Before the pandemic, 37% of home buyers were searching for homes in urban areas; now it’s 19%. Forty-three percent of home buyers were searching in suburban areas before the pandemic; now, it’s 50%. Nine percent of home buyers were home searching in rural areas before the pandemic; now it’s 19%.During the coronavirus, living close to restaurants, bars, social events and offices is not nearly as much of a priority for many home buyers."We've been speculating about increasing interest in the suburbs and rural areas since the start of the pandemic," said Redfin economist Taylor Marr. "Now we're seeing concrete evidence that rural and suburban neighborhoods are more attractive to homebuyers than the city, partly because working from home means commute times are no longer a major factor for some people. And due to historically low mortgage rates, interest is turning into action. There will always be buyers who choose the city because their jobs don't allow for remote work or they place a premium on cultural amenities like restaurants and bars—which will eventually come back—but right now the pendulum is swinging toward farther-flung places."However, when the coronavirus ends and it becomes safe to return to offices and social events, will buyers regret purchasing a home in far-flung locales?"Newly remote workers from New York City are buying properties in rural areas like Warren County, NJ and Sussex County, NJ, but I expect that some of these buyers may eventually catch post-COVID buyer's remorse," said Darlene Schror, a Redfin agent in northern New Jersey. "Post-pandemic, buyers may realize that while their new neighborhoods make for a nice weekend getaway, the long commute may become unsustainable should things go back to normal. And they'll miss city amenities like high-quality restaurants, shopping centers and walkability."The median price for homes in urban areas are more affordable than suburban and rural regions, but the homes being purchased in non-urban areas are generally larger.The median home price for an urban house in the four weeks ending August 2 was 5,873, according to Redfin. Meanwhile, the median cost for a rural home was 6,750, and the median cost for a suburban home was 2,900.But per square footage, urban homes still were more expensive, costing 6.17 per square foot, compared to 8.76 in the suburbs and 2.58 in the country. 2903

DENVER – The man accused of shooting and killing three people at a Thornton, Colorado Walmart on Wednesday night will likely learn if prosecutors will seek the death penalty against him Monday afternoon.Scott Allen Ostrem, 47, made his first court appearance Friday morning in Adams County. Formal charges have yet to be filed against him, but his arrest warrant carried first-degree murder after deliberation charges.Prosecutors are expected to seek similar first-degree murder charges, and an attorney for the state said at Friday’s hearing that “there’s going to be multiple counts in this case.” District Attorney Dave Young said they might also pursue attempted murder charges."When you fire into a crowd of people you don't necessarily need to fire more than one shot to be convicted or charged with attempted murder," Young said.Prosecutors initially argued that they should have until Wednesday to file formal charges, saying that they needed to interview more people and review more video footage to determine who, if anyone in particular, Ostrem was targeting in the shooting.Police and the FBI say they still have not determined a motive for the Wednesday night shooting, which left three people dead.First-degree murder convictions carry sentences of either life in prison without the possibility of parole or the death penalty in Colorado, but prosecutors must say which penalty they are seeking when the initial charges are filed. But only three people remain on Colorado's death row, and no one has been executed in the state since 1997.Young would not comment on whether he would seek the death penalty for Ostrem.And though prosecutors had asked for more time, Judge Ted Tow set the advisement for 1:30 p.m. Monday. The affidavit in the case will remain sealed until at least then.Ostrem was represented by two public defenders in court Friday, and said little, other than answering “yes” when asked questions about his understanding of the proceedings by the judge. He was dressed in a blue jail jumpsuit.One of his attorneys asked the judge to have police officers re-seize the Walmart store, saying she was concerned that some evidence could be compromised. She said her team hadn’t been allowed into the store, and that she had concerns that evidence could be destroyed once the store reopens.But the judge denied the request, saying he had no authority to order police or Walmart to do anything.A Walmart spokesperson told Denver-based KMGH on Friday they were working to decide when the store might reopen.Police arrested Ostrem on Thursday morning more than 12 hours after the shooting occurred. An anonymous citizen tip alerted authorities to his presence in the area, police said, though FBI agents also spotted him in the area. Another neighbor told KMGH Ostrem came off as rude and unapproachable.“He was on the edge, not friendly, wouldn’t talk to anybody,” said neighbor Teresa Muniz. “You didn’t dare talk to him, because he always looked mad.”Ostrem walked off his roofing job Wednesday morning in Frederick, the company confirmed, but was otherwise a “good worker,” fellow employees said. He also had several failed businesses, and declared bankruptcy in September 2015.A law enforcement source also told KMGH Thursday that Ostrem's mental health history was being investigated.Ostrem is being held without bond pending his formal charges."We've conducted hundreds of interviews, but we’ve got to go through those and see who might actually be a victim of a crime, and that takes time,” Young said. “But we'll get it done and have charges ready on Monday." 4319

  

DENVER – Colorado blazed trails when it legalized pot and now Denver could lead the way decriminalizing magic mushrooms.The group Denver for Psilocybin may soon have the all-clear to start gathering signatures so you can vote on it this fall.Gathering at the steps of the Denver City and County building on Wednesday, the group — chanting at times, "free the spores!" — met with city leaders about their push to decriminalize psilocybin, also known as magic mushrooms.Tyler Williams, one of the leaders of Denver for Psilocybin, spoke to Scripps station KMGH in Denver about their reasoning behind the push."There's a lot of research for all sorts of mental health issues. Everything from anxiety to depression to cluster headaches, addiction," said Williams.But he said he doesn't need the research to prove his claims. He credits their use saved his life a few years ago. "I had a suicide attempt November 12th of 2015 and I think it helped me get out of my depression, and it's helped me with my PTSD," Williams said.He's not alone. There are a growing number of people turning to psilocybin.Licensed professional counselor Kathy Hawkins treats a few number of people, not during their use, but only before and after."So, I’m a place where they can come and talk about it. So they can make sure they’re being safe about how they’re using, what they're using, why they’re using," said Hawkins.LSD and shrooms were big in the 60's. There was even research to study the effects of the psychedelic compound, but then the government labeled it a Schedule 1 drug; illegal because of its negative physical and psychological effects.However, many point to a study of cancer patients at Johns Hopkins, who experienced a year-long of positive effect from mushrooms."They’re so desperate for help, they’re willing to try. So they've had big breakthroughs, relief from trauma, from anxiety, from depression so anything that's going to help. I think is worth investigating," said Hawkins. 2031

  

DENVER — A former teacher at East High School in Denver was arrested after accusations she smoked marijuana with her students during a party at her Denver home. Rachel Farley, 29, was taken into custody Monday on suspicion of contributing to the delinquency of a minor, a class 4 felony. According to an arrest affidavit, Farley invited students from her class to her home on August 18, 2017, to decorate clothing for Freshman Day. At some point during the event, she brought out marijuana and began smoking it with her students, the document reads.In February of this year, police say they were dispatched to the school after a student reported that Farley had been providing and consuming marijuana with her students at her home.Police interviewed nine students as part of the investigation and “multiple students admitted to smoking with the suspect,” the document read. Farley resigned from East High School on August 31, 2017, according to a statement from Denver Public Schools. The statement stresses, “there was nothing notable about her resignation - she simply resigned.”After her resignation, DPS says she had been working as a volunteer in the music and drama department at the school. But after the allegations surfaced in February, she was “barred from volunteering for, contracting with or being employed by Denver Public Schools in the future.”Farley was listed as still being in custody at Denver City Jail as of Wednesday morning.  1502
