SAN DIEGO (KGTV) – Several Latina community leaders, including some elected officials, met virtually Tuesday to show how much the COVID-19 pandemic has changed the way of life for San Diego County’s Latina population.Among panelists was National City Mayor Alejandra Sotelo-Solis, who said the coronavirus has hit her city in many ways. Solis pointed out that many that are affected are working class families, where the average income is about ,000 for a family of four.“Which means there may be both parents working one or two jobs. And when it comes to childcare or access to WIFI that’s working, to make sure they have access to health care; it’s imperative as leaders and as Latinas that we bridge those resources to those in most need,” said Sotelo-Solis.Sotelo-Solis also highlighted the importance of having discussions about the COVID-19 vaccine. Leaders within the Chicano Federation say even though Latinos make up the most positive COVID-19 cases locally, the level of confidence in a new vaccine is still low. They point to a number of factors, such as lack of access, not enough information or lack of trust, as contributing to that mindset.Sotelo-Solis volunteered to participate in one of the vaccine studies, and she said there is a call to action to get involved in this coronavirus fight.“Just as it took us months to get used to feel comfortable about wearing facial coverings and masks, it’s going to take conversations to discuss what you’re going to put in your body. But, doing it in ways so people understand and not create more fear or confusion because that’s not what this is for,” the mayor said.A key part in what she believes is needed to make sure the gaps that have been created by this pandemic are closed.Assemblywoman Lorena Gonzalez, and the mayors of Chula Vista and Oceanside were also participants in the Tuesday panel.According to Latina-focused nonprofit MANA de San Diego, the burden on Latino households comes as households already had lower pre-pandemic wages, less access to health care and job-related benefits. Latinas in particular have faced increased job losses and threats of economic insecurity, they said.Chula Vista Mayor Mary Salas, a member of SANDAG's Board of Directors, shared that while Latinas comprise around 17% of the county's population, around 60% of that population is working in the three industries most impacted by job loss during the pandemic -- tourism, retail and education. Latinas account for 14% of total county employment, but 20% of employment in those sectors.Data from SANDAG paints a bleak picture in regard to Latinas during the pandemic. When compared to the white population, Hispanic populations are almost three times as likely to live in areas that have been highly impacted by COVID-19 and unemployment. Additionally, Hispanic residents account for a significant portion of essential workers, and many became unemployed due to temporary business closures as a result of COVID-19.A total of 70% of Hispanic households are in ZIP codes with above average unemployment, 49% in ZIP codes with above average COVID-19 cases and 42% of Hispanic households are in ZIP codes with both above average.More than 100,000 San Diegans have tested positive for the virus, and 57% of those have been Hispanic or Latino."As the pandemic grows in severity and stay-at-home orders are strengthened, it is the county's Latina population that will continue to face a disproportionate amount of risk and negative impacts," a statement from MANA de San Diego said.A Harvard, NPR and Robert Wood Johnson Foundation study also found 46% of Latino households have used up "most or all" of their savings during the pandemic, with an additional 15% reporting they had no savings before COVID- 19 hit the United States.The same study found 66% of Latino households with children report serious problems caring for their children, including 36% who report serious problems keeping their children's education going."MANA de San Diego will continue to do our part in creating upward social mobility for Latinas," said Inez Gonzalez Perezchia, MANA de San Diego's executive director. "We will work with our elected officials joining us today and we welcome allies to join us as well. SAN DIEGO (KGTV) — San Diego Sheriff's Department says deputies arrested a wanted man on Sunday who was openly carrying a loaded rifle in the East County.Lakeside deputies were called after witnesses reported a man walking around with a loaded M4 rifle around his chest, according to the department. Deputies responded and took the man and his weapon into custody. SDSO said the man was a wanted parolee and that he had a felony warrant stemming from a case involving an assault with a deadly weapon.It is also illegal for a convicted felon to be in possession of a firearm in California, the department added.The parolee's identity was not released. 658
SAN DIEGO (KGTV) -- Some San Diego homeowners are making a little extra money and helping with the housing crisis by converting their home detached garages into so-called "granny flats."10News visited the 95-year-old North Park home of Mike Walsh, who is in the process of remodeling his garage. "It was a huge garage and we had a bunch of space in it, so we thought we'd try to convert it into something a little more useful," Walsh said.Walsh hired contractor Murray Lampert to come up with a design that would keep half the space as a two-car garage, while turning the rest into a 230-square-foot apartment. It includes a bathroom with shower, as well as a kitchenette.Murray Lampert CEO Gregg Cantor said many San Diego County cities are making it much easier to convert homes into granny flats, officially known as "accessory dwelling units" or ADU's. The City of San Diego has eliminated some fees to encourage homeowners, while also eliminating some regulations that used to block ADU creation.A city spokesperson told 10News there has already been a significant uptick in ADU applications in 2019. He estimates about 20% of those are garage conversions."They're not always directly for rental," Cantor said. "But I think the upside of it all is creating more rental space in San Diego County because there's a shortage and housing is very expensive."Cantor warns that is important to follow all building codes and to get the proper permits before starting the project, rather than hire a contractor willing to do the work under the table. "There is a process to do it to code that does cost a little more than just hiring a Chuck in a truck to build it and not get permits, but the payoff is way better," Cantor added. 1734
SAN DIEGO (KGTV) — San Diego's shifting real-estate market could mean new opportunities for entry-level home buyers.A new study from realestate.com says the rate of appreciation for homes at the lower third of the price range are appreciating at 2.2 percent annually. That's a large drop off from the 10.4 percent price growth those homes saw from 2017 to 2018. “Those homes, priced in the bottom third of the market, have been appreciating the fastest and have seen the least inventory in recent years and price cuts are becoming more common as the balance between buyers and sellers is trending toward evening out," said Skylar Olsen, director of economic research for Zillow Group, which owns realestate.com "That’s not a huge surprise, as annual home-value appreciation has been well above historic norms for some time, and was due to slow back toward normal.”The typical entry level home in San Diego County is now worth 4,500. That's still a hefty price for San Diego renters who are paying an average of about ,000 a month and struggling to save for a down payment. Still, down payment assistance programs are available through the County and San Diego Housing Commission. Additionally, potential buyers can qualify for an F.H.A. loan with as little as 3.5 percent down. And Veterans can buy homes with nothing down through a V.A. loan. Carlos Espinoza and his wife Esther are buying a two-bedroom condo in Rancho Penasquitos for 9,000, the full asking price. They put 12 percent down, which they accumulated by increasing contributions to Carlos's 401(K), then borrowing from that fund. "Save as much as you can, even though sometimes you may feel like it's not enough," Carlos said. "The American Dream is alive again."Rich Kushner, a realtor with Burke Real Estate Consultants, said the most important thing an entry level buyer can do is get pre-approved for a loan. That will cause a seller to take an offer more seriously."Everything's negotiable when you write a contract, but you're going to have a stronger offer if you have a pre-approval letter," Kushner said. Realestate.com says inventory of entry level homes is up 21 percent annually in San Diego. Still, challenges remain.
