SAN DIEGO (KGTV) — San Diego's Maritime Museum is giving families the chance to spend the night on the seas — but stay in San Diego.The museum's "Family Overnight" program offers a stay aboard the Star of India, the oldest active sailing ship in the world. Families will embark on imaginary voyage learning about the lives and times of the India's passengers in the 19th century.Instructors will be in character and in costume, as they teach various ship-centric tasks like moving cargo and raising sails. Guests will also be able to see areas of the ship normally closed to the public and sleep on "tween decks" out of the elements.RELATED: Several San Diego museums offering free admission to military families“The Family Overnight program is an immersive unforgettable life-changing experience where together the children and their parents discover and share the same fascination and passion for learning about the history of the sea," Jacob Keeton, Director of Education for the Maritime Museum, said.The overnight experience will be hosted on Saturday, June 22, at 2:30 p.m. until Sunday, June 23 at 9 a.m. Tickets are per person ages 5 and up, and include meals and accommodations. SAN DIEGO (KGTV) - Starting this fall, the Pacific College of Oriental Medicine is offering the first-ever certificate program specializing in medical marijuana.The three-semester class promises to teach health care professionals the basics of medical cannabis, so they can begin to use it in their practice."We thought it was important for health care professionals to have objective information about medical marijuana," says school President Jack Miller.Miller says part of the program's purpose is to help dispel some of the myths surrounding medical marijuana."There's a lot of misinformation," Miller says. "If CBD worked for everything that people said it worked for, we wouldn't need another medicine. It seems like the claims are that it will help everything. But really a lot more research needs to be done."Across town, that research is happening. UC San Diego's Center for Medical Cannabis Research has been studying the benefits of the drug since 2000."It's clear from our research and other people's work that there are some medicinal properties to compounds within marijuana," says CMCR Director Dr. Igor Grant.But, Grant cautions that it still may be too soon to have a degree program focused on medical marijuana."There are some things we know, but a lot of things we don't," he says. SAN DIEGO (KGTV) — San Diego's shifting real-estate market could mean new opportunities for entry-level home buyers.A new study from realestate.com says the rate of appreciation for homes at the lower third of the price range are appreciating at 2.2 percent annually. That's a large drop off from the 10.4 percent price growth those homes saw from 2017 to 2018. “Those homes, priced in the bottom third of the market, have been appreciating the fastest and have seen the least inventory in recent years and price cuts are becoming more common as the balance between buyers and sellers is trending toward evening out," said Skylar Olsen, director of economic research for Zillow Group, which owns realestate.com "That’s not a huge surprise, as annual home-value appreciation has been well above historic norms for some time, and was due to slow back toward normal.”The typical entry level home in San Diego County is now worth 4,500. That's still a hefty price for San Diego renters who are paying an average of about ,000 a month and struggling to save for a down payment. Still, down payment assistance programs are available through the County and San Diego Housing Commission. Additionally, potential buyers can qualify for an F.H.A. loan with as little as 3.5 percent down. And Veterans can buy homes with nothing down through a V.A. loan. Carlos Espinoza and his wife Esther are buying a two-bedroom condo in Rancho Penasquitos for 9,000, the full asking price. They put 12 percent down, which they accumulated by increasing contributions to Carlos's 401(K), then borrowing from that fund. "Save as much as you can, even though sometimes you may feel like it's not enough," Carlos said. "The American Dream is alive again."Rich Kushner, a realtor with Burke Real Estate Consultants, said the most important thing an entry level buyer can do is get pre-approved for a loan. That will cause a seller to take an offer more seriously."Everything's negotiable when you write a contract, but you're going to have a stronger offer if you have a pre-approval letter," Kushner said. Realestate.com says inventory of entry level homes is up 21 percent annually in San Diego. Still, challenges remain.
