"Pretty sure the rent's pretty up there," said Arthur Reynoso, walking by the building on Thursday. What most people don't know, however, is that 45 of the 224 condos in the building are affordable - to own. It's rare for one to come on the market, but a handful do each year. In fact, one is about to sell for 5,341, which is about 40 percent off the median condo price of 6,000 in North Park. The commission oversees about 250 for-sale affordable homes in San Diego - located in Carmel Valley, Black Mountain Ranch and North Park. Only four are for sale now, and Raman said all have been matched with buyers. However, they can list anytime. A homeowner can sell the property to anyone he or she wishes - so long as they are qualified - but the commission still maintains an interest list and is accepting applicants. Currently, there are about 275 households qualified for that list. The homes are not listed on the MLS. Still, there are restrictions when owning one of these units. Owners must live in them, and cannot rent out any part to supplement income. The commission checks that annually. Qualified buyers usually have 60 to 110 percent of area median income. The homes are deed-restricted for generally 45-50 years, meaning they have to be sold at an affordable price for that time span. SAN DIEGO (KGTV) -- The FBI is investigating following a hazmat situation in La Jolla Thursday afternoon. According to authorities, the incident started around 1 p.m. on the 9400 block of La Jolla Farms Road near UCSD and the Scripps Reserve trail. Throughout the afternoon, people who appeared to be workers at the home could be seen sitting outside with bags wrapped around their lower legs. The unidentified substance is being cleaned up by hazmat crews and, at this time, it's unclear what led to the situation. Neighbors say the home was being rented out and a new tenant recently moved in.The Department of Environmental Health said they found a contaminant and that it is contained with no threat to the community.The final Hazmat crews left around 7:30 p.m. 798

SAN DIEGO (KGTV) -- The City of San Diego announced Tuesday that the transformed Super 8 motel in Egger Highlands will be used to temporarily serve families and children experiencing homelessness amid COVID-19. The city's purchase and transformation of the motel was approved by the City Council in 2017. The transitional housing units will eventually be used to serve those enrolled in the San Diego Misdemeanants At-Risk Track. The program was created by the City Attorney's Office for chronic misdemeanor offenders with acute drug addiction, according to the city. For now, the recently-renovated motel will provide temporary housing for children and families struggling with homelessness. “We’re looking at every opportunity to help those families and children experiencing homelessness during these trying times,” Mayor Faulconer said. “The rehabilitation of this motel couldn’t come at a better time as the need for temporary shelter has never been greater. I want to thank City Attorney Elliott for partnering with me to provide safety and relief to so many families as we fight to stop the spread of this deadly virus.”The city started moving families to motel rooms in March to allow for proper physical distancing. “During this challenging time, it's more important than ever to ensure our most vulnerable community members are protected,” City Attorney Elliott said. “I am gratified to be able to transition our S.M.A.R.T. on Palm facility to provide temporary emergency housing for families in this time of dire need.”The facility has 42 transitional housing rooms, 39 double-bed units, and three units that meet the Americans with Disability Act standards, the city says. 1693
SAN DIEGO (KGTV) — The downtown building at 101 Ash Street has been sitting vacant for most of the last four years and as it continues to sit empty, taxpayers are footing the ,000 per day bill.City Council leaders voted 5-4 — with Council members Vivian Moreno, Monica Montgomery, Barbara Bry, and Georgette Gómezto voting in opposition — to request monthly updates on the building's status and costs for several options presented by Mayor Kevin Faulconer's office.The mayor's options included putting millions of dollars more into the building for the needed repairs, buying out the lease, pursue a new landlord, trying to renegotiate its lease, or walking away entirely, the last of which could risk litigation and credit damage.The coronavirus pandemic has cleared out office buildings across downtown San Diego. But emptiness is business as usual for the old Sempra building at 101 Ash.In 2016, the city approved a lease-to-own agreement for the building, valued at million. The idea was to move upwards of 1,100 city employees into the facility.But officials quickly discovered a series of problems requiring major renovations to the site's 19 floors.In December 2019, the city finally began moving workers into the building, only to vacate them a month later when the county found traces of asbestos.So how did the city get into this mess? A new investigation shows it really never did its homework for such a big purchase from the start.The law firm Hugo Parker found that, "at no time, however, did the city formally inspect 101 Ash before closing escrow."In January, councilmember Barbara Bry showed ABC 10News a document that the city accepted the property as is."That is stupid to do when you are doing a long-term lease purchase on a building that was built in the 1960s," Bry said.An additional new report from Kitchell says the building needs 5 million of repairs, which is well more than what the city paid for it. 1947
SAN DIEGO (KGTV) - The attorney for Rebecca Zahau’s family spoke Friday about the San Diego County Sheriff Department’s new review of her death at the Spreckels Mansion in Coronado.Earlier in the day, Sheriff Bill Gore announced that investigators found no evidence that she “died at the hands of another”. The department will not reopen the case.Zahau’s body was found hanging a the Spreckels Mansion in Coronado in 2011. Her wrists and feet were bound. For years, there has been speculation about the nature of her death, which was originally determined to be a suicide.Zahau family attorney Keith Greer suggested Friday afternoon that the Sheriff’s investigators are corrupt. “It’s not a logical decision. There’s something here that’s motivating these folks to do the wrong thing,” he told 10News. “I don’t know how they look at themselves in the mirror,” he added. Greer said that a rational person would not look at the evidence and believe that Zahau’s death was a suicide. The Zahau family lives in Missouri and did not want to be involved in Friday’s briefing at the Sheriff’s Department. They did release a recent photo of Zahau’s gravesite, surrounded by snow and flowers.Greer said he and the family are disappointed in the Sheriff’s Department, especially after a jury recently ruled in the family’s favor during the civil case.
