods make for a nice weekend getaway, the long commute may become unsustainable should things go back to normal. And they'll miss city amenities like high-quality restaurants, shopping centers and walkability."The median price for homes in urban areas are more affordable than suburban and rural regions, but the homes being purchased in non-urban areas are generally larger.The median home price for an urban house in the four weeks ending August 2 was 5,873, according to Redfin. Meanwhile, the median cost for a rural home was 6,750, and the median cost for a suburban home was 2,900.But per square footage, urban homes still were more expensive, costing 6.17 per square foot, compared to 8.76 in the suburbs and 2.58 in the country. 2903
