New research released today from the Insurance Institute for Highway Safety says that vehicular crashes have increased in states where recreational marijuana is legal.The nonprofit organization took crash data from four states where recreational pot is legal: Nevada, Oregon, Washington and Colorado.The findings revealed crashes were up as much as 6 percent, when compared with adjacent states that don't have legalized marijuana.Now, the research doesn't prove marijuana is directly responsible for the increase, but it does show a correlation.  The organization’s president says we should all take these numbers as an early warning sign.“The real key is not so much the magnitude of the number as it is the direction we're seeing,” says David Harkey, president at Insurance Institute for Highway Safety. “And that we think this is a really good early indicator of the potential issues associated with this policy change of recreational use of marijuana.”There are still a lot of unknowns regarding marijuana in terms of how it affects the human body. NEW YORK — Free parking, free gym memberships, even free rent for three months — Manhattan rents have hit their lowest levels in nearly a decade.Nicole Beauchamp, a real estate agent with Engel & Volkers, said the current housing market in New York City is unprecedented."I have never seen this amount of landlord concessions, and they have actually increased from the summer," she said. "There is a great amount of opportunity right now to snag a good deal on an apartment in Manhattan."The latest report from realtor Douglass Elliman found that the median price of a Manhattan apartment last month was ,100, down from ,500 last October.The savings are even steeper for smaller apartments."We've seen a 19% decrease in the prices of studios," Beauchamp said.Landlords are hoping to lure renters back to Manhattan after thousands moved out during the peak of the pandemic."The vacancy rate, last month I think was just under 6% and this month, we're over 6%," Beauchamp said.That adds up to 16,000 empty apartments in Manhattan, and the greatest share of those vacant apartments are downtown."I saw some incredible deals down in Tribeca over the summer that are still persisting right now," Beauchamp said.More than 5,000 new leases were signed in Manhattan last month, up 12% after a September slump.Many renters are finding more room across the East River."I think there is stronger demand in Brooklyn than the rest of the city," real estate agent Akil Rossi said.The Elliman report found Brooklyn leases surged in October to the second-highest October total in 12 years. Rossi has seen rents come down slightly in neighborhoods like Williamsburg and Clinton Hill."You get a lot more space," she said. Nominations for the 61st Grammy Awards were announced Friday and one of the nominees was brought to tears live on television.Singer Janelle Monáe -- along with Alessia Cara and Shawn Mendes -- announced some the nominees on "CBS This Morning." Monáe became emotional when her "Dirty Computer" was announced for album of the year.She said she was moved because the project is "about community," especially the LGBT community of which she is a part."I hope they feel seen," Monáe said. The Penguin imprint Philomel Books announced Monday that "Good Morning Zoom" is scheduled for Oct. 6. It's written by Lindsay Rechler and illustrated by June Park. Simon & Schuster announced Thursday that Mary Trump's "Too Much and Never Enough" had sold a company record 950,000 copies as of its date of sale, earlier this week. Another anti-Trump book from Simon & Schuster, former National Security Advisor John Bolton's "The Room Where It Happened," sold nearly 800,000 copies in its first week when released last month.
