It’s an acknowledgment that the road to homeownership has potholes. The journey can be bumpy, but the destination is worth it. When you know at the outset that you’re in for emotional highs and lows, it’s easier to shrug off those lows and keep on truckin’.Here’s why 2021 will be a rough year for first-time home buyers — and how to manage your emotions during the process.Why buying a home in 2021 will be toughThere aren’t enough homes for sale to meet demand. At the end of October, the most recent month with available data, 1.42 million existing homes were available for resale. At that month’s sales pace, it would take just 2.5 months to sell every home on the market — an all-time low, according to the National Association of Realtors. The supply of new homes for sale was enough for 3.3 months, tied with the previous month for a record low.Supply is low because buyers are pouncing whenever homes become available. Most existing homes sold in October — 7 in 10 — were on the market less than a month, according to the NAR.With a slender stock of homes selling fast, buyers have little power. “The control is in the seller’s hands because of supply and demand,” says Terri Robinson, a Realtor with Re/Max Select Properties in Ashburn, Virginia.Set realistic expectationsExpect months to elapse between the first step of checking your credit reports to the final step of closing on the home. “The first thing that I hope people understand is it’s not an overnight process,” says Marc J. Jenkins, a real estate agent with Prime Property Partners in Atlanta.Jenkins tells first-timer clients that it typically takes five to eight months to buy a home. Understanding that homebuying timeline “prepares them mentally, emotionally and financially to see this process through.” Would-be buyers are prone to burnout if they expect the process to take a month, he says.Everyone wants a bargain, but buyers need to recalibrate the meaning of that word so it applies to today’s competitive environment. “A bargain, if I were to redefine that, is the home that you want for the price that you’re willing to pay,” Robinson says.Know where you’ll compromiseMore than three-quarters of home buyers in their 20s and 30s made compromises, according to NAR’s 2020 Home Buyers and Sellers Generational Trends Report. The most common compromises had to do with the condition or price of the home.So before you start seriously looking at homes, decide what you need and what you won’t budge on. You may have a maximum price and commute time, a minimum size or other requirements. Those are your deal breakers. Write them down. Resist the temptation to compromise on deal breakers, even when you feel discouraged. For all else, keep an open mind.Make decisions fastIn today’s market, many homes are on the market for less than a month, so it’s important to make an offer quickly once you find one you like. Let your list of deal breakers be your guide. If a home meets your criteria, including an acceptable price, it may be worth making an offer. Again, quickly, because many sellers field multiple offers within a day or two of listing the home and planting a “for sale” sign in the yard.“Even as a first-time home buyer, they may have to make a quick decision whether or not to buy a home,” Robinson says. To have the offer taken seriously, have a preapproval letter from a lender and make a competitive offer, she adds.Don’t take rejection personallyWhen first-time buyers make offers, “they’re going to get rejected many times,” says Laura Moreno, host of the “First Time Home Buyer Podcast” and founder of a tech startup called HomeFlow that offers an all-in-one homebuying platform.As rejected offers pile up, they take it personally or feel worthless, Moreno says. “What I tell them is just breathe. It’s not a judgment against you.”You might get lucky and have your first offer accepted. But don’t count on it. Realize that for the seller, this is a business decision.Wait before you celebrateYour offer was accepted? Great! Just remember that the home inspection and lender’s appraisal are coming next, and either of them can knock the deal awry. The more excited you get about the seller giving your offer a thumbs-up, the more disappointed you’ll be if you have to give the deal a thumbs-down after the inspection or appraisal.Think about the seller’s needsYou’re focused on your own needs and problems. That’s understandable, but there’s a benefit to thinking about the seller’s needs, too.Jenkins advises making the offer attractive to the seller. That might mean keeping the inspection period short: maybe just three to five days, so the seller can put the home back on the market promptly if you’re dissatisfied with the inspection and decide to move on.Having a preapproval letter from a reputable mortgage lender, paying all of your own closing costs and paying some or all of your agent’s commission are other ways to meet the seller’s needs.Have a backup plan: Don’t buy yetAs fervently as you want to buy a house in 2021, your best option might be to wait until fortune favors you. The CDC said on Thursday that an estimated 27,000 people were sickened, and eight died, from swimming-related diseases from 2000 to 2014 in hotel pools and hot tubs. According to CDC figures, 1 out of 3 swimming-related disease outbreaks originated from hotels. The CDC says that Cryptosporidium (also known as “Crypto”), Pseudomonas, and Legionella caused most of the outbreaks in swimming venues. Of the 27,000 people sickened, the majority had Crypto, which is a parasite tough enough to survive even in properly maintained pools.“Swallowing just a mouthful of water with Crypto in it can make otherwise healthy kids and adults sick for weeks with watery diarrhea, stomach cramps, nausea, and vomiting,” said Michele Hlavsa, R.N., M.P.H., chief of CDC’s Healthy Swimming Program. “Chlorine cannot kill Crypto quickly. We need to keep it out of the water in the first place. Don’t go into the water, and don’t let your kids go into the water, if sick with diarrhea.”The CDC said if a pool, hot tub, or water playground is not cleaned properly, bacteria can grow and form a slime called biofilm on wet surfaces. Legionella and Pseudomonas can live in this biofilm. The CDC has offered the following tips to prevent getting sick while swimming:  1401

PINELLAS PARK, Fla. — Pinellas Park Detectives have arrested a maintenance worker for video voyeurism after they say he placed video recording devices above the ceiling tiles inside women's restrooms.John Gibbs, 49, of Largo, was arrested on Thursday evening and charged with 14 counts of Video Voyeurism.Detectives say the investigation began on March 2 when Pinellas Park Police were called to an office building located at 12360 66th Street North to investigate a suspicious incident in one of the women's restrooms inside the building.  During the initial investigation, officers located two separate video recording devices above the ceiling tiles inside two different women's restrooms.  After conducting a search of the recording devices, detectives observed video images of multiple women and two men who had been recorded using the restroom.During the investigation, detectives were able to identify Gibbs from images captured on the recording device, as being a maintenance worker for the office building.  Over the last several days, detectives worked to identify victims on the videos.  So far, 14 different victims have been identified. However, several more victims remain unidentified, according to police.Detectives have notified the office building management of their findings. Police say that the office building management has since notified the 60 different small businesses inside the building where the common restrooms are located.Police say that they believe Gibbs had been recording such videos since the beginning of February 2018, before being discovered. The investigation is ongoing as detectives continue to identify other victims. OTAY MESA, Calif. (KGTV) - A 7-Eleven employee waiting for his shift to start jumped into action Wednesday when three employees of a Church’s Chicken were shot in south San Diego County. David Walker, who had been inside the Otay Mesa West restaurant just an hour earlier, was sitting in his car when he heard the gunfire that killed a woman and injured two men. “It sounded like firecrackers and that’s what I thought it was at first, at first two, then it kept going,” Walker said. “It went two, pow pow! And it stopped, then it went again. That’s when I realized something was wrong.” The scene became chaotic as people in the drive-thru sped away from the area while others started shouting and running back inside. RELATED: One dead, two more shot at Church’s Chicken in Otay Mesa WestWalker saw the shooter leave the Church’s Chicken. “He was just booking it; he was out that door as fast as he could get out it.” Walker then focused on a disturbing sight: one of the male employees fell out of the back door, bleeding. “So my concentration went to him and I took my belt off, wrapped it around his arm. He had another hole in him, I tried to plug that until police got here.” While he was giving medical aid, Walker talked with the man, who he described as a South Bay resident in his 50s with three children. “Just telling him - calm his breathing, talk to me about his family, tell me about his kids just to calm his breathing down; he was going to black out a couple times.” Walker believes the man was shot twice, in the arm and armpit. He was able to use skills he learned from his sister and ex-partner, both nurses. “He was bleeding so bad, I just had to do what I had to do.” The victim was able to tell Walker the shooter was a man he had seen around the neighborhood. “I’m from this neighborhood; I’m not really surprised that something like this happened. I’ve only worked here for two and a half months but I’ve been here my whole life,” Walker said. San Diego Police said the man was in stable condition about two hours after the shooting. “If he lived, you know I’m happy. I did what I could do to help somebody,” Walker said. 2155

  

PALA MESA, Calif. (KGTV) -- A Temecula woman who stopped to help victims of a deadly bus crash in Pala Mesa on the I-15 freeway is hoping to connect with the family of the woman she comforted until she passed. Jacqueline Hernandez says she never thought twice about stopping to help the victims of the bus crash. She says it was pouring rain, but when she noticed what happened, she pulled over to ask how she could help. Hernandez says she joined other Good Samaritans that had pulled over to help. She says, she arrived just moments after the crash. The charter bus traveling from El Monte to Tijuana on the southbound 15 when it crashed. Three women were killed, 18 people were sent to local hospitals. Hernandez tells 10News she noticed a woman ejected from the bus and says two men started alternating CPR. She says she tried to keep the woman alert, speaking to her in Spanish and holding her face. Eventually paramedics told Hernandez the woman no longer had a pulse. While Hernandez tried to help the woman, her two children passed out blankets to the other victims that were injured.Hernandez wants the woman's family to know their loved one was not alone in her final moments. The California Highway Patrol is now helping Hernandez arrange a meeting with the woman's family. Hernandez is hoping to help them financially with funeral costs. The three victims were identified as ,23-year-old Cinthya Karely Rodriguez Banda, Maria De La Luz Diaz, 67 of Riverside, and Julia Perez Cornejo, 73. 1508
